      I would love to buy my own land but someone told me the banks don't loan out money for dirt. . . . only a house. Unfortunately I don't have enough money to buy a piece of land. I have been looking into tiny houses lately.

    The lot rent is outrageous. My answer is NOPE! At $825 a month, that's nearly $50 grand for just five years. For RENT on something you OWN! NOPE!

    "The rent's too damn high." No wonder the owner went back up north ... to Buffalo. Apparently the ice and snow of winter is more endurable than the lot rent in Florida.

      The owner was a happy snowbird in this park for over 20 years and only stopped coming, as his companion could no longer travel. It's very common to find bargain houses whose owners simply can no longer make the trip. I'll admit the lot rent in that community is on the high side but it had nothing to do with this gentlemen's decision to sell. One person's high price is another persons bargain. Just depends on where you are coming from, your relative means, and where you want to go.

    WHAT GOOD IS A MANUFACTURED HOME FOR $12,500.00 WHEN THE LOT RENT IS 800 TO 900 A MONTH. DON'T EVER BUY A HOME IN A COMMUNITY THAT REQUIRES YOU PAY LOT RENT. EVEN IF THEY GIVE YOU THE HOME.

      Exactly! Because once you move in, you have to pay that lot rent forever, until you would sell. I know of a Canadian couple, that couldn't sell their home. They packed up and moved in the middle of the night and left everything and moved back to Canada.

      The same goes for condo fees. Condo fees go on forever then thare are asscessment fees taxes you never really own anything if you dont pay fees you loose your condo

    I have looked a number of Mobile Home Parks in FLA. You can tell by the price that you own the land or the park is resident own. If the home is listed under say 80k, most likely it has a high rent. If the home is listed over 110k, most likely you own the land. Many parks have been bought by investors and raise the lot rent which just steals the equity of the mobile home owner.

      The new modular s going in are 140k and up. Lot rent has nothing to do with it. Today's mobile home isn't yesterday's. Marble and granite kitchens and bathrooms

      I guess I am one of those exceptions?
      I found a fairly decent double wide in north central Florida, I own the land, and 4 years ago it was under 90 thousand. I sold my somewhat rundown house in a desirable neighborhood in Jacksonville for 125 thousand. I have about the same square footage, more land, newer construction, LOWER taxes AND insurance.
      It depends on where you want to live/how close to a large city you need to be, but you can own a nice double wide, on your own land, for about 100 thousand.

      That's true. But with prevailing apartment rents over 1000/mo and much higher for equivalent amenities you could pay for years and own nothing. It all comes down to your individual financial plans and goals.

    These mobiles are so old that they have to be cheap because no bank will loan money for one. You have to pay cash for these beauties, and pay the exorbitant lot rent forever.

I never thought that home would sell for much less because it was built 50 years ago. The sale price had much more to do with condition, location, and the price of equivilent homes.

    You would be far better off buying land (acre) and placing a Mobile or miniature House on it! That lot "rent" is prohibitive.

      No question! Assuming you have the money for the land, zoning will allow a mobile or a park home (Not in a lot of FL) and you have no interest in community living or amenities you do not have to maintain.

      and where do you think you are going to get water,elec,and sewage on this acre. people have NO idea when they say buy an acre and no space rent. then what do you do when someone next door of that acre buys land and turns it into a drug place. you can’t just plop a drain field if the land doesn’t perk.

      @@cheri6174 For me it's easy - you gotta drive it every now and then, so that's when you do your food shopping, laundromat, propane, gasoline, and water. I usually pee in the woods and shower at the gym. I do it, so it's not impossible - not saying it's for everyone.

    Now that I'm in my 60's, single and retired I would sell my paid off sticks n bricks home in middle GA. and move there in a heartbeat just to have a community of like minded people around me. My town is turning into a alcohol/drug haven for the homeless and people with no sense. Florida is now owned by the rich and everywhere down there is expensive for my income. I always enjoyed mobile home living but only on my own land, when I was younger. I bought 3.4 acres in AR. for $7500 in '97. Lot rent of more than $50 or $100 is cost prohibitive; the park owner(s) are living well. So much for the American Dream.

      @catherine mitchell I agree 100%! Even the self employed appliance repairman came to my house to fix my washing machine and said he needed to order a part. Meanwhile he disconnected the load level switch and pocketed it. A few weeks later my friend said he would help me fix it and then we noticed the switch behind the knob was missing.

