Good question thank you for asking! Currently, the Del Webb HOA is $200 and the Lake Las Vegas Master plan HOA is $153 for a total of $353. There are SID/LID annual payments on most homes that pay for infrastructure that go away when satisfied. I can look up the balance on each home you're interested in. Is it a true Del Webb community? We moved into a retirement community that was shown as Del Webb but then we found out that Pulte had purchased the name so it is not a true Del Webb as their earlier developments.

Hi!! Thank you for watching and reaching out. Nearly All the 55+ communities have homes for rent. The ones currently available in Lake Las Vegas are around $3500 a month. Other communities have more reasonable rental rates some as low $1700 or so. Album Union Village is a 55+ apartment in Las Vegas but that's the only one I've heard of.
It does get warm here, but this was shot in the fall, and it was a Sunday. Lake Las Vegas is not a party place, so it doesn't crazy like the strip. Lots of people have 2nd homes there so it never feels that busy, just brisk. My clients love it there and Lake Las Vegas may be calling to us when we downsize 😎 Thank you for watching!!
We moved from Mexico to here and love it. It's a lot more less expensive and much safer. You can't beat it. Get out of Mexico. It's not worth it anymore. Check this place out you won't be disappointed.

As for grocery 's there is a Smith Super store 3 miles away on Lake Mead hwy . A short drive. You are only 25 min . to go to the strip . 😮😮😮🎉🎉🎉

It's a great place! I just finished with RUclips clients there yesterday and we got a beautiful home for them. It's an inspiring place to be with the amazing mountain and water views. Nice video. Del Webb is very active community with almost daily events at the clubhouse. There will be a total of 786 homes in both phases. Most retired residents don’t travel far so distance is not an issue and a lot own golf carts for community and rides to the village. 55+ is for 80% while 20% can be under 55 years of age due to “Fair housing act” rules. Anyone who believes the wash fills the lake is wrong , a simple google search will educate you on the facts. The only time the wash enters the lake directly is during major storms. Best to buy now, once the whole LLV community is complete prices will rise.

It's about 13 minutes to the nearest hospital from where I live in the middle of town. There are lots of great neighborhoods, even luxury communities 1-2 miles from hospitals, but not Lake Las Vegas. Dense urban areas do have their advantages. Thank you for watching 🙏.
I've seen commercial occupancy go up and down there over the last 20+ years. The entire area on both sides of Galleria Dr is filling in with homes from Boulder Highway to Lake Las Vegas. I'm sure it will be bustling again in no time and there are more restaurants in the Hotels, coffee shops and desert shops. We had fun there while shooting. I was impressed with how much Seasons Grocery had even though it was small. The staff is friendly, and the store is beautiful. Most of my groceries get delivered from Amazon Prime these days but I am sure I would be a frequent customer if I lived there. I've never heard my Lake Las Vegas clients complain about it. I read comments from Las Vegas residents regarding man made "lake" water quality. Equally concerning is the longterm viability of water supply notwithstanding water quality.
Yes, I see online comments go all over the place. I tend to be wary of random online comments. Here are some articles that speak to your concerns. The water here is very hard, and most people recommend water softeners, and I think most people drink reverse osmosis filtered water, but not everyone. It’s not underrated at all. It’s Overrated, Its Expensive , The Lake is Polluted with the street Wash from Las Vegas sewer system in the streets, The Fees are High and quite frankly unaffordable. Anyone Retiring can’t afford to live there.
Actually, the Las Vegas wash goes under underneath the lake by way of two giant 84 inch pipes. The only time it would ever go into the lake is during flood conditions. Also, the Las Vegas wash is urban runoff water and not sewer. Lake Las Vegas is not for everyone, but my clients who have property there, love it. Thank you for watching 🙏

Triple gated neighborhood always have expensive HOA’s. There are some very reasonable HOA fees at some of the neighborhoods in Lake Las Vegas. I just sold a home there where are the HOA fee totaled around $260 all in so that’s not too bad for that kind of neighborhood. As far as the weather goes, that’s personal preference. I know a lot of people who like it here most months of the year and would never leave.
Homes are way overpriced. It is far far away. Grocery stores are inconvenient. Traffic on lake mead is horrendous. Once I cross Boulder Hwy I’ll be gone for hours because I won’t traverse lake mead Blvd more than once. It’s getting ridiculous with no plans for infrastructure on that road.
My clients love Lake Las Vegas and like that it’s out of the way a little bit , but it is definitely not for everyone. I usually take Galleria Drive from the 95 and that goes pretty fast.
The desert can get quite a bit hotter than 90° and you’re correct, Lake Las Vegas would probably not be on my most affordable list. Thank you so much for watching.🙏

20 plus minutes to the nearest hospital? No thanks.. I want a hospital within 1 mile or 2 of where I live. Guess I am spoiled living in an urban area.

The community grocery store is only good for emergency’s The village is completely dead 5% occupancy rate restaurants just 2 Mexican and Italian 🌴

6months out of the year this place is hell on earth but you gotta pay 3 or 4 hoa fees monthly. it is a bk joke.
