I still can't get over how you saved us from a life-long mistake when we visited those first two new homes. I noticed the floor coming up as if it was nothing short of peel & stick flooring, but I thought it was just a model home thing, not something they'd "fix" before handing me the keys. Because of that, I hadn't really given the issue much weight, but when you also pointed out how the floors were thin, cheap and coming up even before the wear and tear of people living in the home, that was when we moved onto the one that we ultimately bought in Lawrenceville. We love this house, and despite being 24 yrs old, we've basically rebuilt the house since buying it, and now, it's our dream home. Thank you, Sarah. Still a fan of your channel even though we're never moving again. EVER. It is brutal.

As a Broker who is also a Code Certified home building expert, while these comments focus mainly on finish workmanship and finish materials rather than structure, I largely agree with the comments. Well done video. Paying a higher price should but does not always equal quality of workmanship. I have found great work from lower priced builders and unacceptable work from higher priced so called premium builders. These are all production and spec builders and there is a big difference between their work and much higher priced true custom builders. I see rediculous stuff even in $2M homes. It's good to have a sharp eyed experienced ICC Certified inspector looking out for you on any home, even new construction.

I recently came across Century Complete homes. They are building in Chatsworth Ga. Called Liberty Heights. Are they the same as the Century Communities you mention in this video? Also when they list a price for a particular home, what exactly do you get for that list price? Is that the cost of a complete home build? And lot?

My wife and I would never, in a million years, buy in a HOA spec house community. Do any of these builders build single homes, on privately owned lots? If not, then this list isn't particularly relevant for a lot of people.
I hear you, not everyone wants to be in an HOA. You can find custom home builders that will build on a lot of your choice, however, those will cost more, obviously, and there are less opportunities for that in the metro Atlanta area because of the scarcity of land. What you will fnd more options for is where semi-custom home builders have already purchased land and have build a spec house which they will place for sale. Sometimes, depending on when you catch the build process, you can make some customizations. One thiing to note is that these homes are usually set off of a road, in covenient, highly sought after locations but not necessarily lots that lend themselves to a lot of privacy. Hope that helps!

I have not had any experience with them. Looks like they mainly build south of the city?
Rocklyn Homes before they went cheap.
