  • Mobile homes - one of America's more affordable housing options - is now a target of investors. More than 22 million Americans live in them, but policy experts say they could face up to a 70% rent increase depending on the investor, giving most residents no choice but to find a new home.

    We saw this happen in south FL a few years ago. A trailer park sold to a company planning to make apartment buildings in its place. The residents couldn’t even afford to take their own trailer, and regardless there was nowhere to take it to in SFL. The apartment buildings made in its place were ridiculously expensive as well so it was completely inmoral in my opinion.

    If we don't have affordable housing, we will not have economic security. This includes teachers, policemen, firefighters and state workers. This is not just about low wage earners. The real concern is half of the country makes $35,000 or less. This is scary.

    I own my mobile home in West Virginia and I pay pad rent. The park was sold over two years ago and pad rent went from $155 to $430. I refused to pay it without a lease or some sort of agreement and I understand needing to increase the rent but not that much now they want more than that! This was a nice little park with about 30 mobile homes now there’s about 20 or less and a lot are now owned by the park. I’m also 63 and disabled with nowhere to go as there are no apartments available anywhere.😢

    I'm about to retire and had planned for years to sell my house and buy an RV. Now I'm staying in my paid off home till I rot.

      Yes stay right in your payed off home...I bought a stationary RV ...lived there for 3 yrs lot fee raised 2 times and continues to raise every year.....

    When these investors buy these parts they should be made to pay the tenants for the mobile homes that they own and what I mean by pay I mean pay the price of a house then this would stop

    It has become a real racket.
    Our RV Park was first bought and owned in 1968. The owner gave it to his children to take over when he retired in 2005. The son just sold it in 2022. The new owners are taking out trees, bushes etc that housed endangered species. (Bald Eagles, gopher tortoise etc). We had a Bear and 2 cubs living right next to a car port of one of our neighbors. The momma bear used to growl at me and my dog if she thought we were to close. I couldn't see her but could smell her. A musky smell. Sometimes it would be a stronger smell and we all knew that was the male.
    They never bothered anyone. They would walk the Park at night when we all slept.
    We have an elementary school right across the street. So when they left the grease pans out at night the bears would walk over there and drink out of them. Any food left out they of course would eat.
    The Palm Trees with the berries on them helped fed the deer and bears in our woods. They removed all of those berries and under brush of those trees they left. Out front they topped of the one palm they left. Now its dying of course.
    They raised our rent from $325 a month to $610 a month. Snow Birds used to pay $75 for storage now pay $300 for storage. At our meeting the day after they took over in Aug 2022 they even said no more storage. How can you charge someone electricity and water if they aren't there for 5-6 months?
    Yes all these investors are greedy little "B".
    Fanny Mae and Freddie Mac are to blame. They need to call on these investors who have over $100 million and make them pay on all their notes and bankrupt the dog poo out of them.

    Get your mobile insured, or atleast the contents ( exaggerate what you have ) to optimize the money you will receive if anything ever happens ( or if the park raises lot rent above what you can afford )
    This way if you are pushed out, instead of the park getting your home......allegedly, they would inherent a pile of blackened wood

    It's also ironic that they won't loan individuals money to buy a mobile home but they'll give money to Big corporations to buy the part from under the people sounds like time for another lawsuit against Fannie Mae and those other lenders

    Mobile home palks are the very esseence of exploitation. ITs a slave/ master situation nd anyone who buys them is a schiester ,But the good news is this is not sustainable and the entire system is going to collzpse. = leading to affordability while investors lose big time. MArk these words

    Crooks. What country are we in? 13% isn't even close to hikes in rents. In last 2 years, It's more like a 50-75% increase.

    Landlord and investors have been calling me texting emailing and letters in the mail wanting to buy my payed off house like I am going to sell and go pay rent do I look like a suckerburger

      An investment firm out of Texas, just bought the park I live in. I live in Ohio. The company took over this past January 1st. Lot rent has increased twice since then. We're in the process of having our mobile home moved.

