    I've been trying this and I haven't been able to get one lease closed despite a lot of work. It's for one reason or another. In my state the renter pays the commission but there are literally thousands of MLS rental listings that get rented every year so that doesn't seem to deter a lot of renters. The people I worked with either ended up finding something that wasn't on the MLS, or the lease fell apart at the signing, or their application got rejected or they didn't like the apartment or the apartment was already taken or the listing agent wasn't responsive etc. etc. I 've been thinking about doing your Rentspree idea of having them fill that out first and just submitting the application without even seeing the apartment first which might make it more efficient. I feel really discouraged. I would be happy to work my tail off if I got paid for my efforts but I've been working my tail off with nothing to show for it.

      It took me years of really getting good at this, but you should be closing at least a couple deals a month. Unless you're doing something drastically wrong. I'm guessing you're probably in Massachusetts? I did create an entire program specifically for this. Definitely check it out.       It's actually not bad, it's nothing like my BMW M3 though. There's a big difference between bmw and tesla because I hear a lot of rattling and it makes a lot of noises. Also some of the panels have gaps in them but not super noticeable. All in all I feel like Teslas are better for speed and low maintenance and cheaper to drive. Not the best quality but good enough

      Yeah, I heard that you don't get much in Vegas unfortunately. But I charge a $300 transaction fee so that would still be $600 which is not bad if you're making absolutely nothing

      It's only like $35 so if you know what to say to them and are confident then 90% of people will do the rentspree. It just makes more sense then seeing a place first

    I think we are literally competing with each other. Our numbers are similar and Im closing all over Palm Beach and Boca.       99% of agents won't listen and get blinded by the big $$ amount of a sale. They think why do 5 rentals when I can do 1 sale. Trust me it'll take 20 years of posting 100 videos a day until us rental agents have any actual competition like buyer and seller agents do now.

Ideos as well and weeding out property managers whom don’t take it. IE Innovation homes, Progress residential. Let’s atleast go hard on that and secure are system and income for years to come here.

I only spend a couple hours a day for my own deals and I'm still able to do about 10 a month (I just started again 5 months ago). And the agent should be doing 20 deals a month if they're in our area if they know what they're doing

      I actually charge a $300 transaction fee to every tenant I work with. I do get half a month's rent commission though so it's a little bit different. For you. Something is better than nothing though, so if you're making absolutely nothing making 800 bucks would still be better than making zero

      @@AndyColeman Yes, Bowers & Wilkins Diamond Audio Package available to 5 series and up. So you can get it in the M5, M8, X5m etc. Really unbelievable that it is not available for the M3 variant. It really may stop me from buying the car. Bavsound and Alpha One make replacement speakers, but I have no idea how they sound.

