    They’re corrupt. I lived in an upscale neighborhood where people would use the HOA to harass neighbors they didn’t like. They’d report the neighbor anonymously and the HOA would send threatening letters to the target. They’d ignore homeowners with clear maintenance violations, but would attack those upgrading and beautifying their properties. The HOA never had their books professionally audited and the treasurer lived suspiciously high.

    There is no way that I would tolerate from anyone to tell me what color I can paint my house, what kind of plants I can have and if I want my mailbox to be pink, it will be pink. Period. It's my mail box, I choose the color. ABSOLUTELY NEVER, EVER BUY A HOUSE IN AN HOA. At least not until meaningful legislation empowers homeowners.

      ​@@janetceniza8091too many HOA's around here. We're in the middle of building our own house. We will NEVER be trapped by an HOA. We bought 33 acres from a farmer who refused to sell to developers. We've been getting calls from developers for 2 years and have had to block their numbers. We have 5 kids ranging in age from 1 yo to 20 year old and they'll have the option to build on our land.
      HOA's were never an option and we're not open to renovating an old house.

      @@janetceniza8091 Given the fact that you are putting your most valuable asset to the mercy of a dictatorship, where you can be fined for anything the HOA junta likes, and eventually may even have your house foreclosed, I'd rather not live in a new neighborhood and keep control of my assets, and also save hundreds and thousands every month which would go to HOA fees. Paying dearly for the privilege of living in a dictatorship is not my cup of tea. Old neighborhoods are great, and I can go on an expensive holiday each year with the money that I will be saving from the HOA fees.

    We were looking for houses in Myrtle Beach area and they all had HOAs. We looked at some of the rules. There was HOAs that banned garden flags and any decorative lights unless it was within a month of a holiday. If I wanted to plant a garden in my backyard I had to submit plans and get permission. I don’t understand how people can accept this.

      If you think you can own property in this country you're delusional. We rent property from the government. The government calls our rent payments "property tax" and if you fail to pay their rent you will be evicted and the property re-rented to others who will pay. You also cannot make improvements to their property without their permission and a fee.

    I live in Everett, Wa. near Boeing, our area is about 26 years old with an HOA. currently the HOA had hired another realty
    company to kind of be uncharge of how the area looks. They drive by once a month, looks at your home, the street and will
    send you a letter. Your rain gutters look dirty, clean them, there is grass growing in the crack in the road, dig it out, mow youR
    lawn, etc. They get quite a fee for this once a month drive by and to issue their threatening letters. All the homes in our little
    subdivision are now worth a million or more, the owners will care for their place, leave us alone.

    Love my HOA, really just enforces basic decency and provides nice ammenities. I did however rent a home in a neighborhood that had an HOA that were absolute TYRANTS! I never considered it before but it makes sense that there was a profit motive.

      House with an HOA doesn’t make sense , but Condo could be different if they pay for water , trash and repairs ( roof , structure etc )

    I just sold my home in Sun Lakes,Az where they just upped the capitol contribution fee to the buyers to $3500. It was $1125 12 yrs ago when we moved in. I've kept tabs on their spending and they are so wasteful with our money. Wouldn't surprise me if there is some embezzling going on.

      @@sarahann530 I made my views known to the General Manager. He was not receptive. The entire board was pushing the scamdemic and their bioweapons masquerading as vaccines and still are. Unfortunately they are blinded.

    I bought a beachfront home in Costa Rica, within a HOA. If I had to do it again, I would buy a beachfront home, not in a HOA! Then, there are also the various expats living in the HOA, that have mental issues, divorcees, people who brought their negative baggage with them, and the racists.

      Expats with mental issues, divorcees, emotional baggage laden folks, racists. Sounds awful. And unlike with an apartment, you can't even just pack up and move. Yep, I've heard enough about HOAs. Will never be a part of one. And what's the point of living in an HOA community anyway, I wonder, if you own your property but someone can STILL tell you what to do?

    I don’t think there’s a way around HOAs as that’s the way around for local governments to get rid of much of the responsibility and expenses. Houses as established in America are luxury everywhere else and are a ponzi scheme. Several urbanist channels have exposed the realities of suburbs, like City Nerd, Not just bikes, etc.
    Setting up plumbing, electricity, internet, roads, schools and more gets exponentially more expensive when each house is a separate entity surrounded by a giant garden, and by giant I mean it very loosely. Most local governments are under extreme pressure and HOAs is just one consequence.

