      It depends on where and what park . Hayward California has very good mobile rent laws other places no rent laws for seniors or 55+ parks .

    I'm no mathematician, but I'm pretty sure an increase from $900 to $1600 is more than 10%. In fact, it's an increase of 56.25%. These greedy landowners are breaking the law, no?

      The increase should be no more than 90 but it seems owners of 55+ parks target these people thinking they wont fight back and pay or just move. Call me crazy but this seems like Elder financial abuse.

      This is a new development because investment firms are buying mobile home parks and tripling the fee to rent space. They are responsible for the growing homelessness problem. This is also happening everywhere else in the world.

    There is a place in the nice part of Rialto, Ca. that is also for seniors that is beautiful. The land is owned by a non-profit, the rental fee for their lot is $300 a month for the lifetime of tenant(s) living there. If you can do that in California even in this day and age then you can do it anywhere.

      sounds affordable to many. That place is gorgeous, 18 hole golf course, pool, beautiful area, the resident said everyone loves it there. You can't get a 1 bedroom apartment for this price if you own the home.

    In NORTH DAKOTA ... a CORPORATION is NOT allowed to own a FARM or even a PHARMACY. Sounds like we need the same RULE for HOMES and APARTMENTS nationwide ... limiting ownership to a single person and limited ownership of multiple properties 🤔

    We here at Sun Heritage Mobil homes in Temecula have rent increases every year. The rent increases are pricing out seniors. people are selling all over the park. No one We need a rent freeze or a rent stabilization. We need something or we're not gonna be able to afford to live here anymore and I'm speaking for myself as well.

    Usually for every $10 per month space rent increases, the mobile home decreases in value by $1,000. If their rent increases $600 per month, then their mobile home will go down by $60,000. Not to mention with so many people wanting to sell at one time, that will drive values down even more. This is the danger of buying a mobile home on rented land.

    This happens nationwide at the mobile home parks. I know families that were priced out by the landowners. I have cautioned others considering the mobile home option that the monthly space rental will keep increasing.

    I got an idea and I'm surprised nobody has thought of this before. Govt. run mobile home parks instead of low income housing. Cheap to build. Saves seniors who can't afford to buy land under the mobile home. Since seniors own the homes they take better care of them and the property.

    Very sad. SAME exact situation throughout 1000's of 55+ parks in Florida....& SAME inflated lot rents (& MUCH lower wages than CA) Once upon a time an affordable option for retirees. There's now a huge inventory of these mobile home's with expensive lot rents & in many cases the owner's were in the rears & had to walk away from their investment altogether where the park renovates & flips it for the next poor unfortunate souls. Rinse repeat & such a SCAM 😔

    We had a mobile home in a town near Ft. Worth, Texas. We were priced out when our lot rent went us three times in sixteen months, for a total of about 30 percent. We also are seniors on fixed income so we know this lady's pain.

    This is happening everywhere, and it sucks. This WAS my retirement plan, an older manufactured home and a monthly I could afford on SS. It worked for a lot of people for a long time. Guess I'll work a lot longer than I wanted. Happens to so many.

    Yeah…this is ridiculous. I’ve been wanting to downsize so I can go debt free. I own my travel trailer. There are parks that’ll rent to you, but they’re wanting anywhere from $800 to 2000 in our area depending on the town. This is for a roughly 40x50 space, max. Dirt with an electrical, water and sewer hookup. No building. You still pay for the electricity, sewer, and water. NO F#@KING BUILDING!! You bring the building!! Considering you can rent an apartment in the area for between $900-1500, or a house for $1000-2500, that just freakin insane. FOR DIRT!!

    I'm am not anti Property Owner But Paid Housing is a necessity their must be nation wide reasonable limits in place to protect this human need for shelter , whether it's this new trend of airbnb's , Corporations buying single family homes, Or as in this story Investor's buying up long established mobile home parks. With the sole purpose of financial gain.

