Henderson VS Summerlin - What's the Difference? Choosing a place to live in Las Vegas can be tough, Henderson & Summerlin are two of the most popular areas in the valley.
My first impression of each.... as someone who travels for the WSOP every year for the last 10 years to the strip.... Summerlin is newer, younger and a bit more popping IMO.... Henderson is older, a little sleepier and a bit more anonymous IMO. If I had to choose ~which I do not.... I would opt for Summerlin. I think I would feel a greater sense of community being a transplant in Summerlin than in Henderson. That is my first impression but could change over time with experience however. My opinion takes no account into values and costs of each and the advantages of anything other than my specific feeling regarding my first impressions.
I've lived in summerlin I've lived in Henderson old Town Henderson I like both but I like summerlin better. Red rock vs Green Valley. I think red rock is better

I love hiking in Red Rock. I’ve probably hiked every trail there at least a dozen times. Use to go there before they charged you an entrance fee. Nothing like hiking the sandstone canyon trail early in the morning and sitting above the upper pools having lunch and seeing the entire valley.

Henderson is a much better value. The views from the higher areas in Henderson are just as good as Summerlin for 30% less money. I would argue that a lake view home in Lake Las Vegas which is in Henderson is better than anything Summerlin has to offer for less money. Just my opinion though.
Maurice Cohen all good points. Henderson is actually just as expensive as Summerlin, especially in the higher areas. I would definitely not say 30% less. Henderson has become quite expensive these last few years.
@@favoritelasvegasrealtor I'm basing this on my own research. I priced the exact same model house (5000 sqft William Lyon home similar options) in Summerlin and Lake Las Vegas (the Henderson home had good lake view too). The Summerlin home was 25% more. I compared other homes too.
A lot of parts of Summerlin u have 2 HOAs to pay. A traditional HOA monthly payment and a Futures Project monthly payment. I’m not sure if I got the name of the 2nd monthly fee but my realtor told me that
Dom Roach lol your realtor was 100% wrong. In Summerlin there is one HOA fee and depending if you live in Summerlin North, West or South it will be between $47-$50 a month. If there are two HOA fees it’s because it’s in a gated community. Then you will pay the Summerlin HOA fee and the gated community HOA fee. There are SIDS in all the new builds in Summerlin which is mainly in Summerlin West and South. That is paid every 6 months. Google what SIDS are. Henderson, in the newer builds have LIDS, which are essentially the same thing as SIDS. Lived in Summerlin for 10 years and it’s my area of expertise. I know this info I provided is 100% correct.
Also this holds true for many communities, not just Summerlin. If you live in a gated community you will be paying 2 HOA’s fees. However in Providence a lot of the non gated communities have 2 HOA fees.
John Hix wrong advice. Any home that has no HOA in Vegas tends to be in an older neighborhood and the neighborhood tends to be dumpy. HOAs help uphold the value of the neighborhood.
Angela O'Hare - Las Vegas Realtor I like the older neighborhoods as long as people maintain their property. My neighborhood is well maintained without HOA. Older neighborhoods typically have more land. The newer houses are built right next to each other. Some don’t even have driveways that can fit a full size truck. Overall I understand enjoying the freedom of No HOA and I understand why some people like it.
Both area is really nice. Henderson is a little bit more affordable but if I had a choice which I do. We are actively buying a house right now Summerlin is going to be home! I am a native of Las Vegas born and raised. Great video
I play smart when I pick the place to live. I always pick boarder between two cities or two states. Now I am living in Las Vegas but next to Henderson. I got both cities less than 15 minutes walk from each other.
Summerlin is actually a very narrow N-S area at the very west edge of Vegas. Dont get your blinders on and get fixated on "Summerlin." For example, Queensridge, the Lakes, Spanish Trails, and Canyon Gate are 4 of the (if not THE) best communities in Vegas... yet none of those are in Summerlin. Also bec its on the very west edge, its not nearly as close to "everything" in Vegas. Imo Spanish Trails is the most beautiful place in Vegas that is also located centrally. Take a look.
J Barry Spanish Trails is nice but an older community. Yes there are tons of wonderful communities in Vegas besides Summerlin. But the point of the video was to compare Henderson versus Summerlin since most people who move to Vegas have only heard of those two areas. Plus most people would prefer to be as far away from the strip then to be centrally located. That part of the valley has gotten way over populated!
Perfect timing. We are planning to move in 18-24 months and this was a key question for us. After viewing this video and some additional research we have decided on Summerlin.