      @@jenjentruthwillsetyoufree5505 OK, where is land or homes reasonably priced in FL? I like most anywhere; Northport, Sarasota and maybe Cape Coral. Lehigh Acres is nice but I visited 3-4 years ago and the new natives all speak Spanish as the 1st language. I'm not against that but it's difficult when asking for directions.

    As a mobile home owner in Florida, I found this video more honest then the information given when you buy mobile homes here. The lot rent reflects to me that a large greedy corporation owns it. I find the name of the owner is the only thing missing. When you are looking for a mobile, please find out who owns it as part of your consideration. The rent maybe going to stockholders and the people in the park are secondary, but like I said, I don't know who owns the park.

    The house is very cluttered & packed but could be nice if decluttered & updated, the lot rent is high $ but the house price kinda makes up for it in the long run.

      this is why you buy a lot and put your own place on it [with good tie-downs!] even better, buy a lot, have a truly mobile home, just spend winters there and get the hell out of dodge for hurricane season. take your home with you!

    While it is a good deal because you could buy outright, it's the lot rents on these homes that keeps going up every year that make you think twice. Especially if you are on a fixed income. I sold mine because of that very reason. Rents increased each year buy 5%. That amounts to alot after just a few years.

      There are a lot of resident owned parks in Florida (ROC). Those rents will be a lot more stable, but your homes will initially cost more.

      No you don't. I lived on the SW coast of Florida for 25 yrs. I went through a couple of hurricanes before we moved back up north. Only lived in a block stucco home!

    Feels like time traveling! Great price for everything you have. What kills it is the expensive lot rent plus utilities plus other stuff. If snowbirds only use for 6 months, you still have to pay while you're back home. If it was rented at a good price, then it could work.

      I get what you’re saying, but compared to what else? I calculated 1500$ a month. That’s 18000$ per year. Divide that by 5 months and your paying 3600$ per month for your 15,000$ home…which is yours! I’ve been shopping for a place in Florida and monthly snowbird rates are at that price! But above all this home is yours, your stuff, your bed, your stuff…I guess you know what I’m saying. :-)
      I’m personally still undecided, since I’m also looking at the Century Village style living. What worries me about the pre-fab houses are the « vermine » type of predators to prefab homes, like termites and the like. IMO.

      Exactly, We have 10 yrs mortgage left n a 15 yr mortgage, large home, 3 acres, out total pmt, ins, taxes, utilities and cable, internet are less than 1000 a month. We have to do our own maintenance but we usually get help from kids at the church and we weren't real picky about what state we moved to, just area within the state. There is plenty out there if one takes the time to look. And one needs to remember a mobile home , even new ones have a total burn time of 10 min or less, old folks don't move as fast as young ones. There is a lot to think about when buying a mobile or manufactured house.

    The MAIN detail to be considered when buying a manufactured home is...MONTHLY RENTAL FEE for the land where the house is, which will be another monthly fee ON TOP of your mortgage. In Davie, Fl, some land fee are HIGHER than a mortgade. BE AWARE.

    I’d like to see the Balance Sheet and Income Statement of the park owner. You can do the math and compute about how much revenue is coming in per month but you don’t know what his expenses are. I suspect they’re making a million a year after taxes.
    If you don’t mind a dated “house” with dated furniture and dated paneling it’s a good deal. The lawn is weedy. These 40-odd year old models do not have strong and insulated construction.

    I would need to drywall the hole place, replace all the sinks, toilets, showers and tub and kitchen….and ceiling. It might be cheaper to have it removed and buy a new home.

    I find it interesting that the homes are cheap and the rent is somewhat inexpensive, but they require an income in some of these communities that is a little high. If I had 3k a month, I probably would not be looking at cheap mobile homes. Not sure how or why they demand that.

      Using HUDs formula for affordable housing (30% of disposable income) that's about right lot rent + utilities. I've seen credit checks in most parks but I have not seen minimum income requirements listed. Was that this park or do you know which parks have that?

      @@maryrenaud6732 Many people live at 50% or more. That is just a HUD guidline although it is used in a lot of determinations regarding affordable housing. I think you are right in saying seniors can (and many do) devote a higher percentage of income to basic housing costs.

    Mobile homes can be a bargain if you look hard enough. Some are well laid out. For some, this is an answer to owning a home at a very reasonable amount.

    I saw an article describing investors who buy the mobile home park, keep raising the lot rent until the old folks can't afford it. They move and abandon their home because they can't afford to move it. The landlord takes possession of the home and sells it to old folks, and starts over. it's a money machine.

