My wife and I have come to favor Meridiana because of amenities and of course homes that they offer. I am happy to see that your family has chosen this community as well.
That was the one thing I dealt with when I moved into my new build - Spiders, crickets, and ants! I immediately set up extermination to come out every month for the next year. But over all, I wouldn’t trade living in my neighborhood for anything, the bugs are just a major inconvenience
That's interesting for such a large complex, I'm in cypress, we use finger access , everything was done same day with same day access . Have a great 2024

How’s Hoa there? Heard some people complain about them about them being super strict. How’s traffic getting in and out of the neighborhood? I plan on moving there towards the end of the year
No drama so far. I’ve heard that they’re strict but I personally haven’t experienced that. I also am not one of those neighbors that would ever give an HOA problems. The people that tend to have issues are those that really wanted to be in the country with no regulations. Unfortunately you can’t have that and a nice surrounding community. Traffic can be rough on some days as they build out 288 but traffic in and out of Pearland is about 10-12 minutes. It’s about 40 with traffic into Houston. With no traffic it’s around 25 minutes. No real complaints honestly. We’re loving it so far 😊

I’ve seen alot of standard gardens but if you have elements vertical visible by your neighbors you’d probably need some level of HOA sign off. I’ve seen Tons of plantar boxes on walks though.
Taxes agreed. HOA you’re wildin lol. Under 2k for the amenities we get here is a steal. I’m indifferent on the management company. They’ll never please everyone. There’s always a choice to pick somewhere older where none of these things are issues.

Post Harvey most of the land here has been built up to be out of mandatory flood insurance zones. We weren’t required to have it but we have it anyway

they drive around and take pics of infractions and ask you to cure it otherwise they will fine you

Yes there are a ton of spiders out here. The mosquitoes have been as big as flies!
