Surely a great deal of the “exiting” old school landlords are motivated to leave the market because of section 24 and are therefore not incorporated and it is therefore more difficult to track them as they will own the properties personally? Those who’ve incorporated represent the more progressive landlords less likely to depart the market?

EPC rule is 2025 for new tenants, 2028 for existing as far as I remember when I read the book of words.
What if you have the property already and need a JV partnership on a no brainer investment...? I can't find anything that covers this?

Not always maybe just retiring not necessariot about section 24. But you are right the gems are still hidden
