I wanted to show you some home staging tips on what you can do to make your Dining room show ready regardless if its formal or informal dining rooms.
According to a recent study by the National Association of Home Builders (NAHB), builders expect new homes to be 10 percent smaller in 2015 then in years past. One reason for this is because certain removes like the formal living and dining room is becoming obsolete.
When home staging a Dining room make sure to show the major focal point of the room. Also, make sure you have an updated chandelier to showcase the space.

I love my formal dining room and living room. i once lived in a home with a very open floor plan and it drove me nuts i love my family and all but i do not need to see them while i am cooking dinner or cleaning up after lol
We built our house 11 years ago and chose to have a formal dining and living just for resale. But, our family grew and we find that we use both the dining and the nook for large family gatherings and we use not only the living room, but the family room and our basement room for visiting. The living room serves as a nice quieter conversation area, the family room houses those who want to play games and the basement usually has a football game and/or noisier activities. I'm so glad we made the decision to have all of these rooms.

I love to have my formal dinning room separate from the kitchen area. We use every Sunday and some weeknights when we are too many for our breakfast nook. And I also like to keep the mess of cooking away and out of sight while we enjoy our meal in a nice Dinning room area. It seems like we always eat at a nice Restaurant but at home. Our children prefer to eat at home in our dinning room than at Restaurants full of people. Our living room has it's own flare and I like it to be a special area to hang out and read books and greet friend that stop by and even If my kitchen is not in perfect neat order due to the cooking we do (Breakfast time and Dinner time) it's not seen from the Living room area. I surely don't like open floor plans where everything is a full sight.
I like your perspective Raina Sheppeck that you can keep the mess out of the dining area and actually enjoy a meal without the dirty dishes haunting you.
I need my formal dining area living spaces!
It's now 2020 and I am still glad my kitchen is not directly visible by the living room frequenter (me not being guilted by dirty dishes). I am looking forward to having the following go OUT of style: gray everything, reclaimed wood barn door in contemporary vignettes, kitchen white-outs and the fishbowl great room. Give me some color to mix with the neutrals, some private space (family desperately needed in 2020) and more outdoor living ideas with developed landscaping in the mix. Even though it's been 6 years since this vid was posted your tips are still relevant and helpful. Thank You

We live in an older home that was built with a formal living room and dining room, a small eating area in the kitchen and a family room. Here's how we made these rooms work for us: the dining room(rarely used) was turned into a home office; we put two small loveseats from the family room in the kitchen eating area making it into a reading spot because of the natural light; and moved our dining table into the family room where it has lots of space to accomodate a large group and is near a fireplace. It is no longer formal, but it works well for small and large groups in our home now.
Linda Johnson I think it's great that you turned it into something that you'll use more often than a formal dining space.
I love the more modern open style, not a formal living and dinning room kind of gal. I like to be able to talk to someone in the kitchen, dining room and living room for any of those rooms, without yelling or stopping what I might be doing, like cooking or crafts to talk to someone who may be in the living room or cooking or making snacks in kitchen.

I like multi-use rooms, but I hate the kitchen to be open to other rooms. When I feed someone supper, I don't want to see the mess in the kitchen. Cooking can be messy.

Our kitchen/dining area is decorated in sort of retro diner style. My Brit hubby loves it. We live in the UK where homes are so much smaller than the states, so it's tricky to get things right. Love all your tips. Thanks so much :)

We are in our 40s and use our formal living/dining rooms frequently and would never consider buying a home without these rooms. Oddly I just read an article from a group of designers whose wish was that builders would bring back this room in models.

I agree with you Tori about leaving the table without place settings. In this situation, all those settings would look rather cluttered and detract from the gorgeous wood.
thank you....yeah I think setting the table is a bit much these days...we've moved passed that.
We use our formal dining when the dinette table is cluttered. I also enjoy having people over for a lovely dinner experience.

I love a formal dining room to atleast sit 8 for family get-to-gethers. I also like a small sitting area in the kitchen for atleast 4 for small meals. Either a small table or a kitchen bar with chairs.

i really find it stressful to look at the kitchen all the time. I love formal living/dining rooms. They are great for the family and great for entertaining and we are not plagued by the kitchen.

TheNestDesign thanks I do to if the space is vacant, can be a bit annoying to the sellers if they still live in the home.
I would use a table runner; I'd never put pieces directly on my table.

Hi Tori, wow not setting a dining room table! I have been told by many other home stagers that setting the dining room gives the feel and look of something warm and inviting. I have to admit I was surprised when you said not to set the table but after listening to you and thinking about it, your right, it creates clutter and it can get dusty rather quickly and you dont want buyers to see the dust on the plates.

New subbie from Erin at Busbee Style. We actually use our formal dining room nightly for our family dinners and of course when we have guest over for dinner. We use our kitchen nook table for breakfast & lunches. I find we linger more in the formal dining room engaged in coversations free from the distractions.

2020 already. Dislike open floor plans a lot! Am a big fan of two beautiful sliding doors with glass in them in between the living room and the dining room. Also very much like the family room to be apart from it, so the kids can make their noise and leave some of their stuff, without anyone being bothered by it.

We have a small formal dining room away from the kitchen that we use as an office. Should we stage it as a dining room for resale. Our kitchen has an eat-in space that we use as for eating.
We have an older home (Victorian) and yes we have a formal dining room. We use our dining room for every meal.

We have dining space open to family room. We tried the low color minimalist thing. It was too depressing for us and bare rooms make every tiny bit of clutter stand out. We've gone back to big splashes of color with mementos, family pictures, etc. We rotate things to keep it fresh and reduce dusting chores. My question about staging for sale is how far to go with the bare look. Some people do table runners, is that still okay? Can you keep your ceiling fan or do you have to use chandiliers?

I think it is a trend and formal living will come back around and those open floor plans will be out of date. What nobody talks about is having to live in those open space. You see and hear everything! There is no getting away from the family mess. I can see the desire of formal living coming back in vogue.

We do not have a table at all in our home. We just use the bar since it's just the two of us. We have a breakfast nook and a formal dining area. I want to purchase a table for the showing, and of course move it with us. Will the house look like it's missing something without a table? I'd love to know your thoughts.
+Jen Rand would the table be in one of the first rooms you see as you walk into the space? If so, then get a table you may be able to rent one too. Were the flowers on the table in the pumpkin real or fake? What are your thoughts on real vs. fake plants/flowers?
hmmm...they were fake. I'd opt for real, but fake will do if they look life like are clean not dusty
Real woulfld be better and the pink candles arent fall, they clash with the rest.
I think a nicely set table with pretty glassware... really showcase a dining room. Especially a formal one. I think the trunk is way too large and too much on the credenza. Just my untrained opinion

The decor is very outdated. Who uses colored candles? Simplicity is best
