- Today we check out one of the candidates for the future headquarters of the Gingium RUclips channel! This is a HUGE, 5000(ish) sq/ft "abandoned" barn only a few minutes away from my house. It has some pros, it has some cons, so what do you guys think?

I think tiers to the floor would become really irritating as well as the roof supports becoming irritating and in the way
Yeah, pole structures make it smaller than it actually is. Not as much usable space for a shop.

I feel like we need to see other options. The tiers, water situation, and the roof supports are kind of a bummer for that shop

I could just see it being a huge pain to move stuff around with the tiers. Maybe its hard to tell space wise in the video, but once you get a couple cars and some tools in there, you'll be worried about driving off an edge constantly. Especially with the wood pillars everywhere. That's my take.
He may just need to make it a 3 bay garage. A bay door for each tier. Not much more work getting stuff around.
honestly i would pass on the shop, on the fact of it not having level floors in the main building.

Spray foam insulation would be his best bet. Cheapest as well.

What makes me most weary is putting all that money into a building you don't own. Shop around and see if there are better deals but it is a cool space. Just needs A LOT
i agree completely... youre going to spend a TON of cash to build someone elses "shop" on your dime.... no thank you.... the water install alone in the building will be ridiculous and thats not to mention the insulation cost on that place.
Yeah if this is a rental forget it. If it's being purchased, then at least it's not a loss to put money into it

Yeah, rebuilding that place will cost a lot of money for sure
1: Having a land lord. To me that would be a massive con as you are more limited or prone to problems
2: uneven floors that would cost thousands to relevel
3: No water.
4: The metal and metal roof is gonna turn into a oven and would require a lot of cooling. Would get expensive to maintain
5: Easy to break into the shop
6: The shop itself is large but the "showroom" is very narrow. the roof kind of limits it a lot.
7: Overall it would be costy and take a long time. I would look around first and if theres nothing else. I'd try to edge in on buying it so you can completely renovate or build from the ground up
my main concern is the security of the building, would need to be made more secure to prevent break-ins
Cool concept but seems more like a headache moving cars around, not just the polls but you would need a winch to move cars up or down with no engine or breaks
Also, landlord that you know/are friends with isn't totally a pro. On some levels it can be, but there are a lot of situations where business and friends don't mix.
I agree. Had a friend rent my basement from me for a few months and the way he lives and his lifestyle do not vibe with me and my life. Ended up tainting our friendship.

Great comment -- and in my experience, that's definitely the case. There are a lot of red flags here and that's just one of them.
No ac/heat, have to build up multiple levels, super uneven parking lot etc.

So, looking at the size of the building, also the side storage made me optimistic, but seeing the main building set up, it may be too much to change for your needs, the different tiers, plus all the support joists kind of hinder too much, even if you makes ramps for the floors, having to maneuver around those poles all the time with become a whole thing, plus, all the other things you'd have to change would really take ALOT of time, work, and money. It's really a nice shop, and if you could maybe strike a deal to have access to the gated yard and side storage would probably be major, but I fear that the main shop might end up not being your best choice.

The different tiers and posts and no water definitely suck. There are ways around all three issues, but it just makes it less efficient and more of a pain. I'm going to look around the area to see if I can find any other options! The space and fenced yard are freakin awesome though... plus it being so close is huge!

This would definitely be a better setup for someone more involved with 4x4 and trucks. Even if you built a ramp to get up the 12 in rise, you'd have to make it such a gradual slope for the low cars, and that would compromise shop floor space. I think that shop would be great for someone more involved with building off road builds, but not something you should look into

I love it, but of all the things that can be fixed I reckon the uneven floor will be really annoying really fast
The ulevel floors would be really annoying for what you’re using the shop for. Plus it’s going to have to be insulated, needs plumbing, and needs wiring. On top of all that it needs landscaping and a lot of work to protect it from getting broken into. I would run like hell from that place!
It's gated. That's one big thing. But like any ex-con says, if they set their mind to something, they will try their hardest to succeed. So it honestly doesn't matter how safe and secure the building is, thieves will get in if they really want to.

