    Hi Alaattin & Cameron. Thanks for your informative videos and straight talks. Are there any differences in your recommendations for the exit strategy when the real estate purchase is made via a turkish company (anonim şirket). Like the 5 year time required for tax free sale for personal purchase.

    I understand about the price to purchase etc... but what is the approx return for these 1 bd and 2 bd apartments per month in and around the city centre? That’s what is missing here!
    An average is needed... just so we know what incomes will be made from such investments...

    Istanbul is a historical place, populated for a long time, so the land availability inside the city center is not easy, even see on your website most of the city construction is towers. which area do you think you can find a property with a garden floor in the city ?

      It is true that in the city center it is hard to find garden floors or houses with gardens. However in Levent-Etiler area there many such properties. But obviously the central location + garden comes with a premium.

    Good point by Ali. The devaluation of Turkish lira is a major factor by being very careful in investing in Turkey. To exit from the market and head back home will be a bad experience financially.

    Well, who is selling "below market" value?
    Or from your last point, please tell us where are those land owners selling it below market value?

      Well as mentioned in the video there are such opportunities arising from time to time. And in order to come across such opportunities you have to keep one eye on the market constantly. As Property Turkey as part of our job we have both eyes and ears on the market all the time. So that’s why we’re able to find such deals.

      OK Is it possible that you can put me into some sort of an alert list and let me know if any such opportunities arrives?
      Also, are there any options to buy the real estate locally in Turkish Lira?
      Right now, buying in USD doesn't make sense as the lira is falling and when it's time to exit, my local Turkish buyer wont buy and pay me in Dollars.

      Also, You can’t buy Turkish real estate in Dollars. The prices are in Turkish liras. On our website the price is represented in different currencies based on the exchange rate.

    Unfortunately due to the falling lira, I can't even recover the money I have paid off for the investment home.
    Let's hope the prices go to a reasonable amount where selling is actually possible

      @@khaleefax9553 yes. Prime location. Prime project. The prices have gone up by more than 65% in 3 years in lira, but the lira fell by more than half since I purchased the home 3 years ago, so I am stuck. At this moment I cant sell it for the same dollar amount spent 3 years ago. So I am hoping for lira to recover, or for prices to be adjusted for inflation.

      I hope it does and it's good for you.
      Is it an owner occupied or rented? And if rented, does it yield you about 4% rental? Say you invested US$100,000, you should get a yearly rent of $4000, which is about $333.00 every month before paying taxes and maintenance of the property.
      Sorry, I don't mean to be nosy but I was thinking to purchase something in Istanbul; however, looks like it's time to wait a little?

      @@khaleefax9553 unfortunately no, it doesnt give 4% yield. In my case it can be rented for 4% in lira terms, which is less than 2% on the dollar invested. I have not rented it out but that was the offer I received.

      @@khaleefax9553 I cannot tell you whether to invest in Istanbul or not, as people have different investment objectives. Right now is not a bad time because lira is way way way down than anticipated. But the rental yield is not good in Istanbul. Even if you listen to the Straight Talk series, you hardly find anything on rental properties because rental yields are pretty low in Turkey (compared to Europe, for example). If you really want to buy property in Istanbul, I would say that now is a relatively better time. But overall I wouldn't recommend Istanbul if you want a good decent rental return.
      Exceptions are always there though. You might find yourself lucky and get a very good deal, which will give you good return. However, you may want to look more into Capital Appreciation when it comes to Istanbul.