kristiflea2 hey there. I think some people feel that Summerlin is cooler than Henderson is because of how elevated Summerlin is compared to Henderson. When it’s hot, it’s hot regardless if it’s a 5 degree difference. Not sure I understand what you mean about Summerlin and Vegas being solvent. Unfortunately I am not sure what area has weathered COVID better.
@@favoritelasvegasrealtor Thank you. By being solvent, I guess I was meaning if either of the cities had to have severe layoffs due to Covid19 or were more economically impacted. It seems that Henderson is trying to build their industrial base to be less dependent on tourism. Also, am single and 70, am planning on a guard gated, but don't want age restricted. Any suggestions?
Las Vegas area is a valley...Summerlin is located in the West and has a higher elevation so it is cooler than Henderson. The late Howard Hughes named Summerlin after his mother's maiden name and purchased most of this land for future development in the early 70's.
I like Henderson better. Summerlin is beautiful in it's own way, but seems more crowded and has more traffic. Henderson has a cool real downtown while Summerlin has a nice mall like complex called Downtown Summerlin. Henderson is also close to Boulder City which is awesome and a great mall called the Galleria mall. To be more accurate in breaking down the comparisons is not to generalize because both have excellent neighborhoods, but also bad seedy and bla areas.
That's funny I think the opposite of Summerlin. I feel Henderson is way more crowded and the traffic is horrific. Not sure what part of Summerlin has any bad and seedy areas. Of course Henderson has a cool real downtown b/c it's a city. Summerlin again is the largest master planned community in the valley. So in reality you can not compare the two at all.

Green Valley is safe. No graffiti, the Henderson police don't mess around either. Summerland is overpriced, postage stamp for property, and nothing but hoa's.
Henderson sucks unless in the hills...everything is stop n go n hard to get around...Summerlin is way better, more homey, better or easier access to store's...Henderson is old...both are rip off associations that takes away from wanting to go there

@TheSweetLife70 the max HOA fee for Summerlin is $50 a month, unless you live in a gated community. Then you will have 2 HOA fees. Summerlin's HOA tends to be the cheapest in the city, plus it offers tons of amenities, unlike other communities. Property tax are not high here either.
@TheSweetLife70 what is the % of property tax in Summerlin? I'm sure whatever it is, is still a lot less than crazy California tax. HOA is everywhere in California, we live in country club here and has high HOA. We were considering move to Irvine but the millions dollars homes have no privacy. Houses are too crowded. Yorba Linda houses have big backyard.

Skye Canyon is beautiful. I have done a video on that community. I have not done a video on Boulder City and I am not too familiar with the market over there. It’s over 45 minutes away from me.
We were considering moving to Las Vegas, but there are so many HOAs in every new community and with the school ratings being low, we just figure our current place is good for now. Of the two we visited, Summerlin was nicer.
Henderson is over populated but that tells u that people choose bc of a better reason. Summerline is best too bc its high end new community, but I don’t like the feeling that it’s closer to north lv than henderson. North where all the chronics hang around. When we drove there one day heading to mt charleston in October of 2012, there was only one mansion sitting in a middle of the mountain desert, I believe that’s the start of now called summerlin.

Nice! Nevada is a great place to retire to, especially with no state income taxes and low property taxes, it's worth checking out! The cost of homes are very comparable between the two! It's really all about the feel, in my opinion. I have done 4 different videos on the retirement communities that Summerlin has to offer, you should check them out..
Green Valley is awesome! Wedged between golf courses, has a great mall, lake mead close. I have no hoa fees. Huge house with nice large very private backyard.and large pool.
I forgot to mention that summerlin is all HOA's and the properties are the size of a postage stamp for average home, mostly 2 stories wedged up against each other so zero privacy.
Henderson has an old affordable section,plus a new expensive area that keeps growing with some history,Summerlin is more of a Johny come lately trying to get established!