I think that shop requires too much work for a building that will not be yours. Not the best investment long term.
i feel like the money you would spend on making the shop nice could be used for a better shop or a new build
I'm honestly gonna say no just for the fact is that property needs a lot of work done to it. The amount of money you'd have to put in to get it just right would be unfeasible. I'd say get like an office with "storage" and use the storage area for the shop like you did before
But he can make content of the build.
So the investment in the building is free content

I was kinda sold with the whole Han's shop / Toky Drift vibe, i think it would work really well with 3 doors going down the side (One for each level), instead of one at the front. And then you could have two levels have lifts, and maybe one for smaller ground level jobs, tuning, maybe even your own dyno in the long term? The storage is a huge plus, and it could work. The cons of it, like not having water, good wiring, pavement outside. All things that can be fixed, but it would cost big bucks. Of course, if the landlord is willing to help in making the place more accessible and workable that'd be great. I just think it's a case of: 'If you can make it work, it'll be the coolest shop ever, but are you willing, and more importantly, capable of making that investment'. Overall, maybe browse around a little more, maybe you'll find something similar that requires less work to be done, but i'd say this would make a great HQ-ium ;)
Sounds more like a pain in the ass than anything. It looks cool, but realizing that huge vision is gonna take so much time.
Be expensive to rent one already set up
While the tier system would definitely be annoying I think you should go for it. You can lay concrete and make a few ramps and it would make it much less problematic, as for insulation, it's a bit of an investment (everything in this shop is) but you could hire a crew who would come to the shop with professional equipment and spray insulating foam between the studs after that you could board the foam off with wood paneling and make it much nicer, or just keep the foam to save some money and for insane echo suppression. Besides, you could always add wood paneling later. Also somewhat knowing the previous owner is a plus in my book and he mentioned having a tractor and other stuff and if asked nicely maybe he could help with some landscaping. The distance to your current home is a huge bonus too.
In conclusion, it's going to take some work but so does everything and I doubt you'll find something of better value, so go for it.

How rad would it look if it had garage doors put in the on the left side of the building? That along with a lift or two on each level. But in the end, it’s not worth it since he doesn’t own it.
Hard Pass On This One! Electrical issues, AC/Heating issues, Water issues, Grading issues, Gravel or Asphalt issues, Neighborhood noise issues, and You Don't Own It issue!!
I would consider building your own space before heavily remodeling someone else's property.
Plus, nothing ruins friendships or acquaintances faster than landlord, property and money issues!

I honestly think that its gonna be a bit hard to maneuver around the pillars with the ramp and the tiers, but id advise you to look for other places near you, show us your options please!
The uneven floor would be a deal breaker for me. Super inconvenient. I mean, my solution would be to install multiple garage doors on the side of the building if possible, but still, the building needs a lot of work. Don't rush it
It's a cool place but there's so much for improving there, so much that it will become a well for dumping money.
If there was a garage door at each tier, then it would be awesome. I think the ramps to each tier would get annoying, plus they would take up floor space. It’s really cool looking on the inside, and has a ton of storage. If you could set each tier up as an individual shop space with each having a garage door and a lift, it would be awesome shop. Or even making one tier a paint/body area.
You can probably make the back room into a painting bay
Why is this not noticed?! Making that side room a paint booth would be HUGE. Make the paint booth all the way in the back, and still have plenty of room to store cars in the front

@@legogaming6585 yeah but the shop is a mess, all the work needed is going to take him a ton of money and time and at the end of the day he's renting, he's going to sink tens of thousands into making this building even work for his needs, honestly if I were him I'd look at other options because the amount of money needed to get this shop even to the level of the old one is probably 20-40 grand

Yeah weigh your options for sure, to make this place truly amazing it needs a ton of money. On a base line, level the floors, remove those poles and make extra reinforcements to the structure to compensate for the lost poles, ventilation, renovation, and other quality of life like water. That is to just make the building in the main room livable long term. Also The idea of introducing motorcycles to the channel gets me happy on the inside. Good luck on the find.

