I used a Ramsey CPA and I’m sorry but he was the worst! He could not figure out how to calculate my business deduction rooms on my business taxes! He gave incorrect advice on what could be deducted. At my 2nd appointment he could not find my file. I told him I didn’t feel comfortable moving forward with him and requested a refund. There were piles of files on the floor and he assured me my info was secure because he locked his door at night. 30 minutes later he found my file and gave me a hard time about a refund!
Yeah, I didn't have much luck with their vested insurer in my area. Their home/Auto quote was initially outrageous, trying to maximize prodit8of course, and then their lack of communication during the whole process. I definitely wasn't impressed.

Then when I heard her say "I want to honor and respect my husband. I'm christian..." as if only christians try to honor or respect people they love. I just fast forwarded through the rest of that call. Guess what, atheists honor and respect people too. So do Jews. And some Christians are the worst examples - holier than thou, judgy, etc.

She gave up the right to call the credit card company and negotiate. A pop-up will appear on the customer service associate's screen saying she has legal representation and not to speak with her. The supervisor and customer service agent would be fired for cutting out the lawyer on the debt consolidation paperwork and negotiatingwith her. That's a regretable situation all around. She should have read the contract she signed.
ETF's or Mutual funds? Myself, I do ETF's only as they are liquid and trade like stocks. If yo want to go the Mutual Fund route then only consider the 'No Load fees' type of mutuals.

Yes supply and demand is a huge factor, there is a housing shortage so prices will be in general higher but these flippers/corporations are not a benefit to the average family. They are a detriment and I’m average as heck, hence my original comment. To all the wealthy people this stuff doesn’t matter they have money for it. Sucks for 99% of us though that will put in an offer hopeful to get the deal, only for flipper/corp bidding high as heck pricing is out. Ugh.
