- A full cost breakdown on my 200 square foot Tuff Shed backyard Studio project.
So many of you asked about the cost of the project in my previous video, so I've put this together to answer all your questions! Cheers and thanks!
Check out my previous video for more details on the start to finish build:
• Backyard Studio Tuff S...
I appreciate that the cost was not sugarcoated.
Wow thank you for being so thorough. Often times videos skip that part. Keep making videos, I enjoy your channel.
Man, Tuff sheds are pricey, but it looks amazing and was probably fun doing it. To those asking about a bathroom, there’s nothing stopping you from being a bit trashy and grabbing a portable camping toilet and sink with a foldable privacy barrier and sticking them in the corner for under $200 total, if you’re too lazy to walk 15ft to your real house.
I'm so glad someone (you) made a breakdown video of all the costs. Now I know exactly what I'll need if I ever go on this direction. Thank you!
Great video and breakdown. Thanks. Renting an office that size, commuting, internet, etc. would run about 1,000 a month, so the payback is less than 2 years, and you increase your property value with folks working from home more often. Talk about a win-win.
Thanks for checking it out! It’s worked out great
This guy is the best video maker and explainer in the world he should run for president
Don't forget to add these types of structures to your homeowners policy! You definitely wanna have that lovely new building insured.
I'm betting the electrical isn't permitted. Cause your insurance Co. to cancel your policy.
FYI, if you are in CA state guidelines are no permit 120sqft and below. Some cities allow bigger but all will allow 120sqft.
Great news for California
Brief and thorough video. Make more tiny homes
Beautiful & Thoroughly Said & Done ❤❤❤🌟🌟🌟🌟🌟
Thanks!
Great job! I saw this sane size model with a bathroom, and it was nice. Small bathroom, but it was well worth it
That was a reality check for me. My dream of a backyard man cave is dashed because of the price. And you did most of the labor. So the true cost is even higher.
Make your dream a reality. You can do it if you take your time
That shed could be built at a fraction of the cost instead of using Tuff Shed. Don’t give up! Just research and learn!
Thank you both for watching - good one! So did $2500 for the drywall cover the materials?
Yes the $2500 covered the materials and labor for the drywall (that included texture). I did the primer and paint myself.
great home office... great information in this video. Thank you!
Thank you for sharing and being extremely thorough! Currently in the process of building mine and this is super motivational, haha.
Thats an expensive clubhouse.
Great break down thanks for the video
Thanks for putting all this info up it must have been a pain in the ass to keep track of everything.
It wasn't easy, but I did it for the people of RUclips. Thanks for watching!
Very nice video, I’m going to look into getting this built, but add a small 1/2 bathroom to the office
Thanks Dillon!
LOL Dillon, I watched 3 of these videos before I realized it was you :) I'm also looking at getting one of these...but I was thinking of just doing the Autonomous StudioPod or WorkPod. Good to see you again after all this years...nice channel my friend! :)
Yeah buddy! It’s been a while! Thanks for watching and good luck with your project. It’s been worth every penny. Let me know how it goes!
This is amazing.
Wow most excellent video
Wow, Great job. Thank you for making this video, I thought this would be about 5k. I was way off.
That's a great breakdown of a she-shed! Thanks!
I love the address on the building "4605 1/2" 😆
Really great video. Looking at something similar so this really helps! Your build is fantastic.
Wow , you did that at such a low cost, it looks amazing !
20k low.... That use to be able to buy you a house
@@dontwait4anewworldorder114 Multiple houses 😂.
Great breakdown! Great video!
Absolutely beautiful.... $20K give or take seems to be about the going rate if you're going to build a totally separate, unattached "room". I opted to build (...i.e. frame) a room inside my garage. I just needed a drum booth, for now. But, I've always been curious about going this route. Glad I found this video. This was very informative...thank you for sharing.
Thanks for watching!
Hi Dillon, looking to do something similar in our backyard for a home office. Wondering if there's anything you might do differently now that you've settled into your space for a year or so? I'm considering pouring a concrete slab as the base but not sure it's necessary after seeing what you've done. Thanks for the videos, super helpful in trying to decide how to move forward.
I don't think I'd change much. I added gutters since I published the video but that is about it. Thanks for watching!
Thanks for the content. Have you ever built a shed with a bathroom in it? Would love to see if you have that video.
Not yet. Maybe someday. Thanks for watching!
This is super awesome, ive wanted to do something similar....also in Beaverton, OR! Haha.
Thanks so much for this. Very good vids.