I wouldn't. Thats just me. Just know if you get water from the city, that WHOLE building or at least section where water is needs to be heated. Too much money for not owning it.
Should just put garage door on the side instead of building ramps to each level. Mess with a few beams . U can also separate into bays heating n cooling might be cheaper. Long term investment. Now it depends what kind of “shop” u want

I would open the building up, tear down on the inside what you can and make more room. I would put permanent ramps on each tier and just make them easy to drive up. I would keep all the cars in the side building area and then storage on a specific tier, use the back room for fab, top tier for working on the cars, add a door to the inside of the main building to get to the side building and build a small room in the side building for a office areas. I would use the middle floor just to keep clean and have as an open area for what ever you may need
I was going to say dont end up regretting it like the first shop from seeing the thumbnail and the outside but that surprisingly well kept I the interior and the fact that it's 3 minutes away from your house is a game-changer.
I think if you can get into an agreement with your friends to store cars there or something it would make the excessive space more worth it. It seems like your friends are eager to help and actually have the tools to do so. having a friend as a landlord is also pretty huge.
I would wait and look at some of the other buildings in the area but this is a contender.
and hey if the roof leaks like the old one did, there is plenty of space to relocate the cars to in the building...
You make a lot of good points! I'm definitely going to look around to see if there is anything else in the area, but this shop has a lot of positive things that other shops don't.
@@_Gingium_ I think this place looks awesome, The tiered floor is a bit off-putting but with a little bit of work, maybe a ramp or just lowering the tiered floor to one level, Get it hooked up to water, Sort out the flooring outside and boom, Sweet sweet shop. Probably rather on the expensive side with a lot of work though.
@@KartsAgainstHumanity lowering all the floors to one level floor would basically be relaying the foundation, which would basically equal to rebuilding the whole shop (new supports, walls, doors) that would put it WAY out of the range of feasibility.

I'd skip on this one and keep looking, those poles and the uneven floors seems too irritating for long term shop potential.
If that's a rental and you need to put all that work into it, have the owner do some sort of free rent situation or something to help absorb the upgrade costs in the lease. Dumping that amount of cash into something that's not yours is alot

Just keep in mind that you need to keep all your stuff safe, anything that’s not bolted down can be stolen. I would put the lifts in the front on the left and right side, leave the other ramp stages as storage. Be careful dealing with friends if you want to keep them as friends

@Gingium this shop would be the most gratifying shop you could own because you have the absolute freedom to design it how you want to and you having to put a lot of work in would make it worthwhile seeing it fully completed also the plumbing would probably be the most difficult part

I'd pass on it. The weird levels and supports in the way should be a deal breaker since those ramps will take up so much space. It's also a lot of dirt and no pavement. No insulation will be terrible when it gets hot/cold and I can see outside light from inside the main building. It looks like the storage building has a water intrusion problem.
That would make a great shop with some renovations.
I think you should talk to the guy that owns it about paying for the water, or part of it. Since he owns it and it would add value to the shop. Maybe some of other things too, lighting, insulation.

I'd say this shop is definitely way cooler and unique than the typical bay style shop almost every person on youtube has, with some work this place is a great "youtube set" at the same time.
Naaah man its just the different level floors, poles everywhere, no water its waay to many problems for me but its your decision
I'd say "no" for the uneven floors and no water. The weird floors would be a pain after a while, especially when trying to move a dead car around.
This building is rad. The only way I see the different levels working out though, is if garage doors get put in on the left side of the building. All of the extra outside land and it being close to where you live is a huge plus.

