Thank you for watching. That can be true, but it depends on the situation. Old models work like a blender-they have a power regulator and can only be on or off. Modern inverter split systems reach a specific temperature and then maintain it, which uses significantly less power.
Thank you, Bob. I understand your concern. As Steve, the owner of the $4 million beach mansion, said: "Houses are just things, you can always buy another one."
i WOULD HAVE TO AGREE. Having been an expat 2xs one needs to have liquid cash to take care of yourself. Asia will not help you can go die in the cornor. Hospitals you pay up front and as you go. Plus you never own the land she does, you may own the home what a mess. Ok so as you read neighbor starts to raise noisy smelly animals tough luck you gotta sell to relocate. Being loose and open to change able to rent someplace else. Idealy close to a good hospital.
I have some videos featuring people who built within this budget. However, it’s important to consider the risk of losing everything due to being scammed by a contractor, which unfortunately is not uncommon.
Unfortunately these guys are a bit delusional: you in the middle of no where... nobody is smart is buying this house. With the issues with owning land and considering what you can do with 140k in the market and using the interest to rent, aint no way a reasonable person doing this... he selling for a reason.
Thank you. The nearest beach is 4.5 km away or about a 10-minute drive. However, in my opinion, the best beach is 18 km away, which takes around 30 minutes to reach by car. We have an Uber alternative called Grab, but I think having a personal vehicle is a better option.
Nice to meet you, Bruce. Roosters and karaoke are common all over the Philippines. Even if you find a quiet place, next week neighbors can rent a karaoke machine, but it's almost never heard after 10pm, as it's prohibited by law. Near that house, there were some chickens, and you could hear them when we were recording near the pump house. However, once we moved further from that spot, we couldn't hear them anymore, and we didn't hear them from inside the house. As for your question, you can't buy property directly in your name. The simple answer is no, you can't buy it on your name. The most common way is to register it under a wife’s, girlfriend’s, or friend’s name. Another option is to set up a corporation where you can own 40%. I have an interview with a real estate lawyer who explained the corporation option and its pros and cons. ruclips.net/video/btW_IERDvBo/видео.htmlsi=r0-iTEm1JRUX_qxA
It's 6.2 km or 11 minutes to Sibulan market and 4.9 km or 10 minutes to Dumaguete public market. Even closer, you can find small fruit, vegetable, and fish sellers along the road.

American way is you don't give expensive gifts to ur Kids, so that someday they become succesful ..my husband is American and me is Pinay, and both of my step Daughters are succesful. He should save his money bcuz he's old he can't go back to work anymore, now he want to buy a brand u car for his Daughter. Probably that's his wife idea.
As for me, I never ask about the reason for selling when buying anything used-it doesn’t make much sense to me. If the owner has a personal reason, that’s fine, and if they’re trying to hide something, they won’t admit it anyway. So, I’m left with either hearing a reason that sounds good or a lie. Instead, I focus on inspecting the item being sold. For a vehicle, I bring a mechanic, and for property, I consult an engineer or a lawyer, depending on the concerns.
Wow! Only $140,000? for this house? That is very very cheap!!! That's less than what I make yearly in the US. I can afford to buy several of this type (about 10 and more), no kidding but simply not interested in going back to PI. I don't like to show off what I have so I live a simple life in the US.
Alex, I watched another one of your videos, and it was 4 months ago also in Dumagetti PH, and it was exactly the same house but a different person. Why is that ??
@@Alex_Kosh thank you for your advice. I've learned though that it's too risky when you are not actually there when you have a business to manage like a rental. Even relatives are not the best to trust with the management of any business or porperty when you're not physically there.
I understand you. I wouldn’t trust it to relatives or friends either. Not because they’re dishonest, but because business should be handled with employees or partners. It’s fine to build friendships with employees or partners, but not the other way around. I learned this the hard way.

Alex, is the mansion still for sale that was built by an American and his wife ? That was about $6m if I remember correctly and was right on the coast. Beautiful place, I just wouldn’t want the massive chandelier as I would always be worried about it falling. Maybe you could kill 2 birds with one stone and make some nice commissions.
Yes, it's still for sale. There were a couple of potential buyers, but they didn't finalize the deal for some reason. I'll talk with Bill. It will be funny if it actually happens.
Sorry doesn’t look safe from burglars.....you know what Philippine is like once you are living in a gated house... fence not high enough easy for burglars to jump over the fence.
as a filipino local, maybe one of the top reasons is because cost of living here is waaaayyyy cheaper than the US or most other countries. But yeah in terms of neighborhoods I don't find it pleasing as well and quite isolated and boring. There's even this one european vlogger living off the grid somewhere also in dumaguete where their house is located in the middle of the mountain, not a single neighbor like legit no fucking neighbors or any other structures, heck they even constructed their own access road leading to their property because the area is too remote and undeveloped. And their main reason is???? because it has an "overlooking view of the entire mountain and ocean". 🤔🤔🤔🤦🤦🤦
