We live in Woodway and have really good careers in construction and my wife works for Baylor-Scott-White Hospital. People are super friendly and cost of living is good. Yall come see us.

Im paying $950 in rent a month for a 3bd room 1 bath in a undesirable part of town,I make $19 an hr working at a corporate warehouse here in town. The cost of living in Waco is actually 49% higher than the national average compared to the amount you can make here (study done at Harvard for some reason) I have been trying to buy a home here for the past year and everything is 400k plus in addition to that everytime we try an put an offer in on a home we are out bid. 400k is far to much for someone who makes 19 dollars an hour which is a competitive rate for this city.

We looked at a few homes, (almost the same square footage and lot size) nothing special, but the property taxes were $21,000/yr!!!!!!! It will take us almost 14 years to pay that same amount where we live now.

Not at all. Yes there are 16000 college kids at Baylor but they usually stay near campus and downtown. As far as public, private and charter schools I’d invite you to look at www.greatschools.org
Sadly the prices are going up across the country. Here in McLennan County they are not rising as fast as somewhere like Austin or Dallas. Their increases are 2x to 3x what we are seeing here.
My friend did a nice addition on his home there. When the Tax man revalued his property His property taxes went up to $6000 annual. That's $500 a month! This was 15 years ago+

The LITTER problem here is terrible....ppl "don't know what a TRASH CAN is for!! They use other peoples yards, business's as a trashcan.....not a Day goes by that I have to pick up trash off my Yard. The STREETS here need re-paving, not patched. The Road I live on, which is heavy traffic due to a college, is so bad that weeds are growing in the cracks, one side is higher then the other...awful, and very hard on your car. Our city leaders are more concerned with the outside appearance, they forgot we need to work on the inside appearance.1st Property Taxes....omg, don't get me started....the word crooks come to mind. Waco used to be a Friendly, Clean, God Fearing Town....I miss that!! God Bless✝
Thanks Karen. Unfortunately the trash thing is not just a Waco exclusive. I drive around a bunch and see the same issue in many cities through out TX. I've noticed over the years the amount of trash cans in public spaces have been dwindling as well. Growing up I remember when trash cans could be found outside of nearly every business. Now they are becoming fewer and farther between. Our brokerage has partnered with Keep Waco Beautiful to clean parts of Cameron Park for the residence of Waco to be able to enjoy the area. Maybe reach out to them about your part of town and maybe a crew can be put together to help out in your neighborhood.
So TRUE! Born and lived in Waco 1956 - 2006. It's all been downhill since Magnolia mania took over... Gentrification, High property taxes, Lots and lots of Noise, highway, air traffic, and last but not least the cursed Rocket Engine expierments carried on nearby (McGregor/ Elon's Dragon Engines rattle your nerves so bad you can't even digest properly. That's why I got out when the getting was good ✌😎 The only thing missed there are old friends. Family is all that keeps them tied there. Glad I put Waco in my rearview mirror after 50 years and 4 generations. Adios pueblo loco
Certain areas around Waco have more than others.. But our prices haven’t risen nearly as sharply as other parts of TX. Housing prices are going up nationwide. Hopefully at some point it will level off or employers will pay a better wage for people to afford to buy a home. Rents have risen as well.

Know Waco quite well and although it has changed a slight bit for the better, it is very much still a crime plagued cesspool. Plus, typical of north and central Texas towns it does not offer any interesting geography or history.

At least I will add to the red, not the blue there. I want to homestead - meaning grow as much of my own food as possible and preferably go off grid whenever possible. Just need a few acres where zoning/codes allow it. So I'd be looking somewhere outside Waco. After watching some Hurricane Harvey videos, I know I don't want to be near Houston. But toward the eastern border might work?
Melvin, I am of an age that the club scene passed me a few years ago. Being a college town most of the clubs or hang outs seem to gear themselves toward the younger demographic.
A T, They are coming in droves and stopping anywhere along the I-35 corridor from San Antonio to Dallas. I tend to like living here in Waco. Besides with industry such as Amazon moving here I don't think many will be leaving anytime soon. More jobs = more people.

Waco was more relaxed and more fun back then. With the railroad running and safer. But now its more like Austin TX. A MESS!!!

Not natively. Some people have Sago Palms but we have a few frost every winter that prevents them from doing well here.