    I was renting a house in 2010. It was 750 a month, each year it went up 100 bucks or more when it went to $1600 a month I ended my lease and moved out and bought my own house. my Mortgage is $1550 a month with %2.7 interest. I've been here 5 years and I`m getting ready to purchase another home and move out of this and rent it out for $2200 a month. it`s near Seattle

    It’s sad. After being priced out of single family , townhomes; people now in their years of retirement are being priced out of mobile homes too. Federal law should safeguard interest of retired communities in the least by mandating fixed rent from retirement age till end of life via lifetime lease or long term lease. Further measures to reduce cost of maintenance on land can be thought of by changing landscape from grassy plots to permaculture landscape and encouraging community to take routine tasks in rotation. Many more solutions can be thought of but are not merely for increasing profits.

    I remember paying 180 a month back in the 90’s and over time the landowners got greedy! America is based on greed! Best thing to do is watch what you spend and the hell with the greedy people!

      I'm on the park's website now and with realtors selling the mobile homes. Small lots are still in the $900s. There are some large wooded lots that I bet are much more. 18 hole golf for free, absolutely beautiful. You can't get a 1 bedroom apartment for the max rent of $1600 a month there.

    If that lady was paying $950 a month on her space a 5% increase every year until 2024 comes out to $1212 a month NOT $1600. Even $1212 is ridiculous though. Maybe there should be a further limit on senor parks. Maybe 2% increases. At 2% she would be paying $1048 a month by 2024.

    i have my own house and the land, just a easy mortgage. but taxes, utility's, insurance keep going up.then add in gasoline and food.
    most months i run out before the end of the month.
    the utility's, water in and water out have both almost doubled in the past 5 years.
    i sit in a cold dark house in the winters,
    and a hot dark house in the summers,
    to try and save on the pg&e bill.
    if these bills go up much more. then i will be forced to sell.
    i know my mortgage owners want me to refi my mortgage as i have a low interest rate ( only reason i can afford it).
    the utility's went up more this year than my social securety raise was.
    in nothing happens to help all of us on ss, by the 2028 election. i might be on the street.

      They're actually not. However apartment buildings are! And that's what they're doing is pricing everybody out by raising the rent. Once everyone's gone they will build apartments right there. 💡

      That only works for someone who has a guaranteed monthly check and does not have to work. Anywhere that has 'affordable' housing has the low wages to match it. The result is retirees moving to cheaper areas and treating the working population as their servants.

    That's a great price in California if you own the mobile home. A 1 bedroom apartment would be that or more. I'm looking at the site now, hot tub, large pool, such nice grounds and the residents here say it's a great play to live. I'm almost 70, we've had our whole lives to save up for retirement. I keep hearing 'fixed income' but who fixed it? I'm not rich but comfortable. Honestly, I'd consider moving there but I do own my own house. We had decades to buy an affordable house that was easy to qualify for. So many seniors never bothered to prepare for a more comfortable retirement.

      In California the maximum property taxes can increase per year is 2%.

    America hates senior citizens. Between this and assisted living, your chances of dying are high. This makes me think of what Dan Patrick, Texas’ Republican lieutenant governor suggested: he and other grandparents would be willing to risk their health and even lives in order for the United States to “get back to work”. Why is this happening?

    There are plenty of disadvantages to not owning the land under your shelter. This here is the biggest. And the rent increase cap is aggregate, meaning if it can be raised 10 percent per year, but they don't raise it for 4 years...a 40% increase is out there lurking.

    There's no surprise to this story. Everybody's talking about the $20/hr fast food people are getting and how great or bad it is but nobody mentions the people on fixed income that get priced out right out of California. I don't blame the land owners, I blame the people who had to do with the huge price increases of labor that jack of the price of everything else including rent.

      Prices are going through the roof nationwide. Even rent in small, rural little country towns are out of reach for most seniors. I know, because I've been looking myself for some small town to move to and do not see many that I find much cheaper anywhere. There may be a few places still within reach, but I would not say many of them.
