This doesn't seem too bad. I'm a new realtor and would love to get into this space. I want to buy small homes to flip as well and use them for rentals or for first time buyer properties. Thanks for all the great information!

Devin! It was super great meeting you a few weeks back at that REI meetup. I've been devouring your channel since and taking copious notes. Creating a scope of work and interacting with a contractor is probably the most nerve-racking part of BRRRing in my experience so far, so it's helpful to see content like this and "quiz" myself of what things should cost as you go through it in your renovations. The property looks awesome.

I agree that the contractors can be one of the most difficult part of this business. This is especially true when you are not very familiar with construction. However this is one of the areas of real estate where practice and your personality are key to being successful

flex ducts are inferior and often illegal - you need a nice smooth straight sheetmetal duct for the air to flow well and not get problems with dust, mold, etc..
I agree they are inferior, but I certainly didn't know they are illegal. That is interesting since they are quite common in this area.

Very important you talk to your Lawyer about LLC and property under your name . If someone get accident in your property and go to court and the insurance that you put in the property was low they can go in your account to take the difference.

How much did you spend on just the gut itself? Also how many sqft was the house? Thank you.
This one was $48,000 for the full gut. We then built a bump out in the back that cost us $13,000. This house is 952 sqft
Hi David, why not tile in kitchen?
The LVP is actually waterproof and cheaper to install. So it is cheaper, quicker, and easier for my guys to just lay it down for the whole floor to get a pretty nice look and very functional design

What Contractor did you use ?
For this one I used a general contractor. Unfortunately he usually only works with specific clients who are referred to by his friends.
