    In last 10 years, i invested 75 lac in 3 properties, i earned rentals of 50 lac and the properties now worth 120 lac ... meaning i made 170 lac from 75 lac ... but if i had invested in USD ... i might have 260 lac today ... and if i had invested in Gold ... i might have 390 lac today ... so property is a waste of money in Pakistan ...

      That’s why military leased the country to their known trusted criminal partners in politics. As long as criminals remain in power Pakistan has no chance, don’t listen to real estate experts they always gonna be positive because they have stakes in the business.

      If you’d invested in equities, you’d have made dividends of over 100 lacs + the value of the equities today would be roughly 300 lacs - if invested in good blue chip stocks.

    Clearly this man is mainly experienced in "files" wala kaam only rather than actual off-plan projects. Failure and decline of real-estate in pakistan or any other place is directly linked to foreign exchange variations and alternative markets (in our case Dubai and Saudi).

    UAE is known for its well planned infrastructure, they have invested as per their plan, unfortunately we don't have even urban planning in city of lights even, so please stop! selling this that we could have a real estate based economy, Yes! that is true we have a lot of potential in this sector, this sector can be contribute well in economy of Pakistan.     Pakistan real estate market is not worth the investment. No electricity, gas or clean water. So you are constantly investing in tankers, gas cylinders and generators. It’s like the costs are never ending. Unless you plan on living in a particular location for the rest of your life (most ppl are not since they are looking to move abroad) it is simply not worth it.

    Bhai mein ne Islamabad CDA ki jo cheez dekhi hai 2021 mein jo jo ghar 6 to 7cr ka tha woh last year 2023 mein 18cr k kareeb demand kr rahe bain aur ab wohi same ghar 16cr pr aa gaya hai aese hi bhut si examples hain 16 marla E-11/2 mein ek ghar 5.5cr ka tha 2021 mein 2023 mein wohi ghar gradually apni demand increase krte krte 10.5cr tak gaya hai aur aaj bi wohi ghar sale nhi howa aur demand uski 9.25cr hai
    Actually mere hisaab se property ki itni worth honi nhi chaiye yeh ek hawaa barhi hui hai bubble yeh phatna to tha to yeh phatega inshallah

    Property prices are not declining. They are stabilizing to their actual value. Still most people of Pakistan cannot afford real state. So property prices must further fall so that more people can afford.

    If Investors were pumping the markets then how will the end user ever save money to ever buy cuz the investors want the prices to keep on climbing. The market moves around the earning to purchase parity of the end user the real estate has a lot more room to fall further before it reaches the purchase parity of the end user don’t get fooled this guy is looking out for the investors and not the actual future inhabitants of the property across the board the current user of the houses are getting old and in the next 5 years lots of old people will die there is a wave of constructed houses coming into the market. Get ready for a further 50% drop inshallah

    I find the view to be skewed and flawed and not at all reflective of ground realities. The mindset on display showcases how different definitions and views are from the rest of the world. Speculation is confused with investment, dollar indexed returns for overseas Pakistanis conveniently forgotten and the black money factor missed along with comparison of global tax regimes. The views are simply not consistent nor compatible with the realities of many overseas Pakistanis...the crowd that actually is the main engine/source of injection of wealth and funds into various markets

    Alhamdulillah I hope and pray that the real estate sector should go down more so that the real inhabitants or end users should buy those homes as currently the prices are so much high that if a person starts to save 50,000 per month to pay off the down payment of 2,500,000/- it will take 50 MONTHS WORTH OF SAVING FOR THAT PERSON and after 04 years the price increases more and more so it’s a cat and mouse game for an ordinary person, the Govt should restrict this sector and should encourage big investors to invest in industries and production sector which will not only create jobs but will decrease inflation and will help Pakistan to export more as well because empty plots are worth nothing warna qabristan bhi mehengay hotay further, the guest is only interested in making his investors more rich and giving false info he is just a marketing guy who only cares about his DALALI commission in addition the trade in real sector is also against teachings of ISLAM as our deen teaches us to not horde money but keep it in circulation.

    Incredibly uninformed guest that has nothing of substance to add to this conversation. He is only concerned with speculative investment where 'investors' use this market as a means of gambling their money for quick returns .
    Projects in Pakistan are quick get rich schemes that prop up empty buildings that are ultimately not used by anyone since there is only a limited number of super rich people who already have multiple homes.
    The real questions are why there is zero housing development for poor and middle class Pakistanis? Why is there no mortgage market in Pakistan? Why are our cities growing horizontally and not vertically? Why are there private housing societies in Pakistan? Why is there no taxation or penalties for holding files or constructing empty buildings? Why are there so many people that live on the street in Pakistan? This person does not know and is not interested in these questions either.