    Hi Jerry. Before retiring to Florida, I lived in an apartment for 17 years. My Florida realtor showed me a lovely house to buy. I commented on how nice the neighbor looked. My realtor told me it was because the houses were in an HOA, and I needed to join it once I bought a house. When I asked about the wall surrendering the houses, I was informed it provided extra security for the residents, like the security guard at the entrance. I replied that this place reminded me of a prison and I would pass on buying a house there. The name on the entrance to the HOA was Kevin and Karenville.

      @@katydid2877 Thank you for your reply. The HOAs where I live have walls surrounding the entire HOA community. The backyards do not have walls as this would violate HOA rules.

      @@outlet6989 Oh, got it. Well, I like the wall around the entire community, but I want either walls or 6 ft privacy fencing around my back yard. In some high end communities I’ve seen no fencing is allowed. Super weird to walk out your back door and see all the open back yards of like 10 houses. No thanks.

    EXCELLENT analysis and commentary here. The unexpected had my wife and I relocating back to Arizona after a three year absence. The housing market in the metro Phoenix area is wildly inflated. This forced us to look at new construction which is the only choice when looking for affordable housing here. Without exception every track subdivision we looked at all have HOA’s. It is not possible to live without an HOA with new construction with the exception of purchasing land that is not deed restricted then building custom or modular. Our only reasonable choice was to buy in an HOA. The risks are high as management companies are profit motivated. Their costs to operate are inflating as is the entire economy. So to sophisticated amenities like pools, club houses, work out equipment, playgrounds, all continue to cost more to operate, maintain, and insure.

    HOA fees go up every year- very rarely down. It’s a nightmare. Have lived in 3 prior condos all with high fees. Finally got into a real house with only a $7 per month fee. It’s a blessing. Last condo in Oregon was $450/ mth and included water/sewer and some minor outside maintenance. That’s a hefty price. Glad we finally moved. 😅

    At least if those HOA-based properties were perfectly taken care of - manicured, amazing amenities, full end-to-end maintenance, properties always in move-in condition, then I'd see some value from HOA structure. However, in reality when you scratch the surface you will find out very poor ROI from HOA fees, lots of neglect, funds wasted at best or embezzled at worst. Communities ho-hum very dated appearance, dilapidated amenities, etc.. And you have to scratch your head where did all the money go!? I once visited friends home with HOA, we went to their community pool, which they were very proud of. Within 15 minutes I was yelled at by some nasty "Harry" because I was blocking swimming lane. Needless to say, I won't be visiting them anytime soon. Lol.

      The truth is that some people like to swim instead of just stand in the water. If you have a right to stand in the pool, they have a rights to swim without obstacles. Think.

      @@Avagardner2608 the truth is if it were my pool I would do what I feel like, in HOA you have to stay in your lane. The truth is there is nothing relaxing about being yelled at for failing to follow " the protocol". The reason "Harry" was nasty because he pays $700/month in HOA and feels his access to his amenities was obstructed. It did not even occur to him to ask politely. The nastiness permeates the place. So, you can have it, but not for me. As long as I am not incapacitated I will always want my privacy. HOA and true ownership are just mutually exclusive concepts.

    Never, never buy in a neighborhood with an HOA and be sure and read what you are seeing in the small print of the contract regarding community memberships, house management, organizations and etc. One contract I saw had hoa in small letters in a short sentence. It’s a racket and should be classified as organized crime. Check out the “officers” in a HOA and just see how many are related by family or marriage. Also, each lot has one vote so see how many lots are set aside for the management ie the management wins every vote!

    I have been living in a condo which I own for 19 years that has an HOA. I hate it, due to the investors who keep renting to low quality individuals who don't care because they just rent. The renters make up to about 60 percent of the community. This used to be a really nice neighborhood. Not anymore...

      @sarahann530 Unfortunately it's not that simple. Do your homework if you plan to buy a condo. I didn't know back then that a Co-op condo complex is VERY different than what I own which is just my condo. I know this because my mom owns a condo in a Co-op. She didn't know it was a good choice where she bought she was just looking to buy a condo.

