That’s a question that applies more to the entire desert southwest than Las Vegas. When it comes to Las Vegas and LAKE MEAD, we have a special relationship, and our straw goes in much deeper than the spillway at the dam. Should there come a day where the reservoir deadpools, meaning that the water no longer goes over the top and on down the Colorado river to California in parts south, Las Vegas‘ deep straw will continue to be able to get drinking water out of the lake. Las Vegas recycles nearly every drop we use so the likelihood that Las Vegas will ever run out of water is very small. Thank you for watching and for your excellent question!

I ALWAYS recommend good security and insurance no matter how many gates one lives behind. There are many people in the Section 10 area that travel a lot and shut things down for extended periods. And many of the homes there have walls and gates around their half acre area so you have many options. Google just broke ground for fiber -- I have Cox and get speeds 780/114 and there are other good providers. Shortage of cell towers in The Ridges is in the process of being rectified. Also - T Mobile seems to have the best cell coverage in town. Thanks for watching 🙏

Unlike younger buyers, retirees often have compressed time horizons and may prioritize enjoying their ideal lifestyle sooner rather than waiting for the 'perfect' market conditions. Timing the market is tricky, especially since home prices may not drop significantly in our lifetimes. If we look at the horizon, there’s no clear indicator of any kind of market crash. Inventory levels are still relatively low, demand remains steady (especially in attractive retirement destinations like Vegas), and cash buyers often help stabilize markets like ours. And when you think about it, where haven't home prices doubled since 2016? It’s been a nationwide trend, not just a Las Vegas phenomenon. For many retirees, buying now means they can start enjoying resort-style amenities, low property taxes, and everything Las Vegas has to offer immediately, rather than waiting on an uncertain future. They say there is a shortage of Dr's everywhere and we have our share of medical issues but have always found good care here. That number is plenty to get you into a great community with a golf course. We moved here from the bay area 23 years ago and have never looked back. We love it here!! There are lots of opportunities here! Everyone gets used to the heat -- everything is air conditioned. In the summers people do their outside stuff in the mornings. People golf all summer - park in the shade and keep hydrated etc.

I kind of want to look around at Vegas and see what some communities are like. I do have a good budget not sure if I am going to retire just yet, would love to find something on a golf course with a pool and spa in a good area for around 1 million or so.

Lake Las Vegas is one of the quietest places but there are other quiet neighborhoods as well. I'll show you different areas so you can get a feel of things 👍

@@ilovelivinginlasvegasThanks I think Lake Las Bega is a bit far out and a little strange I like the Summerlin and Henderson. I am paying 1,600 a month just for HOA dues so I think I am considering moving. I seem to be working myself to death in the Bay Area for not a lot of money. Anyway.. I do want to get down and check some of these homes out. Maybe towards the end of the year when the Raiders are back playing aging I can catch a game.

Yes Mediterranean / Spanish style - Many of the remodels are contemporary inside. -- and there are many over 2000sqft. There are not many with pools but a few. We use are AC systems so it's not an issue most of the time! I live in the middle of town and the closest 2 hospitals are 12-15 minutes. When I go across town for a hospital its longer. Some folks needs require they live very close and there are many options for that!

If you prefer wider streets, narrow fees, and grocery stores you don’t need a road trip for, Sun City Summerlin might be a better fit, just like you said! However, some folks love the "vacation resort" vibe at Lake Las Vegas-the peaceful views, luxury homes, and yes, some do enjoy the lake… I’ve seen paddleboarders AND Kayakers, but I admit they tend to look more Zen than zippy! 🏄‍♂️ At the end of the day, it’s all about what lifestyle you’re looking for-and that’s where I come in. Whether you want lakeside living or a neighborhood where your truck can fit comfortably in the driveway (and still have room for groceries), I can help you find your perfect fit. I’m here to make sure you find what you love-not just what looks good in a brochure. Lake Las Vegas has a large number of second or vacation homeowners which is why it's so peaceful much of the time.

$200 for Del Webb and $153 for the Lake Las Vegas Master plan fee. $353 Total. It's not too bad for what you get. Thinking of making a move?

Other communities have more reasonable rental rates some as low $1700 or so. Album Union Village is a 55+ apartment in Las Vegas but that's the only one I've heard of.

Things grow great here they just need water and need to be heat tolerant, but many fruits and vegetables will surprise you with that. The expensive part is paying for the water, but if you have a small footprint and some pots or some raised beds in a small yard it would totally be reasonable. We do indoor gardening with sprouts as well so we always have something going that we’ve grown. It’s a great hobby and super healthy. 🙏❤️ always love hearing from you. Thanks for reaching out.
