    got number 375 i think out of 500+ for Tengah Water I or II / Haven't seen the Renders for the 2 room flat layout ... hope it is Beamless? Wonder the wall partition (Soft Wall) is optional, they should just give a glass partition

    Hi, I am in my early 40s planning to get 2room flex bto under single scheme. And my workplace is near Paya Lebar just got a ballot number of 600+ for the Yishun bto should I give it up since it doesnt seems a good choice?
    And do you think Hougang will have new bto projects coming up this year?

      It doesnt appear like hougang will have new bto projects as the focus has been around tengah, queenstown, yishun and kallang/whampoa for the few bto projects.
      For myself personally, if i am in your situation, i would rather look for a place nearer to marine parade as that area would have higher upsides. I would consider going into the private condo space instead as the condos there are great from an investment viewpoint and as well as convenience.
      For the yishun bto it is quite far from the train station, and i reckon it to be quite inconvenient to travel from there to paya lebar on a daily basis

    I have some qns,
    1)How come Kallang is cheaper than ulu pandan despite Kallang being in a better location?
    2) For Aug Bto Alexander Vale, Why is cheaper than May Bto Bukit Merah ridge despite Alexander Vale having just the MRT at its doorstep?

      To answer both questions, having an MRT station near by doesn't mean that its valuation will be higher. Having an MRT station is the only factor that affects the prices of a property, yes it can be a factor but it is not the only factor and HDB takes into account several factors into its consideration when crafting the prices. And we won't know what are the factors specifically but a good gauge can be the future developments of the area, the current prices of the flats in the area, the amenities such as schools, malls, etc in the area. In defining a "better" location, it is subjective too

      I enjoyed the video too and like Yan Ster, I felt the music too loud. Also the sudden zooming in and zooming out around 16.06 mins onwards, made me see some stars.
      But over all, very good video and thank you so much for sharing and being frank.

    hi can I ask for the more expensive BTOs like the Kallang and Queenstown, how much finances should we be setting aside in order to afford it? Thanks!

      Assume prices for the flat is $550k
      The LTV for HDB loan is 85% which translate to 15% downpayment, which is $82.5k
      For bank loan is 25% downpayment, which is $137.5k

      which aspect are you asking about specifically? in terms of how easy it is to get? or future resale value? or what?

    I am now at the States and already apply Yishun 2room flexi to retire in the future and which block is good facing for the 3 locations

      personally would go with Vanda. Blk 522B, 522C, 522A, 524C. For the others, might be abit trickier to advise - Aranda will be facing the church (some may not prefer), Miltonia, will be facing the roads and condos, might get the west sun as well

    The kallang one seems to have the better location and amenities compared to the queenstown ones ie. Ulu pandan.. How is it still cheaper?

      My guess is for kallang the surrounding estates are older, and not yet cleared for further developments
      whereas for queenstown ones, they are likely to have future plans to further develop them, my guess is the indicative price could to be higher due to that
      We need to see how it turns out after the post launch this Nov to understand the price of this Nov launch

      @@goodday6838 Yup kallang will undergo future developments too. It is quite unknown on how HDB sets the pricing for the flats, but if you are looking at Kallang then you get to buy at a lower price! 😂

      I went to take a look at the model and the plan for Ulu pandan at HDB. I must say, it is probably the nicest building I have ever seen, the details, the greenery and the extra stream (not the canal) beside the building. Unblocked views across the island as surrounding neighbours are landed/schools. The land at dover is also one of the more expensive ones in Singapore.

      @@MsVynix I see.. Ok.. Guess most people still prefer the kallang bto it seems.. Really shocked by the oversubscription rate compared to the queenstown ones.. The queenstown ones seem to pale in comparison in terms application rate...

    Thanks, very good recap of all the new releases. Frankly I think the Queenstown-Commonwealth stretch is too over-rated. Gonna be packed like crazy there in future with all these developments, and not enough amenities to cope. The Kallang release looks like a much better buy. Nearer to CBD and more interesting surroundings.

      For sure, the queenstown area is already as bustling as it is, with so many new developments there … gonna be very busy
      kallang is quiet-er(?) because of the area it is in, very convenient! Those who stay there can walk home from work (long walk but possible) 😂

      you want convenience = PLH
      you dont want PLH = stay ulu places
      what to do? 😟

    Do u know why they don't include 2 room bto for Kallang area

      Afew reasons i can think of is
      1. the land size of that plot is relatively smaller than the others, might prioritise 3-4room for bigger families
      2. neighbouring plots has 2 room flats that could be a potential area for 2 room goers instead.
      3. Future BTO plots might have more 2 room flats and thus they didnt plan for it in this round.
      Just some possible factors that i can think of! If anyone else has other ideas, do share!

      For PLH all 3 are awesome, personally prefer Ulu pandan
      For non-PLH - queenstown canopy followed by garden waterfront then west glade

    hi can I ask about sale of balance of flat, is MacPherson a good choice compare to others like tampines?

      Personally i think that MacPherson is a good choice, due to the connectivity towards the downtown line as well as the circle line, with paya lebar right at the corner, heading up to bishan, serangoon area is also good.
      For investment purposes it can be a potential place to find tenants as well as buyers who are willing to pay a premium for it.
      Tampines is unique because its really the east side spirit, east side will naturally lean back towards the east side, so target audience for resale would usually just be those in the east.
      Depends on your motivations in each area, and what are your future plans!

      @@sandylim1965 Hi Sandy, are you referring to MacPherson? If so, generally in Singapore, the potential to exit depends on a lot of different factors. Ultimately is being able to find the right buyer to the right house.
      I can think of a few plausible exit strategies in this case as well, it depends on whether it is aligned with your goals too! feel free to reach out to separately and we can go indepth into the planning