The pro’s out weigh the cons for sure dude and I’d personally really enjoy the renovation videos of the place! I’ve just finished renovating my own shop and love seeing others “mod” theirs as like all our cars not one is the same!
I'm gunna say harddd pass. Beams(supports), reconstruction of alot of little things. The floors not being level is crazy bad.
Everything else with the shop is totally fine. Could get beams for the posts, clean up the property, whatever. But not having level floors is a deal breaker.
I wouldn't get it, because with the amount of work the shop needs with the fact you won't be owning it. You doing all that work on a property you don't own is just increasing the property value of the land lord and losing yourself money
I'll give my input based on owning a house with a shop not far from where you are living now. First, a bit about my shop - it's 1,500 square feet, is uninsulated, and has no heating or cooling except for ceiling fans. In the summer time it gets easily 105-110 degrees in the shop and the only way to lower that would be to open the doors. When the outside temperature is 90-100 degrees that's not going to be doing much to cool you down. (it's already in the 90's in my shop by noon)
Basically my shop is only usable from about 6am until 11am from mid June to sometime in September.
First step would be to insulate and drywall the space, and make it airtight. That is going to cost you a ton of money. My 1,500 square foot shop will require (back of the napkin math) about $2,500 in drywall and insulation. Then, my shop would require about $4,000-$6,000 worth of mini-split heat pumps to heat and cool. The power consumption to heat and cool this space would be pretty substantial as well. I plan on only keeping it at 80-85 degrees in the summer time (when not in use) and maybe 50 degrees in the winter...
So, multiply that by your square footage, and then spend thousands of dollars to insulate and drywall that space.
We aren't even factoring in the question about ceiling height for lifts or if the concrete is thick/strong enough for lifts. Oh, and it's a free standing building so no matter which direction the sun is coming in from you are taking the full brunt of it.
If you were buying this, I might think it could work out in your favor and could be pretty cool when complete, but for a place you don't even own, it would be a nightmare IMO.
You could put 3 doors in the front of the place. Then you would have like 3 "runways" for cars and lifts and then columns wouldn't really be in they way of anything!
On a building you don't own.
Gingium! the "trays" inside the garage, make garage doors from the outside AND put lifts on the trays and its like an easier way to work on the cars when its not on the lift
I feel there is better spaces.. It being close to your house is cool but you probably gonna take your car with you every time you go, Also a paved parking outside comes in real handy
Unless you level the floor evenly ,the surface area is not useful : you need room for mobility and storage.
Heat is not too much a concern,you can move air easily with two opposed transverse fans.

The shop does have potential, and depending on how much work ya wanna put in... you could either lay new flooring at the same height and have the ramp at the entrance, or level it all down to the same height and hope the pillars are long enough to reach down. Instead of having several ramps to get around inside there.

Few concerns here:
1) no insulation would be a terrible idea
2) structural layout of wood columns isn’t ideal for lifts
3) multi-leveled slab
4) no water
5) entry to site/shop
you had me until you showed the shop. it’s gonna be mad awkward driving all those lowered cars around the shop. big shop not too practical
That could be an awesome garage rehab project it could be an amazing space. Office hang out spot in the loft ....so many cool things you could do.
The unleveled floors is killing it for me and it kinda sounds like those guys are pressuring you to buy it . Keep looking
Get a Taylor Ray collab of y'all fixing up the shop with the wiring and some drywall and insulation. And then fix the floors with fresh concrete. Will it be pricey, yes, but imagine the satisfaction when it's done.

Idk I would keep looking for now. If you have to you can always fall back on that place. The floor is unfortunate along with the roof supports everywhere. But on the plus side it's overall pretty big. But then again always having to maneuver around those dang poles would be annoying. But maybe your landlord friend would give you free months rent if you do work to the place. Maybe you could have an engineer come and see if it was possible for them to beef up the roof structure so you can remove the beams. You could also have a concrete guy come and cut the concrete back and make a smooth transition.
I think it would be hot as hell or freezing cold in that shop depending on the time of year.
The property itself is badass. The clean up/ upgrade videos would be awesome to see. The no water and those big step ups are kind of a bummer though.
I wouldn’t lease this building.
Every explanation for how to make this building work requires a bandaid fix. It may not seem like a big deal now but I have watched a lot of your videos....these things are going to piss you off for sure.
Hi. One option : Make a garage door in the wall for each level of the floor. Easily in, easily out.

