I bought a house in Mexico, I pay 100 dollars of taxes a year! I have money in a Mexican bank for my daily expenses and keep the bulk of investments in the USA. The house is a beauty! The best deal of my life, I enjoy living in luxury with my social security payments, in the loving environment of Mexico!

Renting is the best way to go. The only problem with renting is you’ll naturally fix up the property and the minute you do renovations they’ll want it back
But why would you want to fix up the property? I think too that if you have a contract the owners can't force you to leave, unless of course you don't pay.

I owned a house in Ajijic in the best neighborhood for 9 years and sold it last year. Despite being originally represented by a leading real estate agency and using a leading notary found that the notary had altered the original purchase price and I was forced to pay considerable capital gains when the selling price was the same as the purchase price. My lawyer also well known told me I could do nothing that this was a common practice and no notary involved in the purchase and sale would rectify the situation. Renting is the best way to go in a country racked by corruption. I have to be grateful I sold before the pandemic.

Yes you have to be careful about this, and the way around it is to make sure that you have an RFC number which has to be listed on TWO separate bills, the electric bill and another utility bill. If the RFC is not on the bill, you get charged the capital gains tax difference on the sales price difference from the price listed on your sales documents.

I've lived in Mexico for 10 years now. I have visited the beach locations. Tooo! Hot! I did not want to live where I would need to use air conditioning! I settled in Patzcuaro, a town located at 7,000 feet in the Mexican Transvolcanic Mountain Range. The only place to live! Beautiful climate all year long! Eternal Spring! And, much less expensive!

I liked Allan's pragmatic recommendations. Renting does seem much easier than buying and you have the advantage, if something goes wrong, or if you decide you want to leave, of just pulling up stakes and saying, "It was nice while it lasted." We bought in Portugal but that was because we were much younger and had a business and financing here was really easy with very low interest rates. In Mexico I think it would be hard to get financing especially if you were retired and of a more advanced age.

This gentleman has a lot of great advice. I'd say a lot of people want to buy buy buy and I agree do not be afraid to rent for a while...less headaches even tho any changes you make might be limited.
Great Comet old school we rented for 12 years before we bought our home and the reason why rent is such a value if you consider a Mexico you have to pay cash for a house so what does that mean you take out money from your investment account that you're getting 10% return may be as low as 5% return so if you for $200,000 at 5% you're getting $10,000 a year so you take that $10,000 and you rent this way you keep your $10,000 in an investment account ( for your protection ) what do you think about that as a strategy?

We currently live in Oregon but drive to Baja CA Sur and live in and around San Jose Del Cabo, Cabo, East Cape, Todos Santos (etc) for 4 months a year. We rent so we can try out each place (like your lovely Lorie mentioned in a video) and see which area(s) we like. My Father-In-Law is in Memory Care (in USA) and running low on funds from his insurance so we are now looking at moving him to Mexico for long term care. If you want to make 8% on your money (not guaranteed) buy the stock MXF with your American money. That stock invests in Mexico's banks and various companies. But keep in mind that the higher the interest anyone pays, the greater the risk you take. That just makes sense.

The banks aren't paying anything so that isn't a good investment. I don't know what he is talking about. The banks in Mexico aren't really that safe anyway or any bank for that matter. If they fail you only get 1.65% so your money is not SAFE.
I do not recommend using Mexican bank for the bulk of your savings too many games and fees. Have a Mexican account for living expenses. Keep your money in a safe bank and there’s none there

Hi Jerry what are the bank rates in Mexico? Are they doing better then the US market rates in secure accounts? I'm a bit confused on this..
You can get a CD and get a return 7.75% interest but be careful you have to pay income tax if you live in United States from that income. Check with your bookkeeper, Account first
7.75% is one hell of a return on a CD, i'll have to ask my money guy on that. So almost a 6k return on 100k i wonder how secure that money would be.

What you need to do is come down maybe read an Airbnb in stark looking at bulletin boards and newspapers and online to see if anything is available for housesitting. You can go online Google that is and type in housesitting in Mexico there are websites available.

He stopped mid-sentence when he was talking about summers in Mexico. He said, "It's not the heat...." but he never did say what people don't like about the summers if its "not the heat." Bugs? I know it's humid, but there's the ocean for cooling off.
Everybody has their own temperature gauge within them for me personally where he lives is way too hot and humid for me during the summer months that is a deal during the winter

Good advice - rent for a year and learn the ropes. Buying property on the coast can be hazardous . You will not have clear title. All sorts of BS goes on. On the other hand inland like San Miguel de A. fewer problems although that town is pricey. Caveat for leaving your money in a Mexican bank and drawing high interest - the peso goes through periodic sharp devaluations

Does anybody know if there is financing for Mexican citizens?
I'm not 100% clear on this but my understanding is that Mexican citizens can apply for a loan on a home in certain parts of their area that they live in. I just looked this up.
Foreigners can secure a credit with a Mexican bank of up to 70% of the value of the property appraisal. It is the same steps to get the mortgage as a Mexican citizen. ... Securing a loan in Mexico will not impact your credit score back home.

What formula is this. Rent first and get acquainted with the neighborhoods you would like to live in then when you're ready to buy get a home inspection.
You are right depending what life style you live. Also if you wish to spend all your life there. This is a property you want to die in and think in you later years that it will be all that you need. It may take many years to sell. Depending on price it may take a decade to get what you put into it. I have seen many properties listed for ten years plus. A fire sale will move it way quicker. Homes over 800 k will be on the market longer, unless it ticks off all boxes.
That dude looks to be a badass biker back in the day. Beard and missing front teeth kind of gives it away.
The beard must be quite a sight around the town. A beard like that would be very rare in Mexico. It was hard to see if he didn't have any front teeth but if so, I am surprised, because dental care in Mexico is so cheap. He could easily have implants for around 600 dollars each.
I'm not trying to be difficult - but one of the anxieties that face people is that rent will increase at a faster pace than investment income will. This is born out in many places, where tenants were pushed out as rents increased - San Fran, Los Angeles, New York, etc.. then where will you go, keep getting pushed out in a time in your life that you very much want stability and security.. so purchasing the property offers some protection against that happening, and gives stability and predictability in monthly costs.
