Been watching for awhile. Been a host of 6 properties since 2012. Prefer VRBO but diversifying and really delving into pricing as we are no longer the only game in town. Tough to comp because in downtown New Orleans so few properties with private pool and private hot tub and then lots of opportunities for damage so makes pricing too low precarious. But been watching a few weeks and haven’t commented yet. Thanks again.

That might indicate a deeper problem, could be your market.
I recommend taking a look at your market occupancy and see if yours is in line with that