Super awesome, good to know I can probably put 3 of these together to make a home, tack on another spot for a bathroom, and basically have a house for just over $60-80 thousandohmygod.
Seriously, good to know, but good grief the price.
Thanks. I helps to know what is involved.
Whoa.... that is way low! We just bought a place with a big yard and a crappy shed out back. was going to repair the shed, extend it, and use it for my youtube kitchen.... looks like this option would have a better result and cosy less to boot! Usiung you numbers, for me to build a kitchen out there would cost me roughly 39k with the appliances! not too shabby at all! I'll have to connect water and sewer though... so a few thousand more than that, I suspect
Dillon, the Tuff Shed reps say don't use vinyl flooring in these sheds. Did you know that, and have you had problems with moisture?
I’ve heard that. But most of the customer builds they share on their “build of the month” have some kind of flooring. That said, I’ve had no moisture problems.
@dillongentry Thanks. Climate control plays a big part in that I'm sure. Have a good day.
$10k for that shed is so expensive. The work looks awesome though.
So that was a 10’x20’ tuff shed? Very nice conversion build!
Yes 10x20, Premier Pro Tall Ranch model. Thanks for watching!
lol my grandparents lived in Beaverton for a long time. Virgil and Mitzi (Martha) Miller.
"Thank you both for watching" haha!
You got bumped!!!
If you say so
Thanks for all of the great info fellow Portland area creative! I’m a freelance motion designer in Vancouver, WA and I’m doing something very similar for a backyard studio…except I’m filling a pond where the future 20x10 Tuff Shed lean-to will go. Pretty time consuming so far.
It’s so worth it. Good luck!
I'm a Motion Designer here in Beaverton!
looking to do the same thing to my house.
Really appreciate your video and breakdown!
Super helpful
Amazing! Thanks for sharing!
Thank you so much
Thanks!
Thank you
Thank you !
Thanks for sharing, you've inspired me to buy my own Tuff Shed. Quick question: is the door stock with TS or was that a personal addition? TIA!
If you use the TuffShed website to customize your shed I believe the residential style doors are only available on the “tall” ranch sheds. Mine is a premier pro tall ranch. Cheers!
Great video! I'm in Milwaukie and will be looking into Freedom Drywall for my Tuff Shed. One question: How did you run the CAT6 ethernet from the house to the shed?
I just ran a 100 foot outdoor-rated CAT6 cable off the LAN port on the router in the living room. Ran that back into the wall, up into the attic and just ran it out to the shed with the rest of the wiring for the electrical. Wired it up to a box and wall plate with a female connector and it was good to go.
Hi Dillon. We aren’t too far from you and are thinking of doing the exact same thing. Would it be possible to come see the interior one day to see if 10’ would work for us? We are in West Linn. Thx!
I think that’s possible. Drop me a line dillongentry@gmail.com cheers!
If you have to pay someone to do the electrical, it will cost a fair amount more. Great video and breakdown nonetheless.
Based on my first electrical quote on a similar project, about $4200 more than this, not including the fact that I’ll have to dig a trench to run power from my garage.
Looking on purchasing a tuff shed as a home office and a spare room for guests. Have you tried sleeping at night in your shed?
I’ve slept out on the pullout couch and it’s pretty cozy. We’ve also had guests stay out there a couple times with no complaints.
Very nice! How long did it take you to finish the whole project? I'm planning to do something similar with a Tuff Shed for my home studio.
I had a ramshackle office in the garage of the main house so I was able to to take my time working mostly on weekends over the course of several months. Broke ground on the site in late April, completed the gravel pad in a couple weeks. Installed the shed in early June and was able to set up shop by August. Good luck with your project.
@@dillongentry Awesome. Thanks for your reply. Trying to get an idea of what I'm about to get myself into.
Would it not have been around 5-10k more to have had a garage out in with office space finished on top?
I don’t know. I never even considered pricing that out because I don’t have room for the proper setbacks for a structure that tall.
Did you ever consider installing a small kitchen and bathroom along with the necessary plumbing?
It was a consideration, but ultimately the cost of permitting, labor, materials, and construction associated with adding a sewer line and plumbing would have nearly doubled the cost of the project.
What size are those windows? I went to Tuff Shed today and they only had small windows as a choice?
I custom built my Premier Pro Tall Ranch shed on the Tuff Shed website with 4'x3' windows. From there it goes to a local sales rep/builder. It does ask your zip code before you start designing, so maybe different areas are limited to certain materials. Good luck and thanks for watching!
Roughly $96 a square foot. Not too bad really. Would be a fun project for sure.
