I agree. I'd never given a second thought to Montenegro until I heard Andrew talk about it. Then I see this video and it looks like somewhere in France or Monaco. The bay is gorgeous. And palm trees? I had no idea.

Thanks for this. I lived in Croatia for a while and enjoyed it. I did, however find the architecture a bit impersonal. This first property reminded me of that. Sort of dark and not so friendly. For a couple of million euros I could own a turnkey winery in Piedmont or waterfront property in Liguria. So as an investment to use for an airbnb with occasional use it may be ok, but boy I would be nervous. The other point is Montenegro is hard to get to in comparison to Spain, Portugal or Italy. Your only option is flying. That being said I loved Croatia, Bosnia and Montenegro, I just had reservations about its viability. The other thing worth mentioning is I found the bureaucracy in Croatia astoundingly suppressive, and I just assume it would be similar in Montenegro. If Italy's bureaucracy was a kettle of fish, Croatia was 10 kettles of fish.

This is a great vlog about Montenegro. Eastern Europe seems an interesting area for rental properties. It would be great if you did a vlog about your views on the ROI's of properties in different Eastern European countries for 2019. Which countries you recommend and which countries you are not so fond of and the reasons why. Keep up these interesting vlogs.
@Philip-Alexander Jach That's very true in terms of the profit margins, but it is usually a very stable investment. What I find attractive about Eastern Europe, is that both the purchase prices and the running costs of properties are a lot cheaper than they are in Western European countries.

nice views, but to the best of my judgement price levels seem to be ridiculous given it is just developing country at very early stage.

@@terrydavis6368 Hi Terry. Yes, so far so good. The average rental yield is 15% a year. I started buying them in 2017. Prices are going up now.

@@terrydavis6368 Every single year average rental yield of 15%. What the tax concerns: there is a tax agreement between the Czech Republic and my home country. In reality I almost pay no tax on the rental income.

Hello Andrew, i’m following your channel from some time now. Montenegro have a beautiful coast and properties like croatia do also. I visited this countries many time and they are really beautiful countries. You have to consider albania too. There is a boom of real estate investments here.Very beautiful coast too. Hundreds of million of euros are been invest in towers(tirana) and big resorts in the coastal area from north to south. Tirana is only 3 hours drive from budva.

There's too much volume contrast. I'm constantly having to adjust my volume.
Been to Montenegro many times and always enjoyed it. Soon after the property boom that started around 2006 Montenegro acquired a reputation as being a money-laundering center for Russians. I'm not sure what it's like these days. Keep in mind that beautiful Italy is right across the Adriatic. Yes high taxes and Western restrictions but you also get a good level of financial safety, easy access to other places in Europe, warm and welcoming Italians, amazing food and historical culture second to none. Also worth noting that the current Montenegrin administration is basically a carryover of the communist regime, like a small Mafia. Not surprising that Anka comes off as a bit of a villain from a James Bond film. No part of Casino Royale was filmed in Montenegro. Just the name was used for dramatic effect. Filming of the casino and its adjacent hotel took place in the town of Karlovy Vary in the Czech Republic. But go and visit Montenegro and have a great time. Just don't over romanticize it out of all proportion.

Actually I have already seen two properties I’d like to negotiate for (not both one of the two), so if Anka is abailanpble, I’m already along the line, but would prefer the local knowledge and a lawyer recommendation to check the ownership cadastre

For a few months there was a battle with antibiotics to get these dangerous bacteria out of my body, I got to the stage where my kidneys were up to stage three and that I could no longer take antibiotics or medication, for a few days I had to fight for survival myself, I was very lucky and I succeeded, at 57 kilos, i managed to get the bacteria out. My great advice to all of you who intend to travel that country to think hard about whether you can bathe in that sea!

@@nomadcapitalist I'm Sampath from India, and a couple of years ago I had done some research on gaining a Citizenship by investment, and at that point something made me lean towards "Malta" , a permanent residency there would have given me access to Europe.. anyway the economy took a downturn and I was and still unable to liquidate my assets, but when I do, I will need to reach out to someone of your knowledge.. BTW, I was a permanent resident of the US for more than a decade and I gave it up and no regrets.

This is a high property tax. 4000 for 1 milion. My condo in Canada is 1 milion and the tax is 3000. And salaries in canada are 10 times higher than in Montenegro. Canada was the best market for houses for 10 years, but this year the prices started to go down. Condos went up 5%. Next year, there will be global slump in real estate as US get into the biggest crisis since Great Depression. At least, this is what Rubini says. Nope, this is not cheap for investment. Used to be 20yrs ago ehrn prices were 1000 DM per sq meter.

Im a croatian Australia builder . Sorry to say i would demolish it . 1st house beautiful site but needed a international architect and finish to give that site respect. Its a half baked cake . Montenegro has potential .if i went there i wouldn't be talking to Anka but to government officials. Airport - roads infrastructure - if its going to become something. Needs a town planning plan and goal

I have never (hardly ever?) seen Andrew respond to comments. In his video regarding finding an attorney, he seems to say (because he is often elliptical in his speech) that he doesn't want viewers "absorbing" that agents that he has invested so much time in finding.

It's all very nice of you to show, but you're not the main thing that all those who intend to come to Montenegro should know, which is, how clean is the water that the hosts are bathing in and most importantly the guests who are here right now and who intend to come this year!? I had a very bad experience a few years ago when I had an accident on holiday, luckily after the first intervention of the doctor near Herceg Novi I was quickly transferred to the country where I live and work where I continued my treatment.
The house has an "industrial" look and, as such, it is a sore thumb within the city architecture

What is situation in 2021?
By sampling the water from my body, the doctors determined that I had three extremely residual bacteria on my wounds and that they were fighting for my life from that moment on! It was a huge shock to me, the doctors asked me where I was bathing in which water I was in, at first I was confused but I replied that I was in seawater, the doctor said sorry but I have to tell you that you bathed in feces and there was not a drop of clean water in the water samples!