    We need affordable housing, and as someone who's looking at acquiring mobile home parks, rent increases would only be in accordance with the rate of inflation, we need to ensure that people have an affordable place to stay!

    I would like to see if there is a way to keep my fence that I’ve had for 20 years. And they saying it can not be grandfathered in. Been here for 30. Live in presidents park in Grand Forks,ND. Yes communities out of Colorado has taken over the park. Lot rent has gone crazy high along with a lot of the rules that they are trying to imply like.
    No basketball hoops in your driveway
    No window ac units
    No tie outs for dogs or runners.
    No kiddie pools for your kids
    No bikes can be left out at all not even left in the yard
    No campers or boats aloud to be parked in your driveway
    To top it off they advertise to move in and make it your own. How do you go about that when they are taking it away from people that have been here for many years.

    Many are people that have worked a life time and may be ready to retire and take life easier. You don't know or care that many planned to cut back and retire to relax and enjoy a bit and not work 40 plus hours a week.
    How will you be when you are 70,80,75 want to lay back a bit?

    Both owned by government and they want them gone to build condo or apt. Why isn't there a cap on rent and a law that helps people own and the rent should cover maintenance of the yards, sewer,trash pick up and consideration of affordable homes for elderly,handicapped or anyone that chooses.
    Mobile homes are not trashy unless the people have a problem.

    Our problem is a London based LLC that has targeted over 10,400 mobile home parks in the U.S. alone & more than 600 of them just in Florida. Specifically, over 55 communities where the resident 'Home Owners' are already barely surviving & living on 'FIXED Incomes'. Easy targets. Then take notice of the (Temporary) 'Pass-Through Tax' of 2017 and you will see the how's & why's of this sudden rush to gobble up these properties. My most recent research indicates that this legislation is scheduled to END in 2025. The 'pass-through tax' was described as a tax to help 'American' 'Small Businesses'. These companies buying us out and making Senior Citizens Homeless are Neither 'American' NOR 'Small'. Here in Florida, Home Owners who are renting the land have NO Protections from either the State or Federal entities. We are being forced to pay taxes for land we Neither 'OWN' nor Profit from.

    I know fam and others who rented a mobile home and owner it any but all moved or passed away so space was emptied or sold to whoever and fam got part of sale funds and so last was there was to help bring any stuff home and never went back cause no reason to now.

They IMMEDIATELY Raised Our Lot Rent From $568.00 a Month to $900.00 a Month WITH ZERO UPGRADES or IMPROVEMENTS. Most in the Park Are .. Seniors on Social Security * Disabled People on Disability * I Got OUT .. The Day I Left, There Were {4} Abandoned and {74} FOR SALE. THANK YOU DEMOCRATS!!

    People need to realize that trailers are not the best homes to live in. They are cheaply made and are not a good place to raise children. People who live in trailers have given up on life. People need to use this as a drive to do better in life

    Mobile home parks need to be closed, leveled and land sold to normal sub-divisions. IN most states, MH owners pay very little in school taxes and yet have a large number of kids in the school system. NOT FAIR to the actual home owner.
    MI for example, when I live there received three dollars per month for a local school district.
    Solution is to do away with them, if not, appraise them for their sale amount and charge school taxes appropriately.
    Kevin the guy talking at the end of the video sounds like the normal liberal...enough to make actual taxpayers get mad and want the parks leveled. Besides WHO CARES if they are pushed out of the parks?
    Families do deserve a place to live, but the families have to PAY for it; not the people down the street living in actual homes.

    This doesn't happen in a socialist or communist form of government. In fact, homelessness is less of a problem in communist countries because everyone has everything they essentially & basically need, and performs all the work tasks that they can; and that the community needs. In Capitalism, everyone does not have everything they need because there are different socio-economic classes based on income. In a capitalistic society like the USA, the rich can get richer while the poor can get poorer; as we can see in this video. Maybe communism and socialism is the best thing for everyone on a global scale. China and Russia don't have a major problem with homelessness like the USA.
