I put those baked cookies on a plate along with cocktail napkins and bottled cold water sitting in a bowl of ice. All out on the breakfast nook table with brochure of the house the realtor had made. When you are selling in Oklahoma in the summer months cold water looks very inviting. Got it sold in a fairly short time frame for a good price per square foot for the neighborhood. Did my own staging as well.

Great tips! My husband and I decided to build our house for many reasons but I fell in love with the model of home we built because they had staged the heck out of it! Of course our house doesn't look remotely close to the staged home but that doesn't matter because they (stagers) are in the business of selling dreams not reality haha!
Do I have to put a white coverlet on the master bed? I choose almost the same bedding from Amazon but in a light sage color because i have blue green color, beige walls and and nature inspired art work.

We've built a new home so our current house won't be occupied when it goes on the market. is it better to show the house empty or would it be better to stage it? Is there a difference when you sell versus lease your house? Thank you!
I've always said that a staged home is better than a vacant home, but a vacant home is better than one that is badly furnished. I would say, if you're selling, stage it. If you're leasing it, it would be fine empty.
In 2011, I staged my one-bedroom co-op by going maximally minimal. I did a "zen makeover" for the bedroom and made sure there was greenery around the whole apartment. Sorry, I'm not convinced. You're sitting in a dingy gray room on a folded down futon that doesn't coordinate with the wall color. The lighting is uninviting. There's no decor on the walls or around the lamps, and you're showing mass produced products on a white background instead of as they would actually look staged.
I find it ironic that staging includes setting the table when all other ‘personal items’ are to be removed so people can see themselves living there. To me seeing a table set is a very personal choice of dish and decor style. It also sends a message someone is living here and getting ready to eat and I’m intruding on meal time. Just give me a plain unset table and I’ll add my own dishes. Just my thoughts. Maybe it’s an age thing….when you enter someone’s house and see the table set you get the message that they are about to eat and you need to leave or cut your visit short.

If your bathroom is all white, then you need towels with a colour, perhaps pale pink or pale green or blue. White towels can look very bland sometimes
