Brilliant update. That’s an amazing amount of work you’ve done. Superb work.
Cheers! Getting there!
Having fun watching this project, thanks!
People ask: "Why didn't you do ...." -- Money and Time, people! It's almost always money and time.
Cheers - exactly! You can get carried away on the details if you're not careful. 👍
@@GosforthHandyman certainly so when you’re watching on you tube and it’s neither your money nor time…armchair DIYers…
Patience is really a virtue in these specific circumstances ....but well done.
Cheers!
"Not moving any time soon" are you sure? 😂😂😂
Great update and work Andy
Ha ha stop it! 🤣
Loving the work and the updates mate. Glad to hear the planning permission came through. Given the surrounding extensions it was probably a dead cert, but I always find having someone else's finger on the trigger for those decisions makes me anxious til I've got it in writing!
Cheers! Still waiting for party wall stuff mind. 🙄👍
Nice to see you happy
Great video and works..
Those old junc boxes should be changed to maintenance free junc boxes (WAYGO or similar) before you board over.
Definitely. As they are in an inaccessible location, they should be maintenance free.
This is such a sick project. Amazing work
I am really enjoying your videos. Your explanations are great. tksss
Great update and love watching your vids. Can't wait for the next ones.
Cheers Andy!
Love this series. Thanks for the update.
Cheers and no worries!
Enjoyed your update, for sure! You're amazing.
Thanks bud! 👍
Great news on the planning 👍
Cheers! Yes, took forever!
Brilliant video as always, Andy!!!
Cheers John!
Great work Andy. 👍
Cheers Rod!
Looking very nice .. cannot wait till next one .. 🤞😁😁
So interesting Andy. Thanks for sharing. Keep up the good work 🌞
No worries - cheers Ray!
Great progress! You are very talented indeed! Thanks for sharing 😃
Cheers! Can't take the credit for all of it but lots of project management. 👍😁
You've done more in 6 months than I've done in 8 years in our place.
Great video. Thank you. Well done.
Cheers!
Looking really good, all your hard work is starting to pay off.looking forward to the next installment.Thank you
Cheers! Not long for the next vid!
Great job! Not commenting on shoulda or could have, I’ve made choices based on time and budget. Some I’m okay with, some regret. I like learning what people do in other parts of the world. I’m in Oregon, US. Guess we all have supply chain issues. Two projects our home needs are being put off until next year. That will actually give me more time to pay attention to some details. I forgot what you said KW of boiler is, but sounds expensive. Our main heat source is gas forced air, and gas for hot water. Quite reasonable on price. Thru Covid winter, heated garage with 2Kw electric, Small shop with 3kw electric, and had record bills. One month, $260, and that’s at 12 cent/kWh. It would cost too much to get gas to those areas, so planning on DIY heat pump install. The efficiency is far greater than the resistance heating currently in use. Best wishes on your project. Think great.
Oh, also wish we had higher voltage. Our 120v/240v system requires a lot of copper to carry the current. My opinion, less safe for connections carrying high current.
Looking good
Cheers!
Great job so far 👍🏻 Good luck with the extension and all the other jobs 🙏🏻
Thank you - nice stage in the project!
Amazing progress Andy and its looking very good. cant wait to see the completion vlog buddy, Its going to be a super warm 1920s home and you will reap the benefits back over time. Take care buddy and you and yours stay safe.
Cheers Neil! Slightly more up-to-date view on things coming very soon on the Member Zone. Editing today. 👍
Well done, Andy. You’ve achieved an amazing amount in such a short space of time. Never doubted your ability for a moment, but it seemed so overwhelming at the beginning. Good on you!
Cheers! There's been lots of overwhelming moments but sometimes you just need to take a step back and take a breath. 👍😁
I'm loving the transformation and knowing I've followed the journey is even better! Knowing all the hidden repairs done along the way aswell 👍🏽
Cheers bud!
The house is really coming along! Thanks for the overview. Look forward to seeing the work still left to do. You said you’re finally turning the corner, but gosh it looks like you have tons of work to complete. Best of luck to you from California USA!
Cheers! Yeah, most of the remaining work is quite 'fun' though... if that's the right word. 🤣👍
Really enjoying the build. Take care of yourself.