      There are parts of the country where that is happening, and it's possible some small trailer parks in Florida have such conditions. I have never seen it.

    Hello and thank you for sharing the information in these videos.
    Most people with comments have no idea what they are talking about or are comparing apples with oranges.
    We are semi retired couple from Canada.
    We have a beautiful 1920 sq ft home with a double car garage south of Tampa and we pay around 1k per month.
    We looked at buying a stick frame or block home. But the prices were 600k and up for a golf course lot.
    Taxes alone would have been over 400 per month for a stick built house in a regular community in Tampa area.
    As snow birds we would have had to pay for lawn maintenance and have our own pool.
    Has anyone priced a pool and maintenance.
    How about all the amenities. That all cost money.
    We chose our manufactured home in a gated community on a golf course.
    Have all the services covered for one price including water and sewer, Water irrigation, garbage pick up, 2 club houses, pools, golf, tennis courts, all of the clubs we can join.
    Break the lot rent down in separate amounts for each service.
    You will find it not that expensive once you break it down.

    After watching this video, making sure I keep my northeast Florida brick home which is almost paid off ....my monthly bills for the month comes to $600 a month...that's including everything....at one point was thinking of selling but with all the phone calls I've been getting the last couple of years of buyers interested in buying ....thinking it's a good idea to keep it .....

    I live in a 16 space 55+ community. 5 of us own our homes, the balance are renters. Lot rent: $250 per month. City utilities and services. I own a long paid for 1999 14x80 w/shingle roof and vinyl siding. Wishing it was as nice as the home depicted! Still, I'm happy with my home. Piedmont area of NC. The $600 per month parks around here are filled with spanish speakers.

    We're looking to retire in Florida and I flip houses for a living. If you were to take down the paneling and install drywall and paint the place, you're looking at an easy $12,000 bill. Paneled mobile homes also have almost no "soundproofing." You can easily hear things from any room. You also have to be careful with the A/C unit. Those can cost you as much as $7,000, when they need to be replaced! However, you're still in for only $24,000. Not a bad deal. But that lot rent is concerning. My parents live in St. Pete and ironically the name of the park is Village Green. It's beautiful and they keep it immaculate. The lot rent is only $650. I plan to retire down there. It's a gated community and well worth the lot rent.

      Yup, each park has its own deal. Typically a given house will sell for more in parks with lower lot rent and a lot more in parks where you own the land. There are dozens of reasons to pick a particular park and lot rent is only one of them.     THIS IS MY KIND OF HOME ! I lived in a mobile home from 2 years old until 28 years old and it wasn't anything like this. This is FANTASTIC ! Like the wallpaper and furniture, even the walls are a beautiful good looking wood look. Having use of a swimming pool nearby would be a dream come true. I'm 51 years old now, can't wait to qualify to live in such a wonderful place ! But the lot rent is a problem. That's ultimately why we had to move out of a mobile home park ourselves. The lot rent was too high and impossible.

      There are many parks with lower lot rents. Vero Beach is expensive but believe it or not, this is not the most expensive MH park in Vero Beach.

    If you do not own the land it sits on you can get into some big trouble with unfettered spaces rents going up all the time. Mobile homes are great but not if you don't own the land it sits on,

    My immediate thoughts, there is something wrong w this picture. My question is How is it that this home comes already furnished? Reminds me of what my grandma's home would look like. It's not ugly by any means but it gives me the vive of whose grandma used to live there and when did they die? Also, the entire community looks the same and well kept. That makes me think, a book chock full of community guidelines that must be kept. Lot rent of $800 plus even if the house came free to me is no deal. Obviously though, there are people who find the deal works for them. I'm glad for those people. (smile)

      It's a normal part of this retirement community thing. Illness or death shuts down the retirement party. Just leave, & let it sell as is.

      The cost is what the market will bear.. as it should be..Imagine it from the property owners perspective..You too would want the most your property could earn within reason..
      Would I choose to live there?? Not on your life..... the amenities are fine... but priced above my finances, as they are for most seniors...

    Beautiful home, can be updated inexpensively. Good amenities. However the lot rent is expensive. I got a nice 3/ 2 on its own land 4 years ago. It has nearly doubled in value. There ARE banks that will finance a mobile on its own land here in Florida. Capital City Bank is one. Great video & very well done.

    Really paneling on all the walls. And everything's like from the 70s.
    Even those chairs my mother had those in the fifties before I was born.

