    I'm happy to see you put in the work building your family home. Like you said the more you actually know how things actually work. The better one is at the development business you're in. I remember the first video when you got Chris there and started making a path and planning what you wanted. Look forward to today and it's not even the same place. Congratulations on staying in line with your dreams and putting in your own time and listening to the actual experience from hand's on people in those actual business. You are going to have a safe efficient life long home.

    I would say you and everyone watching is outside their comfort zone on this type of build. Hats off to you for giving this a go and I am sure everything will work out. The heavy concrete pour is certainly going to be a cliff hanger. Rock on Beally Good😁

    One had to admire your tenacity and willingness to “get your hands dirty “ on this project even though it’s your place.You could have hired a professional contractor and not had the headaches however you’re looking at the future and planning for that. Nice work

    Gunnite/concrete pools CAN be built in 30 days if everything is scheduled back to back. I know because we had one built in Cape Coral, Florida in 30 days back in 2011. The company had 10 other pools under construction within 5 miles, going simultaneously. Crews would almost be waiting for the next step to be completed and City inspectors would sign off on each step. There we literally only two days in the 30 day period when someone was not working on the pool. That included a poured concrete patio apron around the entire pool and half pavers installed on concrete.

    It's coming along nicely! Would you do me a favor Geoff? Take extra care in April, specifically the second half. Just watch everything, safety with the building effort, finances, take no chances please. If you do decide to take a risk in that time frame, be super careful when you do and keep in mind something might go seriously sideways.

      It’s actually tannin, not silt. I did a test on it a couple of days ago. We’ll be dealing with it in a future video.

      Good to know that tint really takes away from the beauty of the pond. I thougt it was silt because of digging the retention pond. Whitch in the video appears more clear than the big pond Thanks for the response. By the wag still watieing for the grass hut on the island just saying lol.@@BealyGood

    Geoff where is the elevator going to be in the house? It is easier to build it in now than retrofitting later. A house that size needs a elevator from the basement to the second floor.
    You know you wife will thank you for it.

    I have a question. In conventional basements, forms are just that! They are removed after the pour. Do these get removed later or stay forever?

      These stay. So after pour you have insulation, framing and concrete done in one step

      Do you know how this styrofoam will hold up. I know above ground, it deteriorates. Since this is underground and covered, does that mean it will last 2 million years, like in the landforms🤣🤣?

    So this Icf is better than conventional framing? Not sure I’m seeing it. Maybe it’s just the time frame of your videos. If not this is slow as as the double hockey sticks. Actually ridiculously slow. Good thing you’re the builder.

      It's just the timing of his videos. Good crew can stack standard house in 2-3 days. As in 1200 sqft

      When you have the concrete poured you have a fully insulated and vapour barriered wall. The videos are deceiving. They have likely started pouring concrete by now, but the videos are being released so that there’s good content each time. There are channels I watch that are 3-4 months behind what they really are doing (Dirt Perfect). This is their personal home, but Geoff also has more than one other house on the go for clients. He has other properties he is developing etc. His time is spread pretty thin!!
      This house when finished & depending on the windows & doors selected, will be almost sound proof! They are amazing. The heating/cooling costs are negligible, literally. There’s more going on than just this. The end product is the best possible in my opinion. These homes have survived Tornados with roof/windows/siding for damage. You can simply repair them after (as simple as that goes mind you).
      I don’t have one, my home is better than R2000, but a couple of friends have these homes (ICF). They live in the country where winds are unabated and where we live it’s not unusual to have 50 mph sustained winds with up to 65-70 mph gusts. Inside their homes you just don’t hear it! No drafts naturally as a result of the product, they don’t have a wall taking a north wind get cold like stick built construction (I’m in Canada, we get wind chills here colder than -60F. I gave seen frost on the inside of a 2x4 insulated wall. 2x6 can feel like there’s a cold draft falling down them. That properly insulated with rock wool insulation. I have 2x6 walls with 2” of polyisocyanurate foam boards taped & sealed as a thermal break. My home is very well insulated and quieter than most homes, but still doesn’t compare the same to ICF constructed homes.
      That’s the benefits, differences and as far as the pool,,,,, Geoff is doing it himself! (Mostly) The cost of this pool when completed will be 30-50% less than hiring it out to a gunnite builder. The pool is also were well insulated helping in heating costs when the weather gets colder. The grounds always around 55 F so to keep the pool at 75 F your costs will be lower. (I have seen some gunnite pools sprayed over spray foam that’s applied first to the ground directly. They will be decent as well, but the spray foam will cost similar to what these panels cost depending on your area. Spray foam is cost prohibitive in my area.)