Thank you! 👍
He reminds me of a northern wranglerstar so much
Really good to see someone planning for future repairs and prioritising (reasonably anyway) over aesthetics and "smart" control. I really dislike buried pipes and while pipes are ugly, and boxing isn't much better, you will thank yourself later on when you need to fix something and don't have to destroy an entire kitchen as we have had to do in the past to fix a leak.
wonderful job
Cheers Robert!
Wow ! As usual, some awesome work.
Cheers bud! 👍
Ahh, nothing like the smell of fresh plaster in the morning! You're on the home straight (pun intended!). Not a bath person, either! Who gets the time? I suppose they're good when you have little-un's as they love a good long splash about in the tub! I can still recall being bathed in the kitchen sink! Nowadays, I struggle to get in! 🤣
Anyway, super work! ✨
Cheers! Yeah, had our fair share of bath time with the kids but now they're older baths are out the window. 👍🤣
It's all coming together now, you work at quite a pace. The moving of the wall upstairs has given you a nice sized bathroom, nicely done.
Cheers! Yes, that move of the wall has made a huge difference! 👍
Giving me the fear how much work is involved! Well done on not going insane!
Cheers! Yes, a big project this one. 👍
What a thoroughly decent bloke.
Cheers David! 👍
Well done you
Cheers!
Very methodical work ethic. We'll done mate
Cheers bud!
I agree with you that you get to a point that you have to draw a line under things and crack on to get in. I'm firmly at that point. All looking great.
Defo, will drag on forever otherwise. All the best with yours!
You have done so well in amongst so many complications! Andy. Almost on the home run now though. Champion!
Cheers! Light at the end of the tunnel, finally! 😁
Doing a great job, I did my first house up and my old man kept asking if I was 'taking out' or 'putting in'. Was great to turn that corner and say putting in, things seemed to accelerate soon after that.
Cheers! Yes, turning that corner is a nice feeling! There was a LOT of taking out in this house. 🤣
Great video, as always. Regarding the fibre my suggestion is to have it central in the house then any wifi router will get a better chance of covering the whole house without extenders etc.
Keep em’ coming 😉
Cheers! Yes, totally agree on central location. 👍
Great work and thanks for sharing this with us take care
No worries and thank you!
@@GosforthHandyman No problem bud and you're welcome 👍🏻
this is coming along nicely, i'm looking forward to seeing when the extension gets started. although thats probably still a bit of time away. the "i'm so sorry☹️" on the plaster over the new window made me laugh tho🤣🤣🤣
Our plasterer had a giggle at that too. 😁
Well done , if time is available and I know that is a problem I would swop out those old junction boxes that are under the floor , for new maintenance free type connections . As a retired electrician I can vouch for the fact that the old type can become lose over time and produce problems that can be difficult to trace when everything is all covered up . I must admit in my day we didn’t put joint boxes under the floor anyway because if you do a full rewire it shouldn’t be necessary if done correctly. But I can see in your case it has had several things added over time . I think you have stated your dad was an electrician so please forgive me for preaching to the converted . Best wishes and kind regards as always. 😃👍👍😀
Cheers! No, those junction boxes were part of the last full re-wire (not additions). All checked and good. 👍
Very happy to see the house come together mate!
Cheers Ed! Getting there! 👍
Nice one 👍 looking forward to the next vid 👍👍
Not long! 👍👍
Great Vid Thanks
Cheers!
A heart felt well done. Good progress on what really is a major job. In most respects having a deadline concentrates the mind.

Hold on. "we don't like smart devices etc" and in the next breath "this is where the CAT 6 comes down, might need to put a switch in here" That will be for the home network then. LOL
Ha ha, no aversion to tech... it's just smart devices on the whole are s**t. 🤣👍
Like you said is a old house time is limited so the budget Like they saying keep it simple.