      LOL. it was dated for sure. But to buy all that for 12.5K is amazing to me. I have seen empty singlewides with holes in the floor, no furniture, and broken appliances go for a lot more. In fact, I have searched far and wide to find another home in this condition at this price to no avail. (In Florida at least)

    I'd love to find a home like that to wind down in. I'm at that exact time where I need to start thinking about where I'm gonna hang my hat and grow old. I'm 42 now, so it's pretty much down hill from here. lol. No wife or family, so I focus on being a homebody and saving for either a senior center or possibly a retirement community. It's right around the corner. I finally stopped dragging my feet and got a burial plot three months ago after my dad died. I still haven't had a will drawn up, but hopefully I can get that knocked out this year.

      I'm 65 myself. This is the world of retired people. They can do ok for 10 - 15 yrs. Then old age or health problems can make it difficult to maintain on your own. That's why they turn over so often. Life.

      Well, why is it people seem to miss the fact this home was built in the mid 80s, is about 5 miles from the beach, and has gone through more hurricanes already than most of us will in our remaining lives. AND BTW, it's in pretty good shape.

      I would argue maybe more like 80's lol. I just sold an '87 manufactured home, block foundation and on 1/3 acre in Idaho. Manufactured homes are not the easiest to update. haha popcorn ceilings alone.

    Yes, the lower the price for the home (if not a wreck), the higher the park land lease or monthly space rent will be in general.

    I know a lot of people think the lot rent is high, but its no different than a condo, and certainly no older than anything else in Fla these days. At least you could resell it, whereby if you rent an apt, you cannot sell and get anything back. Also, the way HOAs operate in Fla right now, they will take your money and the bldg will fall down and kill you. It definitely needs to be updated badly, though.
    One good point, if it did fall down , you would have a better chance at survival, not like those people at surfside who got taken for their money by their HOA, and died.

      Perhaps you missed it - The home was already under contract. In fact, over twenty like that sold, in this park alone, in the past year. I agree, this park has one of the higher lot rents in the area and is not affordable to those on low fixed incomes. But, with a 95%+ occupancy rate for over 900 lots, I guess there are many people who disagree. People have different means, financial objectives and lifestyle interests.

    I lived in a mobile home Park and owned a trailer not small but not really big 2 bedrooms livingroom kitchen bathroom ! I lived there for almost 23 years ! The rent by the time I left was only 475 a month thats four hundred and seventy five dollars ! It was cheaper before that went up a few dollars each Jan ! Mom bought the trailer for 19,900 dollars and then gave it to me for a dollar once she moved out in 2010 ! We have over 100 mobile homes still do and you can have 2 cats or a dog and a cat ! I now live in a independant senior living apartment one bedroom kitchen and bathroom livingroom has a stove fridge and fridge ! The trailer had things like that when we moved in since then I bought 2 washers and 3 dryers a a stove and 3 fridges ! It was small but big enough for my kitty and me !

    Lot Rents in the Tampa Bay Area is in the $600 too $1000 a month
    not very affordable
    Most Trailer are too OLD and the County will not let them be towed to another location
    They are only removed by demolition and i9n a DUMPSTER as TRASH

    Russ, if possible, can you state who owns the land in these parks when showing them? It would give people a chance to research past and possible future trends, as far as lot rent increases. Also, have you seen the 6 new luxury RV/park model communities being constructed in Florida by Sunlight-Resorts? 😮

      I suggest you google the park name if you want more info. You can download a list of land-lease parks from the website. If you have a specific question regarding a park just put it in the comments. Village Green, featured in this video, is owned by Equity Lifestyle Properties (ELS). I have seen info on the web and listened to some discussion by the builder of those parks on a webinar. Interesting, but not manufactured homes.

      @@sheripoland4742 I have pointed it out in my videos and in my book. Right now you should plan on 3-4% annually in corporate parks. They don't scare me. It's the next class of park owner that scares me - investment funds.

      Sheri, anyone can get plenty of info on a park via Google search. In many cases the real ownership of a land-lease park can be difficult to determine. Lot rent data should be obtained from the park as they are the only ones with current info. Unless you have an ironclad lifetime agreement (and lately I have seen those circumvented) there is no way to predict future lot rents. Also, there may be many different rates in a single park. Yes, I watched a webinar featuring one of the develfopers of those parks. About time we started getting some more parks in Florida.

      Tough to take good pics in these homes when the hurricane shutters are closed - very dark and only some small lamps. The three homes I bought had similar - very dated - furniture and I replaced a lot of it over time. But, it allows you to fly down and move in with nothing but a suitcase. The rest can come later.