We have Lived in Vegas and Henderson, for "41" Yrs. I would Suggest LOOKING, on All Sides of Town. We Prefer Henderson. We are Retired, and Live in a "55" and Older Community. We would Not Live Anywhere else. Summerlin, is Very Large and Spread-Out.There is Alot more Traffic, on the West side of town. Vegas and Henderson, are Ever-Changing, and have Grown Tremendously, since we Moved Here of course. There is Plenty of Work, of ALL Type's, and Opportunity Here. No, you Never Get Used to the Heat. You Learn to Tolerate it. Every Place, has it's Pro's n' Con's.😊
Kiki that’s funny, I think the opposite. I think Henderson is way spread out and a lot more traffic. Seems very congested in Henderson. I have lived in Vegas for 28 years and mostly in Summerlin North and Desert Shores. But you are right, there are all types of neighborhoods in the Valley. Plus Henderson is a city with over 300,000 people, while Summerlin is the largest master planned community in Vegas with over 150,000 people. So I would say Henderson is much larger than Summerlin.

In Summerlin, which is Just a Large Community, there is 150,000. You are IN the City of Vegas, with Over 3,000,000. The Community of Summerlin, is so very Spread-Out. Angela I really enjoyed your video. I am looking to relocate to either the Seattle area or Vegas from the Northeast (New England)I know 2 completely different places. I have 2 young kids and not close to retirement but would like to live in warmer weather with the retirement type of feel but not Florida which is where the majority of the east coasters retire. Do you have children or know people who can personally attest to the school systems. My biggest concern is the schools. Seeing these videos I think Summerlin would be a happier place for me vs. Seattle but I have a 9 year old and 6 year old to consider education wise.
Hi Candice.. My kids went to all the Summerlin Schools from elementary to high school and now they are in College. I love the Summerlin area, it's so beautiful and very family oriented.

Amira2551 only if you live in the newer part of Summerlin there’s SIDS, but Henderson has the same thing in a handful of their new communities called LIDS. In fact a good portion of the newer master planned communities across the valley has one or the other.
CommonSensei yes and no. As a local you rarely go to the strip. In fact I avoid it like the plague. Vegas is not just about the strip. Basically the strip is for tourists.
I am looking for an urban dense community would paradise nv fit that description so I can work and live in a community and not need a car kinda like sustainable living.
Summerlin is a nicer area. Henderson includes areas with much higher in crimes. I live in Henderson just outside the McDonald Ranch gates and had my car broken into. I am too near Old Henderson. Summerlin is mostly all nice, Although I consider Red Rock, The Lakes, Sun City all the way to the Lone Mountain area as Summerlin.
Summerlin baby sounds like my spot not far from the strip like Henderson. Plus a little more ritzy life style In summerlin moving there in a few months thank you . My company is transferring me there from southern California.
West Henderson is more convenient for Californians. The schools in summerlin are better - but Nevada schools are bad which is sad. Summerlin is far from the strip. I like southern highlands because I am Californian and I drive to Vegas. And I like to be closer to the Strip.

My exact thoughts. One is on the west side and 30 minutes away, the other is on the east side and 16 minutes away. Nothing about culture, food, amenities, housing, costs?
I agree. It's mostly just hey Summerlin is in the North West side with parks and stuff, then Henderson is in the South East side also with parks and stuff. I am going to throw numbers out there to compare an ENTIRE CITY with a COMMUNITY WITHIN A CITY even if that doesn't make sense. And is it just me or she sounds so incredibly biased over Summerlin? She was trying so hard to sound like she is isn't. I came to watch this video to learn but I'm just confused now. Off to watch other videos with actual information....

I live out in that area and i love it. Only draw back is the area is expanding so there is a lot of new construction going on but its quite and has good shopping and food options close by.
Just a bit of cherry picking on those videos giving Summerlin the edge. Henderson has a lot of REALLY NICE areas too. Condos in McDonald Ranch for 1 million. A lot of green areas too. Summerlin has its share of boring tract homes as well. Black eye for both is horrible traffic on the 215 to get there. That is the plus for Southern Highlands...quick access to better flowing 15 if heading to the airport, the strip, the new stadium, UNLV, etc. But that's another video!
Hmm, not necessarily so. They both are equal when it comes to middle and high class. Summerlin has the Ridges with multi-million dollar homes. Numerous villages in Summerlin have over million dollar homes. Henderson has Seven Hills and Anthem, that I know of off hand. So it’s really not that simple..

Yes I think buying in a gated community is a must, especially if you are not living here full time. Summerlin has so many awesome gated communities throughout its Villages. I work with several clients that are in your situation.
@@larcat6548 If you live in a gated community you would be responsible for the monthly HOA fees and the yearly property tax. As well as electricity, sewer and water.

