We are looking to spend in preston village like neighborhood basically high end but also good school. Max budget is $1.5M (assuming it decently upgraded) and also looking to have atleast 1 bedroom on main level. Privacy is imp to us and at minimum of 6000 sq ft backyard. Any leads would be appreciated, we are getting super discouraged looking at zillow. Is that even possible?
Considering how things go, in a few years for 1-2 million $ people will be able to afford only a tiny apartment in a complex located right between a sewage facility and a junkyard.
Living in North Hills, I am both excited and a bit apprehensive regarding Kane's building projects. It will be such a great influx of business, yet the traffic is already brutal. As a mortgage lender, I'm excited about the homeownership growth. Great and informative video.

I’ve ubered folks through most of these neighborhoods and I can never get over how close together most of these houses are. For upwards of 1M, I want to be the only person in the zip code. Bougie and overpriced, if you ask me.
Disappointed to not see Stonemoor, Linville, Registry and Barony on this list. Those neighborhoods are worth looking at and can cost more than some of those that were listed.
With the exception of Barony, those neighborhoods have lower median price point than the ones on this list, but they are very close. Barony is a very small pocket of homes in a gated community.

My family and I decided last year to take the big leap and move to Raleigh from the west coast this upcoming summer. Only 4 out of the 9 are within the I440 belt-line? Would be interesting to see your #’s 10-20. We’re 20-30 year residents and have always viewed Hayes-Barton as the highest water mark. Wow is Raleigh changing. Thanks!
ITB is tricky. There are so many neighborhoods and it's constantly fluctuating depending on which neighborhoods happen to have recently sold homes. Hayes-Barton is way up there!
I can't afford to live ITB. I'm not sure I would really want to, anyway. I've lived in Clayton, Garner and Raleigh and seldom ever go downtown. Glenwood South is great for drinking and dining, but I'm an old, married homebody.
Moved from the mountains of western NC to Raleigh last year and I absolutely hate it. Something about this city is so depressing to me. Can't wait to get back to the mountains and farmland and live again.

I wouldn’t want to live anywhere near Raleigh. I live in Thomasville and that’s still to close to Raleigh. These are all incredible homes no matter how much I dislike the area.

Yes that’s possible, there just aren’t a lot of listings out there right now. Most homes in the price bracket have a 1st floor bedroom and decent size yard, even in Cary. Please email us info@themortongroup.com. Happy to help.
Lived across the road from the southern hills estates I remember them being built and btw there is an owner that lives there with exotic animals, once he had a peacock go loose and it was walking on the side of the road
@@jpmking9635 I-440 is a sieve, and there is congestion at the portals to pass through in or out. (Minimum access highways always cause this on the surrounding city streets). However once you get a few blocks beyond it, there isn't any difficult traffic anywhere inside the beltline. That's because there are OPTIONS. Outside the beltline the design leans heavily on major arteries, and there are few of them per square 10 miles. This is why we had the debacle on 1/18/05. There was a marked difference in traffic flows ITB/OTB that day. We pretty much only have "horrible" traffic on I-40 during rush hour (RTP and around the SE Wake construction) and around Crabtree. Go to Atlanta or Northern Va. and see what I mean (those areas, btw, have "transit")
I live right by North Ridge the neighborhood is very nice and the most active out of all these neighborhoods…..Avalaire is nice too but I don’t know what neighborhood I was at but it had a crazy mansion with stone gigantic lions in the front that made ALL these houses look like nothing it’s off raven ridge road “ I do home improvements”

It's so hot and humid here in the summertime that a pool is just a giant bathtub that costs a lot of money to maintain. Also, lots are getting smaller and smaller on new construction.
We have a pool and consider it a must given the heat and humidity! It's pretty much the only way to entertain guests between May and September. I don't envy anyone trying to put in a pool nowadays though, we had it put in right before COVID - got very lucky. We bought in 2012 at 288k and now could easily sell 500k+, crazy stuff.
@@EricScherrer Generally speaking, a pool isn't very refreshing after July, unless you keep it open into October and use it then. Size and depth of the pool can be a factor, but most of them get too warm to be enjoyable by mid-summer.

Growth for whom, the wealthy???? Most folks that are from Raleigh/Durham have been priced out of the market. We aren't excited about what's happening.
