Great video! This really resonates with the advice my dad always gives me: avoid new builds, especially from developers like Taylor Wimpey. One major reason is that these homes are often constructed on very cheap land, typically in remote areas where the land value is low. To maximise their profit, developers cut corners by using the cheapest materials, which you've highlighted well in your cons (the wall problem is very common as well). Another point to consider is the long-term value of your property. New builds on cheap land are unlikely to appreciate significantly over time. On the other hand, an older property in a prime location is more likely to increase in value over 10, 15, or 20 years. I personally decided against a new build, partly on my dad’s advice, and also because most of them look like toy houses and no character. Instead, I went for an older build in a very good area with high land value, and I’m confident that it will hold its value much better in the long run."

A comment for anyone buying at the moment. You can negotiate on the optional extras when you’re picking them. I bought my tw house before any construction had started and negotiated 5k off the extras which paid for a chunk of my garden. If you don’t ask…
Ps…. I am on my 3rd new build and it sounds like it was the company year end so needed yours to complete for their figures! I paid for the builder to fit flooring years later when pulled up the floor was in a shocking state, but worse was under the bath and under kitchen units 🤮fag ends ild sandwich cartons etc
We agree! We did feel rushed slightly, and we said numerous times, as first time buyers we are not in any rush at all but please make it right etc, seemed it was just to make a target as our estate is a huge 10+ year plan and with the housing market being the way it is, I think it’s gone slightly still in our area. That’s awful!! I’m so sorry that happened to you. We keep getting constant rubbish from our builders flying onto our drive, it’s driving us mental x

Ooo hopefully you’ll find one you love! Yes unfortunately the sales team is very dependent on what site you’re looking to purchase on. We were fairly lucky with ours, so if we could find similar in our area, then yes we’d 100% purchase with them again x
Thanks for your kind reply. I think it’s hard with new builds as there is so much negative press and experiences from people that it’s a tough decision as to whether buying new is a good thing. I know there will always be snagging and settlement but equally, not so long ago, after a close bereavement, I purchased a home that I knew needed a bit of work but it’s turned out a disaster as there is so much more than I realised and having had quotes, it’s unaffordable for me. As I live alone and am a lot older than you two lovely young people, I just thought possibly a new build might be the right way forward now. Could I ask you, how big is your garden please? It look s a similar shape to the one I’m looking at but it’s North facing so I’m pondering that too. Thanks again. @@LilyandAshley_

We knew we wanted a new build from the start really, as we knew a renovation just wouldn’t suit our lifestyle, so other people’s opinions wasn’t too important to us, as we were happy in our decision, but still made trying to find the right property, with the right developer in a good area, difficult. Everybody is different and likes different things, unfortunately yes new builds do have problems… no doubt about that but as you’ve stated so do all properties. At least with a new build you’re under warranty and have security, you also get to pick all your options at what price you’d like, they’re clean and new and they’re cost affective with bills as they retain the heat well. Our garden is actually a pretty decent size, enough to have a kick about in or have children play in it. Our garden is south west facing, which wasn’t something we were particularly bothered about at all x
Hey guys. Just came across your channel. My partner and I moved into an 18 month old 2 bed Barratt homes places 8 years ago. It has put me off new builds. The attn to details, care and overall quality of the house is shocking. The main bedroom door and ensuite door don't close and never do. We called them out several times and the manager said it's our fault because we have hot showers. So they put in a bigger extractor. Didn't sort the doors. We have mould every winter at the rear of the house and the front bedroom is always cold. We asked the NHBC to check the windows or the wall insulation and they said we need to speak to the original owner to sign the house to us. Apparently that's something no one ever mentions.....

We bought a detached 5 bed, new build & I wish we didn’t pay for the developer to put the grass down. It wasn’t done well at all, and within a week of moving in we had a proper landscaper come and redo it
We have been in our TW 3 bed for 3 months now. We had snags but all have been dealt with promptly. Definitely think we were lucky with our Sales and Site team. My favourite part of our new house is our kitchen. Love sitting in there in the morning looking out the French doors to our garden. Xx

I clean newbuilds before people move in and the things ive seen are awful. Paint on carpets cracks in walls and windows etc. Always shocks me especially when people are paying through the roof for them. The estate agents are always cross when we pick up on all of it

Jan - It takes a certain kind of person to come online and leave a comment like this for two young adults sharing their story. My advice would be to speak to your local GP and get the support you need as there is clearly something you need to deal with because online trolling, is not the way forward.

Most people we know who have purchased new builds also do the same, I think a garden renovation looks stunning
Basically they stopped building houses correctly from 1985 onwards, there is no pride or quality tradesman left.

You legally cant board a loft on a new build for 6 months due to movement.

Are you semi-detached? Do you hear a lot of noise from neighbours through the walls?
We are yes, and we hear absolutely nothing!! I’m not sure if that’s because we have such a lovely neighbour or due to the build x