Hey, how you solve condensation problem in unvented ceiling ?
So far, no issues. 24/7 climate control is probably helping.
Where im from any building with electrial has to have a permit 😢
Hey bud. I just got the Premier Ranch 8x12. Just curious if you had to pull permits for your electrical. Thanks
If you are doing everything by the book, yes, normally you would need to get a permit for new electrical work. If you don't, it could come back to haunt you. That said... no I didn't get any permits.
This is fantastic! Thank you. If you don’t mind, would you have an idea how much the labor for this should cost if we were planning on contracting it out? Almost the same plans except I’m thinking of about 160sq ft
You can price out the shed itself on the custom builder on the Tuff Shed website. As far as labor for finishing the rest, I'm not really sure. The only labor I hired out for was the drywall. Everything else I did myself. Cheers!
you should call proffesionals in your area, talk about your situation and ask for quotes. call a few and see what prices they give you
Wow. Who did you use to install your electrical? I’m in the same area as you!
I did the electrical myself. Thanks for watching!
How much Insulation did you buy? Trying to figure that out currently for my 8x14 Premier Pro Tall Ranch shed. I'm thinking 7 bags of insulation.
I honestly don't remember exactly. It was probably 3 or 4 big bags for the walls and 2 bags for the ceiling. I know I went back for 1 small bag to finish it up.
That price is not bad at all to me as long as 25,000 can put you in a house that a steel
Curious how much do you think it added to your homes overall property value?
If this was at a home inwas buyin i would pay more but not sure how much.
Great job by the way.
It doesn't add to the official square footage of living space so it's hard to say. I've heard anything from $15k to $50k. Either way, it certainly adds some value and makes the home more attractive a buyer.
Great question 🙌
If you want to do a washroom. How much will be added more. Plumbing and others
I don’t know. I can tell you the cost of additional labor, materials, permits and other bureaucratic nonsense involved in making a full ADU with plumbing and city sewer hookup will add a substantial amount to the project.
Insightful video, what is the exterior paint color called?
It is called Knights Armor. It is one of the standard colors available from Tuff Shed.
@@dillongentry thanks!
Hi. I did similar with a slightly larger premier tuff shed. one thing I didn't consider was CO2 buildup inside. the mini split is a simple heat pump and doesn't bring in fresh air. so without a window open and a fan exhausting or bringing in new air I noticed CO2 can rise by 1000ppm per hour. I am looking into a permanent solution for this now. have you encountered this?
I’ve never heard of a mini split producing CO2. It’s electric. How could that be possible?
@@dillongentry You produce the CO2. The solution is a fresh air heat-exchange (HRV or ERV unit).
I guess if you are living in extreme temperatures and need fresh air without losing heat, that would work. Personally, I just open a window. This 12k mini split can heat or cool 200 sq feet in a matter of minutes.
@@dillongentry yeah, that works too.
i ended up adding an in-wall panasonic bathroom exhaust fan to the shed. it's connected to a zwave switch, i also linked it to a local co2 monitor and used home assistant to turn on the fan if ppm exceeds 750 ppm and off when it drops before 600. it works great and the fan is around 75 cfm so it doesnt completely exhaust all my conditioned air in minutes.
i only noticed the co2 issue because i was feeling overly tired during my work days. sometimes i would spend 8+ hours out there and once i purchased a co2 monitor i noticed it hit 10k ppm the first day.
You should of added Solar to it
Is this in America or Canada?
Beaverton, Oregon, United States of America. Thanks for watching.
Gosh, I would build that thing to live in. I don't need more. I can go to take a shower to gym.
Thanks for watching!
how did you learn to do all that work I want to learn so I can do my own projects
The Readers Digest DIY Manual and RUclips. Also my dad taught me to be handy in case I turned out ugly.
Why did you go tuff shed when you could have made it yourself for about a 1/4 of the cost?
Shit why didn’t I think of that?
@@dillongentry think of what? I'm just asking the pros and cons of using tuff shed vs just using their website for planning and just buying the materials and building it yourself.
Even if I could get all the materials for free, unfortunately I didn’t have the time, planning knowledge or the building experience to pull this off on my own. It this case it was worth it to me to pay someone reliable to have it custom built correctly and quickly.
@@dillongentrywith all the work you did on the inside, the electrical, flooring and everything else you seem to have the skills. Obviously time is something that is always tough to find. Thanks for the response.
What size is your Tuff Shed? I want this same exact set up.
10x20 premier pro tall ranch model
@@dillongentry Thx!!
