    I honestly don’t want anything bigger than 3 bedrooms. I like modest and simple. I’m also really big on garages 🤣 I like light/white cabinets, marble countertops, stainless steel appliances, I can do carpet in the bedroom but hardwood floors everywhere else. I also really like the idea of separate tub and shower, just all the good stuff 😩

    Remodeling ur house will raise the value of it for when u get ready to sell it. Personally I didn’t want to buy a house that I had to fix up either. But when ppl do, they usually get their money back when they sell.

      Ashley Claytor right exactly! That’s why I say in the vid that you don’t get it back immediately ! Of course, unless you’re doing a true fixer upper to flip it and sell right away.

    Just turned 23 and my boyfriend and I are in the process now of getting our home. It’s a two home 3 bedroom and it’s new, nice area so it is currently being built. Will be ready around May. I can’t wait . Thanks for the tips 😊 love

    Wow! I'm twice your age and I don't own my own home. My daughter is 20, you remind me of her alot. I would love for her to be like you. I don't think 22 is too young at all. I'm taking notes getting my credit score up is the first thing on my list. I hope to become a homeowner by the end of the year. New Subbie here btw! I wish you nothing but the best.     This question is so funny because last night I literally planned my entire dream home to the T. I love Pinterest... My dream HOME (cant stress the home word enough) would include 2 floors definitely. Beautiful lawn with the house hidden behind trees. Second floor balcony either from the foyer or the master bedroom. 4-5 bedrooms with just as many bathrooms (I want 4 children lol, 24 with 0 so far). Huge backyard with a pool and a fire pit for my children's friends and family to come around. Also, in the greatest school district and either gated community or gated home with a long driveway. OH, CANT FORGET MY WINE CELLAR.

    Girl my dream home--i need an open floor plan. Open big kitchen with a lot of cabinets. Lots of Windows!!! I need natural lighting. Floor to ceiling windows preferably. A sunroom or screened porch for the functions. Wine cellar or wine room

    This video was so helpful! I'm 22 and I want to buy a house by the end of the year so I can invest in myself rather than paying rent and investing in someone else's pockets. I do not know much of anything on the entire process though (I wish they taught this in school!) so you gave soo much advice and so many great gems to me, I'm writing all of this down like I'm in class lol.     This is soo ON TIME. I’m also 22. I’m also a RUclipsr, and I’m also under contract for a townhome I fell in love with. EVERYTHING you said I can attest to be true and accurate! Very good points. These are things I discovered through this journey. I close on July 1, 2020. Hope it all goes smoothly. But I’m glad I came across you. Excellent stuff.

    My dream home would be a home in the city so like a row house with not really a designated yard because I don’t want lawn maintenance fees. I want a place to park, I want two bedrooms and a kitchen and big living room and area/ nook to eat in. I want to use extra space to build a book nook. I will decorate it with eclectic furniture I can find thrifted or on consignment. I’d prefer two bathrooms.

    My dream home is a single family home with 4/5 bedrooms and a ton of extra space; a large yard and basement! I’m obsessed with basement lol 😂 I think of it as a cool hide out or private movie room. Yes and some lawns to wake up to 😂😂 I love the view of nature from my bedroom.     My dream home consists of 3 bedrooms, 2 baths, preferably two floors but that's not a deal breaker. I would like it to have a garage and an island in the kitchen. I hope to be able to buy my house in either North Carolina, or Texas in 2026 so I have some time to get my finances together for the purchase. How many years do they want you to have of stable work history to get a mortgage?

      Yes you can, I purchased a townhouse and had the option for a forth bedroom or loft. Some have several configurations just like buying a single family home.

    Hey just curious about your credit history that’s the thing I’m most worried about I’m currently 21 and my goal is to have to a house by 22 . I have a good credit score and all payed off but what I’m worried about is how long is your credit history requirements

      How "long" is your credit history is, builds right into your credit score, so you don't have to worry like it's 2 different things. If your credit score is "good" with your short history, GOOD FOR YOU!
      Also, they take the middle of the 3 bureaus.
      The formula is, your score will go up the older your accounts get. But accounts are seen as especially "caution sign" when they are less than 12 months old, according to one of those credit monitoring sites that explains the +/- impacting my score.
      I got a 670 and had multiple pre-approvals. FHA just wants 620 or above. But lenders give better rates the higher you rise, such as aiming for 720.
      So in the end, it turned out my dilemma wasn't whether my credit score was high enough to get approved, but whether I could afford the monthly payments considering how much was left to pay off with a low down payment.
      If you don't have about 4% for closing costs on top of 20% down, you get hit with PMI Private Mortgage Insurance that adds 0.45% - 0.85% (think of it as interest on top of the interest rate). For conventional loans, that goes away once you put in 20% of the value (such as 20% down payment, or 20% equity from your principal payments). But for FHA, it stays for the life of the loan.

    Any advice on estimating how much utilities could cost? Like on average how much is a water bill, a gas bill, etc?

      Nikki Brielle good question! Since I previously lived by myself in an apartment and had an idea of what my usage typically looked like there , I just tried to double it (idk why but I just did lol , I guess I assumed that with more space I would be using more of those utilities lol). So that’s what I prepped for, as well as getting cheaper internet than I previously had. So when I moved in and actually saw what my usage was like for my first month, my water was wayyyy higher than I expected as I went crazy with the dishwasher and washer machine , and my gas was super low because I didn’t turn the heat or air on because it felt fine in the house. So overall it kind of countered the overspend in water. I’d say what I prepared and budgeted for by doubling has been more in line as months went by!

      Nikki Brielle u can call the company and give them the address and they will give u the previous owners usage just to give u an estimate of how much u might use.

    How much is it for a Mortgage lender?? And is that the same as a realtor

      A realtor shows you the homes on the market. They have an exclusive list of homes that are on the market. They will either advocate to help you buy or sell a home.
      A Lender is your financial backing. They will front you the money plus needed to purchase a home. What you can afford or are willing to spend will be basically the same with any lender. But the interest rate and fees is what sets each lender apart.
      Usually you have a lender first to have an idea how much you can afford.
      Then the realtor will try to help you find that perfect home in your price range that was established by your lender.

    Can someone please answer this question? Please. I'm purchasing a house within the 150-175k price range. How much money total should i have in the bank before even looking for a home? I have no debt but only have 30k total in the bank. I'm looking to do the fha route and 6k down payment. I'm guessing 10-12k total leaving me with roughly 20k left over. Is this enough?

      Josh H as I always say , I am not a financial advisor , real estate agents, mortgage lender or anythinggggg, but based on what you’ve listed I would def think that is enough! You may even want to put more down on the down payment if you can to help bring your mortgage payments down? But I personally would say yes that is enough cash to close

    Don’t buy based on how they decorated it for showing because it’s not gonna look like that and they may be covering up how small the house is etc

      Nope! But I have heard that condos can be a bit more difficult and sometimes certain townhouses are actually classified as condos so they made sure that mine was a townhome !