      @@sarahann530 One does not have a choice about joining the HOA if they buy a house they have joined. If you mean attend the meetings, yes , one can do that with their one vote but shut out by the family clan that occupy 10 houses thus 10 votes.

Several years back, a self styled organizer from a local church tried to start a petition to organize a HOA in our already established community. She got quickly run out of town and back to wherever Florida. This is Texas and it seems that all these new developments with HOA have sales and contractors that come from out of state with their ideas that now are showing how bad they can really be.

    I am actually selling the house I just had built in a community in Western NC, due to the nightmare of an HOA they have there. The Pres and Arch Rev chairperson are husband and wife. They have held these roles for at least 3 terms now. Whatever they want they get. I was harassed to paint my Hardie board cement siding, even though my color matched their color chart. Rules are applied differently, depending on who you are. They have been so nasty to me; even threatening to put a lien on my house, due to the color not being the shade they like. I cannot move somewhere when I feel unwelcome. This have been a horrible experience for me, and I just want out!!

    People like us would never go back to living in an HOA, that rules out consideration. HOAs will eventually take out enough other buyers that it will devalue HOA properties.

    many times the hoas will conceal parts of their covenants from prospective buyers... sometimes they refuse to give out any info at all.... i will never accept property with an hoa again ... done it as both a renter and owner

    My brother has an HOA. They were extremely overbearing. He bought more empty lots from people who never built. Literally destroyed the current HOA and got voted in as secretary. Everyone was happy except the people who lost.

    We've been harassed so much about a stupid palm tree that come up in our yard and they won't let us take the big palm tree down because aesthetics I told them to come over here and take them out the little ones if they're so concerned about yard maintenance come and get the palm trees out for me

    I live in a poor neighborhood, every so often they 'try' to Geta HOA started. Last one was ~ two years ago, this woman wanted to be the President. "Just send me your membership dues to me, CASH ONLY." She was in a HUD home. $20/mo. from 150 homeowners.

    All depends what your HOA community provides as far as amenities, services, and security (sadly this is becoming increasingly more important). Do your research, look at HOA financials, understand the bylaws, talk to owners, then decide whether this particular HOA community is for you or not. We love ours!

    There's two sides to the coin. We live next to a neighborhood that isn't in an HOA and they are all over the place and have little to no standards. However, alot of lazy people (and broke) people move into HOA's and financially ruin it for everyone else. There are waaaaaaaaaaaaaaaay too many retired people in Florida that cannot AFFORD to be retired and take on financial liabilities that they also cannot AFFORD.

    I learned in the early 90s HOAs were crappy. I sold my first house only after 5 years because whenever I had guests over on weekends the HOA would tow their cars away when they were parked in front of my house. A neighbor or security guy in a golf card would call a tow truck. I lost friends because of this. Worst decision ever, will never live in a HOA again.

    Have lived in HOAs for 32 years without issues. In the Phoenix metro area 95% of homes are in HOAs. You'd have to buy a manufactured home to avoid HOAs. The real problem HOAs are the condo associations. Avoid condos. Good luck!

    I do appreciate a HOA...for the most part, unless they gain too much power. I understand they will prevent your neighbor from painting their house pink and having a truck on cinder blocks thus devaluing your property....but to disallow planting a tree or putting a shed in the backyard is ridiculous. So...investigate the HOA rules before you buy.

    DON'T BUY HOUSE WITH HOA! The truth is, even a GOOD HOA can turn BAD unexpectedly when the HOA management changes. It is best to avoid it at all cost; much better to mange the home yourself.

    You cannot have community common areas without COA's/HOA's. Every multifamily dwelling has some form of community management. The problem is the laws that allow rogue board members and management companies to entrench themselves. Trying to hold an election to oust bad boards can be almost impossible if they refuse to hold an election or recognize the results. Nothing can be done to stop them.
    In Florida for example we have the department of business and professional regulation DBPR that is supposed to regulate HOA's and management companies but they are completely worthless and refuse to intervene in any issue.

      Usually. It's written into a charter when the sub is built. But I often wonder, when the developer is long gone, if the neighborhood wanted to disband the HOA- who would really stop them?