Now that you have had this set up for a while, do you feel you can work comfortable all season long ?
For sure. The 12k MiniSplit is probably overkill for this square footage. We have temperatures well below freezing in winter and over 100° F in the summer and it stays very very comfy.
I am worried about the floor not being waterproof.
The steel frame foundation is ventilated to allow airflow. The gravel pad draws away rainfall and moisture. Unless you’re in a literal flood zone I don’t think you have to worry.
pretty sure all of Oregon is considered a literal flood zone
Did it have vents mine has vent and I like to cover
I ordered mine with no vents
@dillongentry so I could close mine off I plan to make my walls al ceiling same
Nevermind lol found it
Will you recoup the cost in resale value?
Because of the size, there is no requirement for a building permit. So on paper, even though the shed is cozy and finished inside, it doesn't officially add square footage of livable space. That doesn't mean it hasn't added value to the property, it's just not calculable in a traditional sense. So, to answer your question: I don't know for sure, but I am optimistic that it would be a strong selling point that a buyer would pay more for than house that didn't have it.
Did you get that door repainted yet?
Hell yeah man I painted it orange.
$100 / sq ft - not too bad!
Dimensions of the tuff shed?
20x10
HOW MUCH FOR THE ROOF??????????
The roof was included in the cost of the Tuff Shed install. Hope this helps
Sorry, I thought this was a Build From the Ground Up by yourself? "IE" A D I Y and you went out and purchased "everything Needed" to Build a "TUFF SHED" ? My Bad, I misunderstood the Explanation I guess.
Can this be cemented down? I live in florida and I’m afraid this won’t hold in a Category 4-5 hurricane
Tuff Shed does offer ground anchors (they may even be required depending on your local building rules).
Was adding a bathroom an option?
Definitely possible but adding plumbing and tying into the existing city sewer lines takes the project to another level. Cost of Permits, engineering, labor, materials etc really add up. Might be worth it depending on what you plan on doing with your building.
What is the size of that shed please
10'x20'
200 sq ft but what is the buildings dimension?
10x20 sorry I mentioned it in the original video. Guess I left it out here
@@dillongentry got it, thanks for the update and … I believe I did see the original video sometime back but I didn’t recall the exact measurements. I have a 10 x 16 office so I often try to gage the difference when looking at others videos from the outside in. thanks for the update, take care!
Was all the furniture from IKEA
Everything but the black bookshelves. I already had them…I think they were from Target.
In California how do I know if I need a building permit?
I’d check with your local county office that handles building permits.
Check with your city’s building department. I was able to find it on my city’s website. In my city the max is 100 sq ft not 200. I built one 12x8 = 96 sq ft 😊
In Calif, you don’t need permit for 10 x 12 sheds. Get HOA permission
Seems expensive af
Hell of a lot cheaper than moving.
We’re doing a half-diy, but similar project right now: trust me, Dillon’s build and prices are on the lower end
@dillongentry that's what I thought 20k for 200 sq feet of finished space ain't so bad. Vs moving to another house because you gave up your office for your 2nd kid to have a room.
Where tf do u live where everything is so expensive 😳
Beaverton, Oregon, United States of America. Thank you for watching.
Quick to the point thank you
You, $750 just for Coolant Charge is robbery for that money i can get you the minisplit installed including the Unit
If you could install a 12k mini split for that price it would be the deal of the century.
I guess you don't be crankin' that Marshall past, oh, about '2' lest you want to meet the neighbors. . .
That thing is so ungodly loud it’s almost unplayable. Sounds amazing cranked up if you can find a place to do it.
Nah, the hours you spent building all of that, I would have made more money with that time, compared to paying someone to build it.
The shed itself not needing an inspection is one thing because of its size , but How did you get passed needing an electrical inspection and a mechanical inspection for the mini split ?
My dad is the mayor.
😱😱😱😱😱😱😱😱😱
Thank you for watching.
hmm. Bet i could rent one out for $1200/mo.
Don’t dream it, do it!
Shit was high because you went to Ikea 😂
I had two helpings of meatballs
$$. Ouch
Still a lot cheaper than moving into a bigger house
@@dillongentry yeah. The biggest saver would be to build yourself but 20k . Just about back in 2015 could've did this all for 10k
Awesome job. Though. Be a nice music studio. And the noise won't bother the house mates
Can’t even get a Whopper for 99 cents anymore. What’s happened to this world?
That money that you spent could have been a down payment on a real house😮
Yeah but I already have one of those.
Weed barrier? Wtf 😂😂😂😂
It keeps the hippies out of my yard
