    Thanks Ted, good overview of the why, where and how of tax deed auction as well as the biggest mistakes people make. Aren't most or all tax deed auctions in FLORIDA online now?

      Good question! With Covid, a lot of the counties certainly tried to do online auctions, but every county is different. So, my advice would be to check with whichever county you are going to be purchasing in to be sure.

    Great video, and thanks for shedding some light, as I live in a small town. I built a block home in what was supposed to be a mobile home subdivision. So many of the properties are mobile homes. The one next to me is trashed and has had code enforcement come out and do a clean up of the property. The mobile home itself is garbage, not worth putting money into as the walls have mold the floors are caving in. Anyway found out that it is going to auction and the owner is still living there, and still has code enforcement fines and liens on the property. On the website it says they don't guarantee the title of the property. The starting bid is around 14,000 dollars which is really high for what I know about the property. I just want the land to join the properties together. Do you think it would be worth it. Thanks in advance.

      Hi Chris, Thank you for your question. I can’t passed judgment on a property unless I had boots on the ground, if there is any doubt about the value the county is asking don’t buy it. However, other buyers will do comparisons and figure out the same thing. More than likely the property wont sell, if it doesn’t sell, the county has a problem, what are they going to do with it? More than likely, not immediately, they will attempt to resell it at a lesser price or they will ultimately accept lesser offers. The challenge I have is your strategy. In my opinion I wouldn’t be buying more in an already bad subdivision, I would accept my losses, sell what I have and move into greener pastures, not the advice you wanted but putting good money after bad is not a good business strategy.

      @@Dementlegirl1 some out of towners bought the property, and are redoing the whole trailer. I'm waiting another year and then selling and moving up north.

      Hi Latasha, thank you for your question. If you buy at a tax deed auction, when the gavel comes down you will own the property, however, you can’t take possession until you actually receive a deed from the county or if the county deeds the property to you online, you become the owner and then you can take possession. In some cases, this takes a few weeks in Florida, some states like California it takes 3-6 months of waiting. Here is a report you can check out for free! tedthomas.com/freereport

    Hey Ted thanks for the info, after learning more of this niche of RE im just wondering, do some homeowners let their properties go to Tax Deed Auctions on purpose in order to avoid paying other Liens attached to the property?

    Great content. How do you teach foreign investors if they cannot be at the location to assess the property? What criteria they can follow to at least satisfy the basics?

    Sorry Ted, I originally posted this under one of your KY videos :
    I literally just began researching Tax Deed and Tax Certificate Sales (I'm in FL) and I'm new to your community. When I look at the Tax Deed Sale List put out by the County (Hillsborough), a lot of them are listed as Redeemed. Looking up that meaning, I understand it means the Owner has paid all current and delinquent taxes to the Tax Collector’s Office and the property will no longer be going to sale. Why then does it remain on the list? My logic is that if the someone buys the tax certificate and waits the two years before applying for the tax deed, thus causing the property to go to auction, isn't the person who bought the certificate the rightful owner by the time it goes to auction?

      Hi Lisa, they remain on the list because the county decides not to remove it from the list. Typically in the description the property will say "Redeemed". we teach people when narrowing down the list to eliminate those properties so you do not focus on the wrong ones. - Ted Thomas Team

      Thanks for watching Bill! Florida is a great state to invest and with 67 counties to choose from there are many choices! Most counties in Florida will hold a tax deed sale each month so you might want to consider which counties are best for you based on different factors... Do you have family in Florida? You may want to choose a county closer to a friend or family that can go check the property. Another factor may be what is your expected EXIT Strategy? Are you going to quickly resell or do you want to rent or maybe do a seasonal rental? If you are considering seasonal rentals, you may consider a county that is high in tourism for amusement parks or popular beaches. The most important factor to remember is regardless of what county you choose - KNOW THE RULES and do your due diligence!       Thanks for commenting! You have to read the rules for each auction that you participate in to be sure. However, yes, typically if you do not bid in a sale where you've made a deposit then you get that refunded back to you. Again, always do your due diligence and know the rules.       Hi, at a tax deed auction the treasurer will cancel/ eliminate/ delete the mortgage or trustee loan from the county records. Always check the rules at the tax auction before attending.

    What happens in Florida if the tax deed is redeemed?

      Hi Adam, Florida does not sell redeemable deeds, they sell tax lien certificates that can redeem and if they don’t redeem, the property will either go back up and be sold as a tax deed property or the purchaser of the tax lien will get the property.