    I thought the REAL reason developers are building HOA communities was so they get tax breaks from local government because the way they design the community and its HOA is for the HOA to burden the recurring costs of maintenance and repairs for public area items (like the roadway potholes you mentioned in the video) that the local government would traditionally be tasked with performing at its expense.
    So it's a win for the local government who can still collect all the property taxes without having to perform customary maintenance. It's a win for the developer who gets generous tax breaks. And it's a big lose for the homeowners who have to pay this bill through the HOA.
    In other words, the HOA is merely a mechanism to shift the public areas maintenance burden from the government to the people, while enriching the developers.

      Not crashing? You can buy a small house cash in Summerlin area of LV for 1 million. You still have SID/LID, HOA, high home insurance, property tax, very high car insurance rates (due to high rate of uninsured drivers in LV), and increasing cost of utilities. That will run you about $2000 a month without a mortgage. Then expect Nevada to be like California and try to phase out natural gas. Nevada is only about 10 years or less behind California on its liberal policies. Enjoy the 10 cent bags at the supermarket? That was a CA thing. Now want 5 cents recycling redemption fees when you buy a soda or water? That should come to NV soon as well. So many Democrats moved into NV from California that its almost Cali 2.0 Also, you just got to love the fact that they renamed the LV airport after a Democrat senator Harry Reid.

      @@jjman533 If you listen to all the YT realtors they say the LV market is hot and has low inventory and at some new developments there are still waiting lists. I think the 'crash' part is for most who can t afford or resellers trying to compete with buydowns from GREEDY builders.

    How can a third-party HOA arbitrarily choose what to enforce and what not to? The neighbor next to my mother-in-law has put up an ugly privacy fence with overgrown Leland, Cypress trees in violation of the covenants, however, we’re allowed to keep it because the HOA did nothing about it. However, if she has so much is peeling paint on her home, she’ll get a notice in the mail that she needs to fix it.

      If the issue with the neighbor is spelled out in the CC&Rs then she should ask/pursue the HOA about it and/or go to meetings to ask questions. They aren’t suppose to cherry pick what they enforce. I’m not coming from experience however. I’ve never lived in an HOA community that did that.
      Actually, I did once. The HOA where I currently live put a “notice/ticket” on my car because I didn’t have the parking permit tag hanging from my rearview mirror. (My complex has STRs) Oddly, I had been living here for 14 months and suddenly got a “ticket”. When I questioned the point of the parking tags when it took 14 months to notice, they left me alone.

    Google “trash house” in the Fairfax neighborhood of LA. There are giant piles of trash mounded up in the front and side yard of this house. Aren’t there ordinances about this? Sure. Health violations? Sure. So the city should have made the guy remove the piles long before they were giant piles, right? Should have. Hasn’t, and doesn’t seem to be in too much of a hurry to address it. But, yea, people should be able to do whatever they want with their own property, right?

    People have taken care of their homes for decades if not centuries in communities without an HOA...
    Homes without HOAs resell for more money than homes with HOAs!

    Stay away from the professionally managed HOAs. The problem is no one wants to step up anymore and become HOA leaders from inside the community . So your choices are, no HOA (and have fun living in your $800,000 home next to a $30,000 trailer.). Live in a municipality under an elected mayor and elected board members. Live in a common sense community with elected leaders (hoping good people step up to the plate) . Or a professionally managed HOA that doesn’t take you to the cleaners.

    They have good and bad aspects. You neighbors cant park rusty junkers in rhe front yard or paint their house lime green. HOAs are a choice you make ..dont complain afterwards ..lol

      You must have lived a sheltered life to have that view. There are thousands and thousands of nice neighborhoods that are not under HOAs.

Sure there are many established nice neighborhoods that don’t have HOAs, the majority of people don’t live in these neighborhoods and most are young families living paycheck to paycheck. Without HOAs in these neighborhoods, conditions would go downhill fast, most of the residents that care about their home and neighborhood would find somewhere else to live because they are sick of living in a ghetto. Of course, you have to remember that many of the nice neighborhoods are usually owned by someone in the military and they keep all the houses for the people working for them. I call them secret military bases located all across the country.

    0:21 - really?? Isn’t that statement a bit ridiculous? Nobody is being forced into an EV. You can’t even come close to comparing an EV to a HOA. There are places where you literally can’t buy a home unless it is in a HOA. There are no other options. Last time I checked, anyone can easily buy a gas engine car. So let’s stop the ridiculous political propaganda.
