    I want to do this strategy so bad. But every time I start posting rentals and apartments on Facebook Marketplace, I get shut down. It’s happened to me 3 times already. What can I do differently this next time around?

    Andy, how many leads actually end up doing a transaction with you? Out of 200 leads, how many actually rent an apartment from you? Do you have any metrics that you could share? Thank you

      I used to keep track of this data and I have it written down somewhere, but off the top of my head about 10% of the leads should convert into actually working with you and then about 10% of those clients should convert into actually closing with you. That's just a rough estimate

    Andy, my market averages only $200-$300 per rental in North East Florida. From what I've seen, it's like that in a lot of places. How would you recommend creating the same level of success in markets where rental commission is 5-10x less?

      I agree with this statement. They do not want to pay realistic commissions in my area as well. 2-300 if your lucky

      Andy, what area are you in? Here in the Phoenix, Az area you get paid little to nothing. 🤦🏽‍♀️

      You charge a $300 transaction fee to the tenant. This way you make about $600 per deal. They only take a couple hours so it's still good money. You won't make as much as South FL but you will get tons of referrals and also convert your renters into buyers.

      South FL. Are you sure though? Last I checked you guys get half months rent commission? Also did you check apartment complexes?

      Try the $300 transaction fee! $600 is better then nothing and you build a huge database and get friends and family referrals that turn into buyers

    Andy, when I post a rental listing on Facebook marketplace, I don't get 50-100 leads, I get maybe 1 to 3. Why is that? My photos are good and pricing is competitive.

      It's just your local MLS. You have to be a realtor to have access to this

      Then sign up for a real estate class and get your license! It's actually extremely easy. I'll probably make a video on it. Getting your license is a joke... anyone can do it