There is a 5 to 8 degree difference in temperature year round - Henderson is warmer...In the summer that makes a difference. I live in Henderson, and when its 110 here, its about 104-105 , sometimes cooler. 105 degrees is tolerable, 110 degrees (plus), every day for 3-4 months, is not for me.

It seems that Henderson is trying to build their industrial base to be less dependent on tourism. Also, am single and 70, am planning on a guard gated, but don't want age restricted. Any suggestions?
Las Vegas area is a valley...Summerlin is located in the West and has a higher elevation so it is cooler than Henderson. The late Howard Hughes named Summerlin after his mother's maiden name and purchased most of this land for future development in the early 70's.
If I were to move to NV I would want to live in a neighborhood were I could have a pool in my own backyard.
I like Henderson better. Summerlin is beautiful in it's own way, but seems more crowded and has more traffic. Henderson has a cool real downtown while Summerlin has a nice mall like complex called Downtown Summerlin. Henderson is also close to Boulder City which is awesome and a great mall called the Galleria mall. To be more accurate in breaking down the comparisons is not to generalize because both have excellent neighborhoods, but also bad seedy and bla areas.
That's funny I think the opposite of Summerlin. I feel Henderson is way more crowded and the traffic is horrific. Not sure what part of Summerlin has any bad and seedy areas. Of course Henderson has a cool real downtown b/c it's a city. Summerlin again is the largest master planned community in the valley. So in reality you can not compare the two at all.

It is, it's the second largest city in Nevada. Which is shocking. But it is super close to Vegas, so a lot of people buy in there.

Green Valley is safe. No graffiti, the Henderson police don't mess around either. Summerland is overpriced, postage stamp for property, and nothing but hoa's.
Henderson sucks unless in the hills...everything is stop n go n hard to get around...Summerlin is way better, more homey, better or easier access to store's...Henderson is old...both are rip off associations that takes away from wanting to go there

@TheSweetLife70 the max HOA fee for Summerlin is $50 a month, unless you live in a gated community. Then you will have 2 HOA fees. Summerlin's HOA tends to be the cheapest in the city, plus it offers tons of amenities, unlike other communities. Property tax are not high here either.
@TheSweetLife70 what is the % of property tax in Summerlin? I'm sure whatever it is, is still a lot less than crazy California tax. HOA is everywhere in California, we live in country club here and has high HOA. We were considering move to Irvine but the millions dollars homes have no privacy. Houses are too crowded. Yorba Linda houses have big backyard.

We were considering moving to Las Vegas, but there are so many HOAs in every new community and with the school ratings being low, we just figure our current place is good for now. Of the two we visited, Summerlin was nicer.

I would say they are both fairly comparable.
Henderson is over populated but that tells u that people choose bc of a better reason. Summerline is best too bc its high end new community, but I don’t like the feeling that it’s closer to north lv than henderson. North where all the chronics hang around.
When we drove there one day heading to mt charleston in October of 2012, there was only one mansion sitting in a middle of the mountain desert, I believe that’s the start of now called summerlin.

Nice! Nevada is a great place to retire to, especially with no state income taxes and low property taxes, it's worth checking out! The cost of homes are very comparable between the two! It's really all about the feel, in my opinion. I have done 4 different videos on the retirement communities that Summerlin has to offer, you should check them out..
Green Valley is awesome! Wedged between golf courses, has a great mall, lake mead close. I have no hoa fees. Huge house with nice large very private backyard.and large pool.
I forgot to mention that summerlin is all HOA's and the properties are the size of a postage stamp for average home, mostly 2 stories wedged up against each other so zero privacy.

We have Lived in Vegas and Henderson, for "41" Yrs. I would Suggest LOOKING, on All Sides of Town. We Prefer Henderson. We are Retired, and Live in a "55" and Older Community. We would Not Live Anywhere else. Summerlin, is Very Large and Spread-Out.There is Alot more Traffic, on the West side of town. Vegas and Henderson, are Ever-Changing, and have Grown Tremendously, since we Moved Here of course. There is Plenty of Work, of ALL Type's, and Opportunity Here. No, you Never Get Used to the Heat. You Learn to Tolerate it. Every Place, has it's Pro's n' Con's.😊
Kiki that’s funny, I think the opposite. I think Henderson is way spread out and a lot more traffic. Seems very congested in Henderson. I have lived in Vegas for 28 years and mostly in Summerlin North and Desert Shores. But you are right, there are all types of neighborhoods in the Valley. Plus Henderson is a city with over 300,000 people, while Summerlin is the largest master planned community in Vegas with over 150,000 people. So I would say Henderson is much larger than Summerlin.