    I had a 2010 BMW with a V8 naturally aspirated with a dual clutch 7spd transmission. Verdict = Afuckingmazing!! No stupid turbos to speak of, took corners very well and the sound was just music to my ears as well as the passengers. The car was not fast and that's the only thing. I am used to drag racing cars that are super quick. Well, fast forward I was going to buy a 2022 BMW M3 CS with the M Driver's Package which is much better than the old BMW I had but it had me thinking about the turbos and it not sounding as nice as my old BMW M3. But check this out, I called the salesman at BMW of San Diego and I had all the money ( no checks ) just cash as I was inspired by Dana White from watching him play Blackjack and I went to the High Limit Room at a Casino and reserved the table and played one on one. I turned that $5,000 into $50,000 and came home with $55,000. Went back 3 more times and in 5 days so almost a week, I made $111,000 and had all cash when I was going to go to the dealership in San Diego. I called this guy Jason Bolelo and he blew me off and this was going to be my 6th BMW and he pissed me off and didn't call me back and I bought the 1st one from him and he picked up the phone when I called and said, "Hey listen I got 3 people in front of me right now, Can I call you back?" I waited 3 days and I filed a complaint with the General Manager because I really was ready to buy the car but he acted like a dick towards me and when he said he has 3 people in front of him that means he is lying. I know him pretty good and if he had 3 people in front of him he would be paying attention and letting any calls including mine go to voicemail plus he has caller ID so I knew he had a chip on his shoulders and of course he didn't know that I make more money than him in a week then he does in a year. So here comes the good part. I have been hearing about Elon Musk and I watched videos about him and what all these incredible ideas about everything he thought about and made it come into reality. I never bought a car online and paid for it and went to a location and they don't have car keys and the entire process made me realize how f'ing genius this guy is. BTW I love BMW"s so much that not only did I buy them but I had so much joy when I drove them, I decided to sell them as well. Anyway, I bought a much, much slower car than this Plaid which at the time was like $40,000 to $50,000 more back when people were still wearing masks like crazy and cars were hot and prices were insane. I bought my first Tesla after watching some videos on it and though my car is super slow in comparison it beats about 90 to 95% of the cars out there. I bought a Model 3 Performance and it goes 0 to 60 in about 3 seconds compared to the 2 seconds this Plaid can do. My top speed is 163 and I believe this one is 200mph if you have the track pack but I am not sure. I raced a motorcycle and an Audi A6 or RS6 I am not sure but these guys were on my ass like white on rice. I hit 153mph and I was so scared because the Motorcycle guy disappeared into thin air. I was like oh he fell of his bike and at those insane speeds he would not make it. But I looked and he was passing a Semi Truck and my full attention ( well 99% of it ) was watching the road in front of me as other cars were coming up really fast since people in California only go about 80 to 90mph. My point of all this is I would love to own a Model S Plaid Track Pack and get it like mine, RED with WHITE interior. It looks so good. White on white is so g*y ( sorry, not sorry ). In 2025 I am going to get the Model 3 Plaid that comes with Dual Motors just like now but they will be Plaid motors and output and the car doesn't obviously weigh as much as the Model S and it will be going to 60mph at 2.2 seconds supposedly and there is a package that you can get that will top the car out at either 200mph or 205mph. If Elon doesn't get it in 2025 I will have to wait and then I am sure soon as I buy it in 2025 or 2026 he will turn around and say hey guys it's finally here the Tesla Roadster. It's only $250,000 for the base model and $300,000 or so for the one with the rocket on it which Joe Rogan and Jay Leno already have first dibs sort of speak because of the close relationship they have with Elon and both have millions of dollars laying around like I have pennies. Okay I have said more than enough and this is like a damn book. I apologize for those who will say things like OMG Bro you wrote a long ass book or I don't have time to read all that. I completely understand. I take this medication for my lower back pain and it really makes me so hyper and energetic and that is the main reason why I talk or type so much so again to all of you including the person who made this video, I sincerely apologize, please don't hate too much.     BIG difference between 2006 and now. First off 2006 offered no income no asset 100% financing. Now you must qualify full doc with a DTI limit. Second there have been zero down programs over the past 16 years like VA, USDA and plenty of DPA programs offered by a plethora of lenders. Just think, VA offers zero down and add a 2.3 funding fee on top of that putting the veteran under water from the get go. You not talking about that though? 2006 also had appraisers bought and paid for. Not like that now. Let's not look past the prices of homes being to high for most zero down programs to work anyways.

      That's why they haven't cut interest rates yet this year even though they said they would already. It would screw up the housing market beyond repair. Not even sure we can recover as it is unless they keep rates high for the next 2 years

    It is the mortgaged backed securities that caused the the actual crash. These securities incentivized the banks to give bad loans because they knew they wouldn't be responsible for the loan anyways, would be packaged into a CDO and sold to someone else. The banks weren't holding bag so why should they care who they approved. Without the CDO's and mortgage backed securities this isn't a thing that can tank the economy

    I've saved $120K to buy a house but can't afford anything. It's scary this is going on but out of touch to assume the issue is the downpayment and not overall costs like taxes, repair, and monthly payment. It's actually easier to save, I could choose when I was going on the ramen diet, decide when I was going to alter my 401k contribution, take mild risks investing the money sometimes, etc. Can't apply that logic to monthly payments.

      Believe it or not it's still happening. It's rare and usually you can get a discount on a house now but if the listing agent is smart they underprice the house by a lot and then you end up getting a bidding war

      Agreed. I am sick of the "no inventory" narrative. I've been watching building for years and can confirm there is zero correlation between building more and prices going down:-). Sellers will ALWAYS try to price the house at the same price as the maximum sale price in the vicinity. Also sick of "prices can't drop because no inventory" narrative. OK but there was no real shortage here; I am from NY and the population had been the same but prices skyrocketed. And loads of huge homes with 1-3 people living in them. That's not a shortage of housing

      I'm just speaking for South FL but we have about 50% of the inventory we did before the pandemic. I believe that's a big reason why the prices are still so high... but coming down by the month thankfully