Cheers! Wise words. 👍
You know what mate, I tip my hat to you. I’m doing a house renovation as well at the minute as well as working 60hrs a week on top and it can be tiring on the body. Really respect what you do and have always followed your channel. Keep these videos coming as this is my chill out time lol. All the best
Doing a big renovation while holding down a full time job is very hard. Done that before and wouldn't want to do it again! Best of luck! 👍😁
@@GosforthHandyman never want to do it again but it’s taught me a fare bit. Best of luck to you as well
It’s coming on very nicely Andy and pleased to learn that your pp came through - councils work to their own entire satisfaction. Just a couple of points on the boiler/central heating - 1. I hope you specified weather compensation on the boiler. 2. If the house is heating up so quickly, I would question if the boiler is running on its best operating profile - over-firing will reduce the time the boiler is in condensing mode and thus cause increased thermal cycling and increased running costs.
Well done and thank you for sharing.😀👍
Cheers Norman! Yes, boiler all set up perfect. 👍😁
You've done a great job so far Andy. I hope one day you have the infinite time and money to do a full project because that would be very interesting to see.
Cheers! Like a self build? Would love to one day! 👍
@@GosforthHandyman yeah, this whole series you're doing just makes me think you'd be able to do an incredible self build project. One day mate.
With all the renovations you've had to do, I sincerely hope you got that house at a good price!
Ha, there's no such thing as a 'good price' for houses in the UK. 🤣
@@GosforthHandyman it’s gotten that way in the US as well, pretty much a sellers market, specially in the mid to low range housing with prices getting farther out of reach for new buyers
Saw coil of plumbing pipe and glanced to the left at my coil - relocating radiators. Then the plumbing for the bathroom - my brother had to knock a hole in the newly painted family room to access the pipes rather than knock out the new tiles to tighten the lot. It's fun seeing the progress and comparing to where I'm at even if it isn't quite as extensive as yours.
When are you planning to move in? That'll be when the fun really begins.
Move... no spoilers, but we're in! 👍
Amazing; great job, and you still look pretty good after all that restoration(no bags under the eyes, 1000yard stare kind of thing, lol)...cheers...rr Normandy, Fra.
Ha ha cheers! Yes, although I did start twitching a bit at one point. 🤣
I sooooo understand with the 'having to draw a line under things; otherwise you'll be working on the place forever'
I'm 2 years into my renovation and still a good while off finishing; but I'm glad I changed all the electrics and renovated my cellar (office) as a few months ago I moved from a 'house' renovation to a 'room' renovation. which makes living and working in the place a darn site easier!
I feel your pain.
I also did all the little things, moved the kitchen and toilet, renovated the bathroom, created an extra room, couple of new windows, all new electric, plumbing, etc. Took about 5 years besides my normal day job.
I built a garden office and moved a room's stuff into there and as each room gets finished it becomes the next dumping ground. Fun (not) living in a building site.
Cheers and best of luck with your project!
We put our patch panel under the bottom tread of the stairs, we have a door that opens up to to bottom tread.
Yup, ours has ended up at the bottom of the stairs too - in the corner (will be in a cupboard).
@@GosforthHandyman well I'll go to the foot of our stairs😉🤭🍻
I am really loving this renovation series! Do you reckon you’ll be able to do some videos of the additional drainage works and electrics at some point! One thing I’d do before putting the floor back is replace those lighting circuit junction boxes with maintenance free connections and enclosures because brass screw terminals in the previous 17th edition wiring regs should really be in an accessible location because over time the screws will loosen over time and potentially cause faults and arcing. I would suggest using maintenance free solutions such as Wagos, ideal insure etc with their own designated enclosures. If you dropped the feed to the switches however, there would be no need to have junctions under the floor because the cables would be looping in and out from one point to the next and you’d have your switched cable running straight to the lights :) superb series though it’s always enjoyable to watch these!
Cheers! Checked all the terminals in those junction boxes and everything is as tight as the day it was installed. Easy enough to get to. 👍😁
I remember when I cut out my first doorway in a brick wall the dust was really bad and of course I left all the doors open in the house was cleaning dust for weeks after words
Yeah, the dust without water suppression is biblical. 🤣
After this, you might get round to finally doing the workshop dust extraction 😂👍🏼
Lol, I still have all the kit for that in a bag somewhere! 🤣
You should look for a company called Stone Revival to come clean all the paint from the external bricks. They do great work and are a new company, they may do it for cheap if you post the video of them working ;)
Cheers! Not needed as that wall will become internal. 👍
Hi Andy loving the updates. What type of fibre did you use and where did you get it from ? Is it fully armoured ? Thanks
Just wondered why you had the new bathroom plastered when you should be tanking the wet portions e.g. around the shower area and perhaps at the back of the basin. Wouldn't it have been just as simple to use Hardie Backer Boards or my preference Elements Backer Board (which due to the construction helps prevent condensation on tiles too) and tile over the top?
