    Real estate promotional gimick its not even Bangalore 😅😂 the place where its located sq ft might be 300rs if construct and purchase land can finish within 50 lakhs. 75 lakhs we wil get 1 acre in kanakapura interior better than this

      Our layout direction is from Attibele> Mathigiri Circle> Kelamangalam> Chinnatti> Kouthalam. (This region is attaching to STRR Bangalore rproperties.w3e.in/hntda-hosur-new-town-development-authority.html and will be part of Greater Bangalore after completion of STRR). At Mathigiri Circle in Prakasam Avenue plots got sold at Rs 7000 sft. At Kelamangalam, the edge of Hosur New Town, the most recent layout plots got sold at Rs 2500. At chinnatti circle they are currently selling at Rs 1800, next is our circle Kouthalam. 45% of our plots got sold, and 85% buyers are from Bangalore.

      Yes true, In kanakapura interiors you can get for 75 lakhs an acre maybe towards Marlawadi. At Thattekere they are saying 90 lakhs to 1 crore a acre now after that large residential layout came up opposite Suggee Resort.

      This Hosur New Town area will become part of Greater Bangalore after STRR completion, similar to Noida of UP and Gurugaon of HR with Delhi NCR. The Bangalore STRR 210 km was modified by Central Govt to Bangalore-Hosur STRR 288 km.       Sir, No plot owner is doing any farm work in the layout. There are already constructions in progress. Currently it is a panchayat layout, in the very near future this is getting under yellow belt, and individual plot owners will have to pay for the conversion of their plot. Registrations just happened since Jan 2024 and many more plot owners are interested for construction. Why are people spending money huge money then? In that case few years ago would anyone call the houses in panchayat layout areas of Attibele, Sarjapur, Chandapura, Anekal as farm houses? Today they are all converted and in City.

      South Bangalore Eelctronic City people are going to Gauribidanur now to buy plots at Rs 900 sft. There is nothing from Hebbal to Gauribidanur below Rs 900 sft. Is there any City coming close at Gauribidanur? The price at Doddaballapur is more than Rs 3500 sft. ECity to Old Hosur 22 km, ECity to Doddaballapur 60 km, ECity to Gauribidanur 100 km. Our plot is Rs 349 sft, which is 10 km from Bangalore-Hosur STRR Road. Bagalur, Old Hosur, Mathigiri Circle (Heart/Center of Hosur New Town), Portions of Hosur New Town are all coming within/inside the Bangalore-Hosur STRR. So please tell where do u get plots at Rs 349 sft so close to South Bangalore and beside a New Town ?

      In fact 80% of the plots purchased since launch (Nov 2023) are by bangaloreans. Chennai has overgrown and overcrowded, so they started investing in Coimbatore, Erode, Salem. Hosur people are of medium income group. So it is Bangaloreans who are investing in Hosur New Town.

Later whatever was 'inside the Ring Road' was also called Bangalore. Later whatever was/is inside the NICE (and the proposed PRR for the remaining incomplete 65%) is also called Bangalore. Earlier there was nothing between Hebbal from Chikkaballapur. Today that has become 'North Bangalore', like a twin city to Bangalore. And in very near future after completion of central government's STRR road in 2025/26 and the future planned TRR roads around few of the proposed 13 to 15 satellite towns around Bangalore and Hosur which will connect the STRR, and 2 international airports for Bangalore and 1 international airport for Hosur, with shared metro lines, and the upcoming proposed circular Vande Metro inside the STRR will all together become 'Greater Bangalore'. Earlier Chikkaballapur was nothing, and it is 60 km from Majestic. Today they have started saying it is also Bangalore after the announcement of Health Hub, Research Hub, Education Hub inbetween Doddaballapur and Chikkaballpur.

      The layout comes under Kelamangalam area. Till Kelamangalam circle, it comes under HNTDA. Our's is located 4 km after Kelamangalam, so it comes under panchayat. You get a new survey number after registration and it'll be available as eKatha on the state govt revenue portal with the legitimate ownership of the person it is registered to. The latitude and longitude of the plot is recorded on the pic, and uploaded during registration attached to the sale deed. It's a gated community, we have security, cctvs, street lights in place. There are individual houses outside the layout in all the directions and people are staying there since long. Slightly negotiable...

      Sir, Was Hebbal in/at Bangalore earlier? Hebbal was not Bangalore, Hebbal was not 'in' Bangalore, Hebbal was not 'at' Bangalore, but Hebbal was 'near' Bangalore. Today Hebbal is 'in' Bangalore. Our's is very close to Bangalore STRR.

      Sir, Earlier Devanahalli was 'near' Bangalore, but today it is 'in' Bangalore. Now Doddaballapur is near Devanahalli, but outside the STRR. And people are going after Doddaballapur and buying at Rs 3500 to 4000 per sft (so, how many times will it appreciate in 8 years? maybe 3 times to Rs 12,000 per sft - b cos after STRR comes, people will reduce investing at North Bangalore and start going to other places around Bangalore as well - maybe near Sky Deck, may be near 2nd International Airport, may be other new areas of development). Ours is also same distance as the Doddaballapur area from STRR, but available at Rs 339 (and might appreciate 10 to 12 times in 8 years - it might reach 3500 to 4000 per sft). This will be part of Greater Bangalore. Two twin cities (Bangalore and Hosur) surrounded by the full-circumferential STRR with 13 to 15 satellite towns just outside the STRR (that's the vision of the Central Govt). So question is not whether ours is in Bangalore or Hosur or HNTD or future Greater Bangalore. Question is whether our's will give atleast 10 times appreciation or not in a couple of years, say 8 years? People are more interested in investment/appreciation.

      In 'North Bangalore' rates are not increasing because of the landmark 'Majestic' or the development happening in and around 'Majestic'. In 'North Bangalore' rates are not increasing because of the landmark 'Bangalore' or the development happening in and around 'Bangalore'. In 'North Bangalore' rates are increasing because it is a 'New Town' in itself after the International Airport has come. If 'Bangalore' is an 'Apple', 'North Bangalore' is an 'Orange' adjacent to 'Apple', it has it's own value. Similarly 'Hosur New Town' is not 'Apple' but assume it is a 'Custard Apple' beside 'Apple', it is getting it's own value now, therefore rates here are not increasing because of 'Apple', but because of 'Custard Apple'. If 'Delhi' of Delhi state is 'Apple', 'Noida' of UP state is 'Orange', and 'Gurgaon' of HR state is a 'Custard Apple'. 'Delhi' people cannot say that Noida and Gurgaon are not Delhi, because they are in other states. All these 3 share common infrastructure, common roads, common highways, common metro, etc and they all together are called Delhi NCR now. Same will be the case with Hosur. State and state govts cannot function on their own. They are dependent on Central Govt's vision as well. 'Greater Bangalore' (PRR, STRR, TRR, Circular Vande Metro and international airports) is a Central Govt's vision/guidance to the 2 states with stakes of Central Govt, KA and TN.

      Sir, Please search for Kelamangalam (this is South-edge of Hosur New Town urbanization). From Kelamangalam, towards Denkanikottai, our circle Kouthalam comes after 4.7 km from Kelamangalam. Kouthalam is 8 km before the Satellite Town Denkanikottai. [From Kelamangalam, towards Satellite Town Rayakottai, TATA Electronics comes after 11 km. TATA Electronics also has road approach from our layout. TATA Electronics is a Rs 7650 cr project, they have also acquired lands after out layout for their employee townships.
