You contact the property management and book an appointment to meet them to get started. Most online publicity is a scam. People should be careful with online publicity. She should have had a solicitor at the beginning of this process. Her solicitor would have checked her finances, exchanged contracts on her behalf and paid the deposit. . The solicitor would have warned her that she would lose her deposit if she is unable to secure a mortgage by the time the property is ready for completion. This is the usual process.
Before any Major decisions pray, and wait for some time, and if your heart is at peace, and you are not calling everyone for advice then advance if in doubt don't do it.

I empathise with this woman situation but it seems she didn't seek appropriate advise before signing off. I disagree with her explanation as most off plan property you only need to pay about £500 to £1000 maximum for reservation and you wouldn't need to pay any mortgage deposit until near completion. Affordability assessment should also have been completed and have a mortgage offer before paying a deposit and making any commitment. So it seems like a planned scamm all along by some individuals.
The only clause is that if you commit to a property and later pulled out then you will forfit your deposit which will be non refundable. I'm guessing that's what happened.
I hope she will be able to get support from the Financial Ombudsman 🙏

There is a paper trail in terms of her bank will have the details of the payments , also if she goes to the bank and informs them she wants her money back they will help her😢
I would like to know what the terms and conditions were of the agreement she signed if any before money was exchanged.

The best way to buy a flat/house here in the UK is through a housing association as they have a finance firm to do all the legal works for you & this is through the housing association. I hope she gets her money back.

There is a claw somewhere that she's unaware of. Maybe nobody explained it to her and she never read it.
Their lawyers can be very intimidating. You may have to get your own lawyer or an advocate to liaise with north group property, that is if the company is genuine.
The best
time to get a lawyer is before you sign the Purcase and Sale Agreement, after that there isn't much a lawyer can do. But it is still worth the try in case the lawyer is able to find a loophole to let her off the hook.
For the fact the property was not completed at stipulated time, is a lead to consider withdrawal

This lady is just innocent to the Internet scam. When did you start communicating with the lawyer? From my analysis with regards to the lady explanation, this is a scam bro. How can you go into property purchase without doing a proper background investigation. These guys just used that company name to scam this lady. Trust me, if you verify the email address she received an email from as compared to that Company email on their website will be different trust me.
LAST PEOPLE TO DO BUSINESS TRANSACTIONS WITH. BOTH BROKER AND LAWYER ARE ALL RELATED AND IN THE GAME TOGETHER TRUST ME.

What u did madam was pre-construction, most times when u drop money for pre-construction u don't get refund if ur bank refuse to approve ur mortgage.

It depends on d terms & condition, she should fight it legally & she'll get her money back. Read contracts & seek appropriate advice & company full informations
I don’t know how mortgage system works in the UK but in the United States we do it through the bank. If your mortgage loan is approved by the bank most banks recommend recognized Mortgage Companies and brokers. This broker find an agent to take you through the process until closing. If along the way the bank didn’t go through the loan process or you’re unable to get a property of your choice then the mortgage gives you the part payment.

It is the same as the US. However, in this case the lady paid for a property which before the developers started building the house and couldn’t get it due to her credit .
Please isn't the lawyer working for north group property? Where is their physical office. Make appointment, go and see them face to face, do not go alone. Ask to meet with the director in person. Very frustrating. The company is preying on your ignorance. Refunding process is very complex and requires lawyer to lawyer...
U should have gone through a physical lawer and a bank ..and do credit check first, you should have do the credit check your self first ..I pray you get your money back🙏..madam get a lawyer

I have bought properties and made payment through my lawyers whom I haven't met . That isn't the issue

Take the lawyers to court. I the lawyers shouldn't release the monies beforehand to the Estate Agrnts or to Developers if they are unclear circumstances
You need a named person in North group, their coordinator who can mediate between you and thr lawyer.
This lady was too naive on this. She should have had her own lawyer from the onset. Communications should have been the lawyers and hers would have done the required due diligence!
It's a shame! The £2K she would have used on a lawyer could have saved her. This is a lesson she will grow from.

If it’s b2l, the property should be able to pay the mortgage. Otherwise, that would not be an investment

Director is Oliver Peter Banks, born in July, 1993. It has another director; Timothy Ernesto Poliakoff, born in February, 1989. They’re all British citizens too.
If you ask me, you’ve been scammed by these kids 🙁☹️

I am so sho k as a person who isnot educated, yet al. Thes educated peeople with masters degrees with so gramatical well spoken. Allow themselselves to be scammed. This man is probably not a lawyer. You would think she would know that this kind of transaction needs a lawyer. Hard working people never hand over their money to scammers. She is making excuses because these men scammed her.
The problem is because Some of us Africans don’t love or trust each others otherwise i believe she has many people whom have bought houses around her.

You can’t just buy a home via just email.
I believe she has been really scammed.
