    I LOVE HOUSE RELATED VIDEOS!!! this is just good things for me to think about before I go and buy my own in the future!!! Ah it makes sense to take more photos during the build/ the process so you know whats going on. Also good tip on taking the tape measure to really know how much room you have

    I love first time home buyers/owners video! So many things to think about and so many things to learn! Upgrades are great but definitely a downfall to what you're already paying.

    Another tip is if you have the choice don’t buy a reverse house. There will be loads of mistakes because there are no reverse plans

    I agree although Older Builds may need more upkeep and modernising generally they are built better , better gardens , more character like you mentioned easier to extend or build on to and bigger inside depending on the type of house. My Wife and I are in the process of buying our first home and we decided against a new build for the exact reasons you discussed.

      Yeah I totally agree. It’s been nice because there has been no modernisation required, or any nasty surprises when updating an older home. However, if this was our forever home - we would be buying an older home for sure 😊

    Also you're paying a maintenance charge for things as well as council tax which covers the same things but the council often won't adopt the streets and land. Basically double paying.

    I just feel at 4:30 that this is where everything is going wrong. It's like builders have managed to somehow convey a mindset into people that they should expect defects. Why should there be defects in new homes, or shoddy worksmanship? A Rolls-Royce phantom is about the same price as a 2-3 bed new build in my area, and that wouldn't have shoddy worksmanship. This is what's putting me off a new home more than anything. Builders are getting away with it just because they've managed to build that mindset in people. It may sound crazy, but if you move into a house and it's got too much shoddy workmanship, can you refuse it? Or return it? Would seem crazy I can return a desk of drawers if it has defects, but not be able to refuse/return the house.

    Yes they use special tiny furniture in show homes.

      Well they defo used something smaller in our bedroom that made us believe we could get a chest of drawers in 😂

    One of my friends bought a new build and ordered all of her living room furniture based on the measures they were told and when they moved in the rooms were smaller than what was on the plan and she’s had to sell a lot of her stuff and get something different because it just didn’t fit xxx

      No snags should be provided with any new build property for sure :)

      If you can't find 20 snags (bits that haven't been built/ finished ,then you are not looking.

    The builders take advantage of people who can't be bothered to do any work on their own house, and must have it ready to go from day one. My advice is to buy a tatty old house and have the freedom to do what you want. New builds are just cheaply built profit machines for the big builders. You will always end up financially loosing on a new build.

      Very good point and most definitely agree with you on them doing a cheap quick build, for sure. However our property has gone up in value by a decent amount currently, so we are happy with that

      Take no notice of me 😀 being happy in your home is number one priority! Doing up an old house can be rewarding, I wont go as far as fun! Learn how to do a few basic DIY skills and get stuck in. I would rather have a DIYer do a job who cared about what they did to a pro who didn't.

    Do you have to pay maintenance fees for new builds that are 10 years old?

    Good vid, buying a new build is like growing, the older you get the more experienced you get. You probably need 10k spare for the carpets and the garden alone.

    I'm just buying my first home, i knew there would be some extras but quite surprised at how much some of them are. Almost 5k for flooring, now i am deffo thinking i can get it done for less with a local guy

      @BigAgAgronomist make sure they did not put the skirting boards for you ask them to measure all the house . And leave them you are going to put them back once you are done installing your floors this is very important.