Using elements board behind the shower along with shower seal.
3:21 - Regarding the fibre location, I'd be tempted to keep it in the utility room out of sight from your hallway. You have cat6 cable I assume serving the upstairs, you can easily add more wifi mesh stations up there (or anywhere really) in the future giving you excellent coverage. If you want a minimalist approach, hiding your modem/router is a nice start.
Wifi mesh - defo an option! I think we can also turn individual computers in to local hotspots. The wifi coverage for non-wired devices seems pretty good though. 👍
Top work. After having our extension and knock through completed last year... Seeing all the work you have done .. how is your other half coping lol
Ha cheers! She's fine. She's used to it. 👍😁
I would run cat6 to where your telephone line is going to enter the property.
Cat6 is everywhere. FTTP. 👍
Some folk might say for building regs, why in a family house is sound insulation needed to the bathroom. What it does do is future proof it to HMO / rent a room for any subsequent buyer or use.
True! Although I doubt this house would ever be a HMO.
@@GosforthHandyman also, I suspect 'future proofing' with YOUR time and money for some theoretical future owner isn't exactly a priority......?!
Exactly Andy. 👍
Nice update. I think I may have overtaken you on my drum studio build. Just installed an acoustic plasterboard, tecsound, acoustic plasterboard sandwich on one wall, the other three soon. Really not looking forward to doing the ceiling using the same method but on resilient bars.
Fantastic stuff! You'll be well ahead of me. Ages until I can continue on that. 👍😁
Lead times for windows and doors in shocking right now... I feel your pain
It's a total nightmare. Getting sick of hearing the rain through a boarded up window! 🤣
I was going to ask how you like those speedfit couplings, but it looks like you like them a lot. Those things are everywhere, even under the floor.
They're great. The ones on the central heating are from my plumber. He's old school copper for everything and even he's switched for most stuff! 👍
Replace those junction boxes with maintenance free ones Andy, can’t be burying screw type connectors where their not accessible.
Easy enough to get to all they're all tight and happy. 👍
Hey how have you found the Bosch thermostat? love the vids
Fantastic! 👍
When can I book you in to sort my house out??? 🤣 Great update
Ha, should be done here by 2031? 🤣
NOOICE!
👍👍
My Mrs would never agree to no bath in a house. She likes a good soak.
Hi Andy
I guess I need to get a real life but I enjoy every episode right down to the gritty details of some discoveries😄
After watch you sound proof the common wall between the homes I was wondering what it's made of. Is it brick and mortar? How thick are these walls typically? I'd think such a wall would deaden any sound from next door. Curious.
Cheers! Yes, brick and mortar for the party walls. Not entirely sure how thick! Probably double leaf. 👍
I'm a first time buyer buying a 1930/40s house a few miles east of you (Forest Hall) which needs loads doing to it. Watching your videos has inspired me but also scared me at the same time!!
Fantastic stuff! Best of luck! My plumber is in Forest Hall. 👍😁
@@GosforthHandyman Cheers! Survey has thrown up a few things I'd not known (garage roof needing replacing, no lintels above the windows, and rotten floor joists, to name a few).
Other jobs include; move boiler, rewire, knock through between toilet and bathroom, replace bathroom, knock through between kitchen and dining room, new kitchen, new windows, replace back door, replace garage door, decorate throughout.
It's daunting and exciting at the same time.
Sounds like a big project! Be prepared but enjoy the journey as much as the destination. 👍
@@GosforthHandyman I suspect it's going to be a love / hate relationship for the next 2 years! It's only me (no wife or kids) so can probably live with it being a building site for longer than most.
@@clarkeysam lets hope they didn't build a supporting wall on timber. That was a worring vid.
Did you do a vid on building the gate?
No but there's some pics on Instagram. 👍
I would have been tempted to at least replace those junction boxes with maintenance free wagobox or similar while the floorboards are up.
