At our former house, our metal roof of our garage never leaked (not that I remember), but it was painted over. I applaud your tenacity! Maybe you should fit the soft top because it should seal out the weather and damp much better than the car cover and as soon as you get a free indoors space get Quentin inside. Alternatively, fit the soft top and then cover Quentin. Feels like damp air has made something lazy.. Maybe I am just mad. Who knows.
When you use contact cleaner, you cannot just spray it on. You have to 'work' the contact. For example, with fuses, you need to insert and remove them several times. VERY impressed at the lack of swearing in this vid. If it has been edited out, very impressed with your editing skills.

This looks like a long forgotten episode of On The Buses when Stan tries to tile the bathroom. Excellent! I am not a fan of expanding foam. A friend suggested using it on our Wolseley 1500 project car's sills, he was told not to be stupid. The car was rotten as a pear in the end.
Lol I was grimacing watching you with the foam. What you need to do is use a crawler board on top of the roof spanning the concrete beams or half an extension ladder. Jet wash the roof removing all the moss and algie and when it's dry buy 5ltres of aquapol or ucryil resin fibre paint and roller it on. Iv done many and it will seal it no problem. I'm sure you can come up with some deal with the landlord, or sweep most off with a stiff broom then stiff hand brush/ wire brush. Remember to wear a mask and noncesuit tho dust won't do you anygood
As its a rental Im not supposed to fix the roof, and certainly dont want to spend a penny on it as it costs enough to rent, and if I go through or crack it (even on a crawler board) Im liable, so cheap fix it is!
Drill some holes in the back of the garage to create airflow. I did it with my new place and surface rust went away. Water on the underneath of the roof could be partly due to condensation. Remove any draft proofing on bottom of garage door as that prevents airflow.
You may find this of interest. I used expanding foam to patch a hole in the passenger side floor of my '90 Volvo 740GL. The driver side I did properly with galvanized steel sheeting, but I was running short on good weather, so I used the foam on the other side. I just sprayed it in from underneath and once it dried I trimmed it off then covered it with black undercoating. You can't tell the difference from the rest of the underside and it will fill the hole until I can address the problem properly next spring. Unfortunately, I had a similar problem as you with the can spraying upside down. But I solved that by spraying directly into the hole and pushing and spreading it with my ungloved hands. It took 5 days to remove all of the foam from my unprotected skin with a pumice stone. Ouch! lol But the hole is plugged! So, another successful DIY job! ;)
Those roofs are hard to stop leaking. I put a roof inside a roof on my friends lockup. I put that plastic sheet roofing on the inside and used thin wood stripping they use behind plaster board to keep it in place. You could slide it under the plastic sheeting in between the edge of the roof if that makes sense. I have a load of that roofing spare if you want it. I'm in SW London KT4 area. You're more than welcome to it. It has been keeping my friends lockup dry for over 4 years now.

I didn’t half chuckle to see this, I’ve been in exactly the same predicament when trying to fill holes in a wall under a kitchen sink. Totally felt your angst - it sticks instantly and ferociously to your hands and clothes but takes forever on whatever you are trying to foam but fair play on a good job!

Check for a build up of moss on the top of the roof. The roof sheets usually have a join half way along the garage, moss builds up on top and acts as a sponge allowing water to track in at the join. You need to remove the moss. Did this on my mates lock up, solved the leak immediately.
Believe me or not Matt it's good Air flow you need Vents front and back any plastic will lock in moisture and of course the roof has to be water tight , but it also looks like asbestos so be careful 🤔👍
Yes, Im not drilling anything into that! Its all concrete and brick but I couldnt see any daylight around the rood edges and there are no air bricks Ive found. I need some discreet holes drilling
I have a very similar looking garage myself. I had a problem of condensation forming on the inside of the roof (it wasn't leaking, the whole roof was just dipping wet). It was built with an air gap at either end (you can see daylight between the wiggley bits of the roof). But it was all blocked up with 40 years of dirt, I just poked all the dirt out of the gaps at either end. Helping airflow, seems to have helped quite a bit.
They are akward to use on a ceiling those can as you are supposed to use them upside down. Did mine years ago you are better off using tubes of builder silicon sealer .Cleaner and you get it into joins
As for your fuel pump....you need a wiring diagram to determine whether it may have variable voltage running....I’m not aware of any that do but you need to know what voltage you SHOULD see at the pump at startup.

I have a similar problem in my.lock up where the car gets dropped on over the winter. I think it is just condensation as the rain doesn't seem to cause issues. So far the Halfords car cover seems to be doing the job. May have to be more Matt in my approach
I was worried a car cover would cause micro blistering as it would eventually get damp under it. I thought if I could insulate as well as fill gaps it might cut the condensation

Have you tried a pond or fountain sealer.. it’s a paint on solution ( sometimes rubber or bitumen based) that I’ve used here in Australia on everything from sealing a shower room floor to foundations and roof repairs.
fingers crossed its sorted matt! if youre leaving the plastic sheet up, id use drawing pins to keep it up, i use bubble wrap in my greenhouse held up with drawing pins.

I would be very wary of an asbestos sheet roof that leaks. Several years ago I had a leaking asbestos roof which caused damage to the clear coat on my car. The car in question was sold on and the said roof was binned for a new metal one. Using tarpaulin is a good temporary solution though.
Try the foam gun (screwfix 28483 order number) and dont forget foam gun cleaner (60133) you can apply in small amounts and the the tank will not be wasted reuse it as many time as you want till the tank empty. then just put another tank on. And no need for silly gloves!!

this is about 6 sheets, its been cleaned back in summer when they put the grey stuff in the gaps

I am as I dodnt know what else will continue to drip, but they're concrete rafters so nothing can pin to them, hence the clamps.

I used to have a garage with that crappy pressed cement/asbestos roofing. Tried to repair it several times but gave up in then and moved house 😊

That was why I went with the original fix of a plastic sheet up across the ceiling, didnt want that sitting on the paint

Buy guttering sealer from Screwfix & B&Q etc it would seal it better than expanding foam
