    Earthquake!! Yup!! Plz do talk about it and if one should be concerned about it. I've been planning to move my family from Dubai to Turkey from sometime ... and here I am now being told "oooh you should not go there, Turkey lies on fault lines".
    Guys, plz do talk on this soon. Thanks guys ... I've learnt so much from your videos.

    Earthquack and real estate investment are closely connected things. We want to know what measure turkish construction companies takes, how much their building are safe and how are insurence security etc especially for foreign buyers. Also which are more prone areas and which less prone areas, where the land is strong to tolerate the earth quack of 7 plus one etc.

    Other than the two reasons you mentioned for the new build preference, are there any other reasons for this preference?

      Sure, there are many reasons why people prefer them. They mostly have 24/7 security, concierge services, social facilities such as gym, pool, sauna, children playgrounds. The green area allocation is also much higher plus the build quality is generally higher. Not to mention that most can withstand earthquakes up to 9 recto scale...

    Please tell me if my assessment is incorrect.
    With citizenship by investment dropping to 250K USD and low turkish bank interest rates, is very attractive for buyers and due to that there is a high demand relative to the supply. What will happen when interest rates go up again and citizenship by investment goes upto a million or so, most buyers will disappear and it will lead to massive drop in demand and will drop the prices. Dont you think currently market is in a bubble waiting to be burst soon?

      Well Junaid, actually no. Because the foreign buyers account for less than %4-5 of the entire market. The Turkish real estate market is an organic market in which the overwhelming majority of the transactions happen among locals. So at this point, there are no indications that the required amount for the citizenship by investment program will go back up to $1M. Even if it does, its effect on the market will be insignificant.

      @@user-ov2tm2un1r but what about interest rates going up soon? Wont it drop the demand because locals will not be able to afford a loan with high interest rates?

      @@junaidzaidi708 Please note that construction industry is the biggest sector in Turkey. And from time to time the government introduces special interest rates for housing loans. It happened this year right after the lockdowns to stimulate the property market. This means that even if the interest rates go up for borrowing money, the mortgages will still be available with relatively lower rates because the government has to keep the biggest industry active. Otherwise you are looking at a major crisis in Turkey. The construction companies depend on sales during the construction process. Non or less sales means that they won’t be able to finish the projects that they have started and won’t be able to pay their credits that they’ve loaned from the banks. Since the construction companies are the biggest loaners, their inability to pay up their debts would create a domino effect then the entire country would go towards an economic collapse. No government would let that happen. So to sum it up : The rise of the interest rates might affect the housing market in the short run but it would not be a permanent problem if we take into the governments track record of initiatives into consideration.

    I’m from California so earthquakes are not a problem for me. It’s very good to know about the 2002 regulations, I remember the 1999 quake...... Is anything (most things) built after 2002 considered safe in earthquake terms?

      That’ll depend on the specific property but as a general rule of thumb yes !

    Nice program. Love the statistic. Please, please, please LEAVE your WhatsApp Number a while longer, allowing folks time to write it down.