Not needed, all good. 👍
Looks amazing what shower unit are you fitting? I went for a Miami spas D06 all in thing not many reviews out there but it does the job very well and no faffing water proofing anything. GL with the rest
Great stuff! Grohe Grohtherm 800 bar mixer, just a normal tiled enclosure but using elements board etc. 👍
@@GosforthHandyman It sounds like you already have the shower fitting, but if you haven’t, I bought a Hansgrohe Crometta 160. This has an rain shower overhead fitting, this gives a fab shower experience.
Great work, done so much in a short space! Is that a combi or system boiler? I need to get one soon and wondering what your thoughts were or the best type for a biggish house as yours looks pretty big. I have a 3 bed but may go into the loft. Cheers!
It's a combi - have lived with both and much prefer a combi 👍
You can get a combi, if it doesn't suit you. You can then add a cylinder after. The only differnce between the two is a heat exchanger. Combis give you potable/wholesome hot water for cooking.
How do you do a pressure test on the plumbing. That would be a great video to make if you get chance
Oh, nothing fancy. Just mains water pressure and check for leaks. 👍
@@GosforthHandyman oh, I was thinking you had some special technique I didn’t know about. Good to know I do exactly the same way.
Professional plumbers use air. That way if there is a leak, then water isn't squirting out everywhere and you don't have to drain the system.
Disconnect at the source, cap off with a pressure gauge and fill with about 40 lbs of air pressure. If the gauge doesn't move after about 45 minutes, then you're good to go.
I'm with you on the smart stuff, won't even have Alexa in our house, reckon we're smart enough.
Yup, totally agree. Why anyone would let Amazon or Google constantly listen to everything you're saying is beyond me. 👍🤣
@@GosforthHandyman ooh! Careful, Gosforth A - that's beginning to sound dangerously close to a conspiracy theory.......!!!
Ha, well that's literally what the product does. 🤣👍
I remember watching a video of you doing the garden in a new build you bought. Out of interest are you selling that house or renting it when you move into this property? Also good job, project looks great
We sold the new build and moved in to a rental while doing the renovation. 👍
Here in Norway there's quite strict regulations regarding moisture membrane in a bathroom, essentially a bathroom should be more or less completely watertight _behind_ any surfacing (like tiles etc). How's the regulations in the UK?
No such regs in the UK but I'm using elements board (tile backer board) in the shower area. 👍
Are you permitted to cover those electric junctions without providing access to them?
Yes - pre-existing. Even then they're very easy to access. 👍
Are you going to show us how you did your work? In detail?
Oh yes! For a lot of the jobs anyway. 👍
Are you working full time on the project Andy or are you having to work as well?
Nice work Andy. Glad to see it's going to plan (presumably). Do you not worry about the integrity of "push fit" fittings under the floor?
Cheers Steve! I've seen enough leaks from copper pipes over the years to not worry too much about push fit. Even my plumber uses them now and he was always 100% copper. 👍
@@GosforthHandyman after all, why would a system which has been around for years, and is used everywhere, not work as designed......?!
@@GosforthHandyman I guess my main concern is with side loading from coiled (not uniformly straight) tube and deterioration of the elastomer seal.
Pick your battles, sorta like any aspect of life, what's going to payout most & cause least amount of trouble at the end. Measuring weather the end product justifies the means. ☺\😟
Cheers! Yes, exactly. Been plenty battles in this house too! 🤣
What wall boards have you used around the shower wet area?
Elements board and MR plasterboard. 👍
Would you put insulation in between the ceiling and floor for a sound barrier?
If the ceilings were coming down, yes (more for heat than sound). But ceilings weren't coming down and didn't want to lift all the upstairs floors, so no. 👍
I legit was staring at the thumbnail for ages thinking what's all that foam coming out the window then realised it was your hand
Lol ha, I see what you mean!
I'm watching this on my phone while lying in the bath. 😂
Ha ha, jealous! 😉
Woah, we're half way there
Woah, livin' on a prayer....
Sorry 😁
🤣🤣🤘
Are you getting grants for the insulation, or is it too much hassle to apply?
No, unfortunately that would mean using an 'approved contractor' who I wouldn't trust one inch to do the work properly. 👍
