Am thinking of buying final block D of Tropika, but fear is the bad reviews on this developers bad quality. There were a few bad reviews for Link 2 and even KM1 West and East. Since you still chose Tropika can I ask your opinion on this? Anyone else got comments on potential quality of Tropika? Thanks.

To buy or to sell property also a good time now with zero RGPT (limited to 3 property ), zero MOT (limited to 300k to 2.5M property), very low bank loan interest and many available units to select from sub-sale market or various developers.

Really grateful for your sharing Sean! I chat with an agent who does Houzkey. After the compulsory first 12-months (Year-1) rental, any time between month-13 till month-60 can decide to buy the property. So need not rent until Year-5 before only can purchase. Correct me if I got the wrong info! :)
The lock down meant you will need to pay the 5 years if you're not converting into loan or you can't sell... But great spirit of clarification!!

Thank you for sharing on houzkeys Sean! I just placed a booking for habitus near Elmina and they have houzkeys too. Already passed all the necessary documents but I’m not too sure if It’ll be approved cuz I don’t have epf and other documents due to my nature of work.
Stay positive and wait for the results then. Even if it's rejected right, just try to ask for advice on how to fix your current financial report card. Maybe you can figure out how to pay epf?

Renting to get some extra cash in hand to do other stuff, or buying a house ?
Investment perspective, buy property to rent out and rent property to stay. Renting out your property generates income for you, and renting property where it's large in area and cheap in monthly rental.
Well it depends on what stage you're in. If you're single and full hustle mode, the above would be the best. But when you're trying to setup a family, your consideration will be different. Also when your investment portfolio grows, your appetite for risk changes.
However, in my case I've resorted to my entire family's request to own a home but it's not for everyone. Thanks for watching Calvin=)

Hello Sean, a bit of topic but need your insight. How do i deal with electric bills if I had a Dualkey Unit and two different tenants. I heard about submeter but can you clarify.
Yupe. Currently that's one of the only way to measure the usage individually by different tenants.
Another way would be to charge a flat rate but I would discourage that. Great question Faris!!

And question 2 aside from 10% downpayment how much more percent of budget they need to buffer for other fees? (Exclude renovation) additional 5% in any case? For stamping fee and etc? Hi Kai Sheng. I don't think there will be any banks that will allow fixed interest rate, unless it's their 'rate' hahaha. But it's a great thought that I wish too=)

I think this is the real estate version of ‘risk management’ - Houzkey probably has statistics on % of buyers who will not make it thru the length of the contract; so they have to be prepared to take over a property. Thus they only want to deal with some developments and not all.
Do you consider the maintenance fees as well? Seems like it is bit high for Tropika.
Hi Julian. That rate is pretty much standard across new properties. Even if they promise you a lower rate during sales, by the time the JMB takes over, the rates will be adjusted.

Hey Sean. Really nice videos you have here. Thanks for making them. Did you talk about what happened to the rental you paid at the end of the term? Say when you convert to loan, does the total rental you paid get deducted from the loan amount or is it burnt?
nope, the rental u paid on the 1st year is technically burn, but u can treat it as a flexible cost in the event that property doesn't meet your expectation. if that happens, u have the choice to walk away on the 2nd year by selling it or rent out for the next 4 years and return the property to Houzkey.
Hence, if u plan for own stay, is best to convert into mortgage loan on 2nd year. Also, on the 2nd year when u convert your loan, the bank would take into account of the construction progressive interest into your loan.
IMO, the best part of this houzkey is mostly to free your cash flow and do your outside investment

While there's different financing plan works and serve different needs, banks are definitely here to make money. The more needy you are, the more money the banks make. it's a fact.

You try la search double key, just like GoucoLand development (Green Hill), the biggest floor area, are given double key and have a partition in the house. Hi iherng, just to confirm for Houzkey, the monthly rental we pay will go into reducing the property price right? Do you know the calculation method?
Let say we are paying RM1500 monthly rental and planning to convert to mortgage after 2 years. After 2 years, we have paid a total of RM36000 for the rental. How many % of the rental will go into reducing the property price?
Nope. The monthly rental does not go to reducing the property price. For eg, if your property price is RM 600k, the first 2 years will be 3% per annum. That means RM 18k a year, RM 1500 a month.
For the 3-5th year, it will be 5% per annum.
Zero % of that rental goes to the property price. I think you're mistaken with other schemes such as the Rent-to-Own scheme in collab with other developers such as Ecoworld, SP Setia and etc. But for HouzKey, I'm quite certain.

3%+3%+5%+5%+5% = 21% of 700K for the right to live for 5 years off a 650K condo (with 8% discount). The yield is like 4.6%, which is about the mortgage rate today. Not a bad plan for the developer. Can you just walk away after 5 years? or you still have to find a buyer and take the gain/lost risk?

Yes you can just walk away after 5 years. And with that rate right, it's actually cheaper than the actual market rental rate at the surrounding. So it's really an innovative product. Thanks for watching A W=)

Just want to check if u have receive an email lately from your property's lawyer side saying that the income tax do not waive the stamp duty under the HOC campaign because is not part of the agreed cost. apparently the lawyer side said because this Houzkey program is still fairly new hence the LHDN people didn't understand at that point in time hence they need charge me back now. Can they actually do that?

Well, what kinda public transformation does your friends refer to? Also, always take consideration on who you're listening to. It's gonna be your investment, not theirs yea.
And bare in mind, I'm buying for my own stay. So the considerations will be different.

Hi Sean, I have a question about the Housekeys scheme.
You said it is not allowed to rent out the unit and do airbnb, but is it legal to rent out individual rooms?
The scheme generally is designed to help young property buyers for their home, hence I don't think any renting would be preferred. However, I don't think that they will be keeping track and checking every deal lah. It's just too difficult to trace.

I read some bad feedbacks abt B****ya workmanship fr their recent completed prjct in Bukit Jalil as well. Are you worry since you are buying for own stay?
Erm, my take is this... Based on my experience of being part of a development and construction team before, it's pretty much impossible to have workmanship issue as these brands are mass producing houses. After visiting so many in the market, generally the issues are pretty similar.
Also, the feedbacks now are based on the affordable range project that was recently handed over and I really understand the conflict between both customer and developer.
Well, as mentioned in the channel many times about the risk of purchasing a new project as there are no guarantees on the quality of the house and design for common areas. What's important is informed decision and calculated risk. It's within my tolerance level so ok loh hahahha=)