building garage doors in the side of the building would elevate the stress of having multiple floors and the pillars wouldnt be much in the way at that point and maybe giving extra room with getting ride of the second floors would help with feeling out the space. just graveling the drive way and flattening it a little would help tremendously

Man, this shop has gingium written all over it! It has a lot off (growth) potential. Like some others said: put a door on each level in, That way you don't have to deal with the height difference. Plus a shop building series would be awesome!! 👌🏼
You could put garage bay doors on the side. One for each tier. That would also help with circulation and temperature control when it gets hot
I'd keep the levels and make garage doors that go in from the side to avoid moving them up ramps. Don't use gravel. Build a concrete drive way to help get around and build it higher than ground level to help when it rains
I think it’s a great idea. I would do spray-in insulation and install mini-split ACs. Maybe Sheetrock the lower half and paint it all white.
I think this shop has a lot of potential like was mentioned several times, yes its going to need a lot of TLC but as car guys we all know how to make things our own. There is a ton of room for not just improvements but also for a shop to make your own.
Even if the city doesn't allow you to run water (unless its in Atlanta I don't forsee it being an issue), you can always do like you mentioned and have a water tank. Pros of that set up would be self sustainability, especially with a separate generator.
If the price was right and I had a show that close to where I live, then I would absolutely get it
Hey Caleb, first of all i'm a big fan i've been following your channel since around late 2015 (Forza gaming content and Fred) in advance i'm sorry to bother you with that much text.
I've always enjoyed your builds and other content, it's great to see how much you've achieved over the past few years, not only youtube wise but also yours automotive knowledge.
With that said, i wish you all the best in GA and i'm very excited to see your future ideas, builds and content.
As for the shop,
I worked in a few as well i've owned a few and in my opinion it's better to use the space in the width (as long as it's deep enoug) than in the length of a building, that way you can store cars easier, and work in separate "bays" of the shop.
As you saw in your old shop when you had a car on the lift and few in front, hou had to move all the cars to get out, when you seperate the building in let's say 4 bay's (every floor tier) including the "fabshop" you could dedicate the space to different things. This could be a shop or two, fabrication/welding bay, storage bay, and maybe even a cleaning/paintjob/electrical bay, office with space for the merchandise.
That way you won't have to deal with any ramps (which would be a big pain to do since they would be very long to compensate the angle for lowered cars) and issues with getting the cars between the beams, also to make it more cost efficient, you could always begin renovating in steps, since it's such a big building you could do this in sections, let's say set up the shop bay at first, isolation, wiring, water, lifts and tools, that way you won't have to deal with the "junk" on the daily and it would be esier to keep a smaller section colder/warmer in seasons, from there building the shop up section by section, creating a nice and clean environment for yourself.
Downside to this would be setting up walls in between the tiers, and getting some doors on the side of the building, this could be expensive at first but i think it would pay itself off in the long run as it brings so much more potential to it and would be more user friendly, and i think this way you could make much more content out of it, by building the shop section by section.

This looks like a last option kinda place. Sure there's Hella space but it needs a LOT of work to be shop ready. Definitely think you should browse around and explore every option you have. It's ultimately your decision but this is coming from a pre-mechanic gingium sub if that holds any weight. You got this bro. Big proud of you for making the moves you've been making. Big inspiration. It’s got potential and I could be great. Being so close to your house is a huge plus. Put some work into it and have a badass spot
If you could access the building from the side it would work much better than having to deal with different floor heights going in from the front. The side building is great for storage or something else.
Id say get this one, its got such a sick layout. And can definitely be an amazing shop, and shop building video's are amazing to watch
My biggest thing on it is the different levels because any ramp is going to be a pain to drive cars up ramps. It a lot of space to work in but you would have to renovate it a lot to make it nice and usable
