I BOUGHT MY FIRST HOUSE AT 22 Series: How Much Does It Cost To Buy A Home? | Actual Numbers!!! 💰💵

Talking about how much it can cost to buy a house! First time home buyer tips.
DISCLAIMER: These numbers are modeled numbers based off of my personal experience, however not my exact numbers for privacy reasons. Everyone's situation varies but thought I'd still share given the high requests to share some of this info:)
Additional Caveats:
- I bought a new construction town home in North Carolina
- My closing costs were not as high as some may experience, and also was offered a lender credit to help toward covering most of it!
- The builder paid my realtor so I did not have to come out of pocket for that
- I got a new job , my prior job was what helped in the saving process to obtain the home I wanted, and the new job is what is allowing me to live comfortably to stay in the house and save some additional $$ on top
- I did this exercise based off of a net income in order to show you what the tangible adn actual cash amounts that were able to be saved up, but keep in mine that lenders also pay heavy attention to what your debt to income ratio (debt payments / gross monthly income) is, and if a mortgage payment on top of your existing debt payments would put you at too high of a ratio %, you may not be pre-approved for a certain amount of house
. Feel free to use this system of math to determine what could be deemed “affordable” from the original pre-buying process monthly income!