In ALL of Vegas, the Population is 3,000,000. The reason that Henderson seem's Congested, is because there are 310,390 People here, but Remember, we, are a Whole City. In Summerlin, which is Just a Large Community, there is 150,000. You are IN the City of Vegas, with Over 3,000,000. The Community of Summerlin, is so very Spread-Out. Guess it Come's down to, What you are Used to. HOME, is Where you Make it. Henderson is Known for the Lowest Crime-Rate, as well.

Angela I really enjoyed your video. I am looking to relocate to either the Seattle area or Vegas from the Northeast (New England)I know 2 completely different places. I have 2 young kids and not close to retirement but would like to live in warmer weather with the retirement type of feel but not Florida which is where the majority of the east coasters retire. Do you have children or know people who can personally attest to the school systems. My biggest concern is the schools. Seeing these videos I think Summerlin would be a happier place for me vs. Seattle but I have a 9 year old and 6 year old to consider education wise.
Hi Candice.. My kids went to all the Summerlin Schools from elementary to high school and now they are in College. I love the Summerlin area, it's so beautiful and very family oriented.

Amira2551 only if you live in the newer part of Summerlin there’s SIDS, but Henderson has the same thing in a handful of their new communities called LIDS. In fact a good portion of the newer master planned communities across the valley has one or the other.
They both are far from strip and Chinatown. Isn’t the Strip the main draw to Vegas?
CommonSensei yes and no. As a local you rarely go to the strip. In fact I avoid it like the plague. Vegas is not just about the strip. Basically the strip is for tourists.
I am looking for an urban dense community would paradise nv fit that description so I can work and live in a community and not need a car kinda like sustainable living.
Summerlin is a nicer area. Henderson includes areas with much higher in crimes. I live in Henderson just outside the McDonald Ranch gates and had my car broken into. I am too near Old Henderson. Summerlin is mostly all nice, Although I consider Red Rock, The Lakes, Sun City all the way to the Lone Mountain area as Summerlin.
Summerlin baby sounds like my spot not far from the strip like Henderson. Plus a little more ritzy life style In summerlin moving there in a few months thank you . My company is transferring me there from southern California.

West Henderson is more convenient for Californians. The schools in summerlin are better - but Nevada schools are bad which is sad.
Summerlin is far from the strip. I like southern highlands because I am Californian and I drive to Vegas. And I like to be closer to the Strip.

I agree. It's mostly just hey Summerlin is in the North West side with parks and stuff, then Henderson is in the South East side also with parks and stuff. I am going to throw numbers out there to compare an ENTIRE CITY with a COMMUNITY WITHIN A CITY even if that doesn't make sense. And is it just me or she sounds so incredibly biased over Summerlin? She was trying so hard to sound like she is isn't. I came to watch this video to learn but I'm just confused now. Off to watch other videos with actual information....

Just a bit of cherry picking on those videos giving Summerlin the edge. Henderson has a lot of REALLY NICE areas too. Condos in McDonald Ranch for 1 million. A lot of green areas too. Summerlin has its share of boring tract homes as well. Black eye for both is horrible traffic on the 215 to get there. That is the plus for Southern Highlands...quick access to better flowing 15 if heading to the airport, the strip, the new stadium, UNLV, etc. But that's another video!

Hmm, not necessarily so. They both are equal when it comes to middle and high class. Summerlin has the Ridges with multi-million dollar homes. Numerous villages in Summerlin have over million dollar homes. Henderson has Seven Hills and Anthem, that I know of off hand. So it’s really not that simple..

Yes I think buying in a gated community is a must, especially if you are not living here full time. Summerlin has so many awesome gated communities throughout its Villages. I work with several clients that are in your situation.

There is a 5 to 8 degree difference in temperature year round - Henderson is warmer...In the summer that makes a difference. I live in Henderson, and when its 110 here, its about 104-105 , sometimes cooler. 105 degrees is tolerable, 110 degrees (plus), every day for 3-4 months, is not for me.
