Power is a problem. Norico II voltage drops according to use. The more power you draw the lower the voltage until the frig and ACs units stop cooling. It was very difficult to understand until we got solar power. Also the cost at 12 peso a kWh gets pricey when you figure 1.5 mW a month. Did I mention brownouts all hours of the day and night plus those all day scheduled Sunday outages now and again. Going solar is the only way to live here.
I totally agree. In Mindoro the rate is almost 16 pesos per kWH. I bought 16kWH battery and inverter plus 12 panels for 560k. It didn’t totally cover my entire electricity so I added another battery and 6 more panels for 200k. I’m now totally off the local electric company and no more worries about brownouts which is very common here.
wow I like the designed inside the house and the flooring tiles designed outside and inside really nice love it. Our house flooring tiles is not my favorite because the Enginer just only few tiles design selection sent to us that we need to pick one.
This is definitely one of the better western style houses I have seen here. All the extended roof lines and extra CRs are a really important detail more home should have. My only complaint would be that there is a larger dirty kitchen.
My advice.. Never buy period… not a condo not a house …nothing… end of the day you will lose money .. condos in Angeles and Cebu are sitting .. nobody is buying these overpriced units, even the Koreans are realizing the investment versus the renting capabilities is a losing battle. The houses people bought for 4 million 5 years ago, are being listed for 7/8… not selling. Buy land and build your own for way cheaper . ✌🏼
I know several cases where people were scammed by a contractor. The contractor took the money and disappeared. Without proper management, the construction could be done incorrectly. I've heard stories where people hired one contractor, then a second to fix the work, and even a third. My point is, there’s no perfectly safe way. Each person should choose their path based on their goals, budget, and level of competence.
Nice place, thanks for sharing Alex. I believe your conversion for size reference is off though @2:28? 130sqm=3229sqft and 125sqm=1345sqft. Is there another unit of measurement for "SF" and I'm just mistaken? Take care, Jake
I double-checked, and you're right. Thank you for your correction. It should be sqft instead of SF. All my life, I've measured sizes in meters. For this video, I used a converter from meters to feet, which is 1 to 3.28 But for square meters to square feet, the conversion is 1 to 10.7639 So the correct conversion is: Lot area: 300 square meters = 3229 square feet Floor area: 125 square meters = 1345 square feet
@@Alex_Kosh I see. Thanks for your videos. I’ve been watching a lot of Duma and Valencia vids lately as we have a vaca next yr to the area to scout for future retirement. Super excited to come visit. I’ve spent a great deal of time in Davao and love the people and culture of the PH! 🤙🏻

Click bait says sold in 24hrs yet still available also he says his name is on the title and that's all too because the property would go to her family and that's where all hell will break loose he will not be able to sell it they would have to approve this is why you see a lot of vacant properties and homes here just drive around you'll see them
Your house not sold yet ? It's looking nice you remodel it? The last time I was there last year the driveway is not look like that I'm coming back maybe in October waiting for my house to be sold hope you sold your house soon. I'll let you know when I'm back.
Never understand these videos where they can't just tell us the price up front, and then do the vid. A lot of people don't wish to watch for 20+ minutes unless they know the price is within their budget.
The kitchen is Huge!!!! Sq meter wise. Hight - 3 meters high. Cabinet, plenty of them, very long in hight. Sufficient and Nice granite counter. Fridge, stove and sink are close to each other making it easy to work. Take your time review the kitchen and you ll see 😊

This house is no longer available. It has been sold.
Been that way for years and years. When I first looked at the Duma area, new 2BR houses in Dauin were averaging 1.8m pesos.

8 million he said in the video
How much did the house sell for?
It was sold with a small discount but I'm not sure that I'm allowed to disclose the exact price.
What was the asking price?
8 million
How much did he sell his home and property?
The price was close to the asking price, but I don't think I'm allowed to share the exact number.
What was the asking price
8 million pesos

It is $142,000 which is addressed in video.
Or they want sure buyer before info given… who doesn’t want a sure buyer🤪
Who is your contractor? Any contact details pls.. Does he build a house in Cebu? Were planning on building a house in Cebu.
I can’t recommend this contractor, not because of the quality of construction, but because of the moral aspect.

Not much of a kitchen, I must say. I didn't see a gas/electric cooking range, or anything of that sort.
There's a range and oven by the door under the extraction fan. In plain view.
