As for timeline, I closed on the house January 2021 and sold the house October 2021! So this was all done within 8 months. I uploaded this video 5 months after filming. ♥️ all in all, I thought I’d get a bigger return - BUT made a pretty good profit considering I put down around 330K in cash (down payment + mortgage for 7 months + renovations) and made 42K which means 12.7% return in 8 months! And hoping to reinvest within the year which is why I didn’t include capital gains tax. Hope this clarifies everything!
So you don’t need to pay capital gains tax if you reinvest that money into another house? That’s so much better than canada
Also worth mentioning that the entire house has custom cabinetry throughout, which are MUCH more expensive than pre-fabricated cabinets! xx

We’ve built our house from the ground up and it’s still not finished bcuz we’re building for cash.
In the middle of building our home my kids n I were in a car wreck & I broke my neck, was bed ridden for a yr then realized had to leave Alaska where my hubby n I were born n raised as did our kids. We decided to move to TX for winter months and still snowbird 9yrs later. Since we’ve built our home for cash in Alaska we just lock it up, have security and family and friends watch it while we’re gone. My hubby still works in AK and sometimes go’s to the house and check on things also.
I also do diy projects so I have an idea of wood prices ect 😉
That’s why becoming a realtor is such a high niche carrier rt now!

I notice in Tampa,Florida the old houses are just as expensive as new construction and they need work done so my mom choose to buy a new construction home.
I think you are a beautiful, smart, and driven girl!!! I think you did a great job with the house and you turned a profit on your first flip ...at a young age!! There lots of know-it-alls and negative comments here that dont give you the credit you deserve...I know you have to have thick skin to deal with these people that likely dont have the means to do what you have done!!! Keep on moving forward and creating your own success!!!

I would do this again but would do some things differently. I wouldn’t make the house as high end as I did and cut costs on that end but I’m super happy with how it turned out.

Yay I’ve been waiting for this one! But question, so if you paid 20% down and then including all closing costs, with the $43K you made on the house, isn’t that a net negative? Like you would have ideally wanted the profit on the house to be greater than the amount you put into it? Just curious what the thought process was (engineer here haha)
it would be profit not including equity she put in
I totaled everything together so included in the 415 cost was my 20% down

Q: what did you gain from this, like, you bought a house renovated it then sold it again bare in mind you didn’t design anything nor did you know what you were doing it was alll due to your family so what did you gain from it cos you sold it again it’s not like you rented it out
I did learn a lot! I did help with design and was involved in the process. I just had guidance from my family. And I made a proft

Really interesting to see the geographical differences in cost. $28k seems like crazy money for cabinets... You'd pay about $8k here!

$225k renovations on a $395k house.... 6% ROI.. lol wowza. Could’ve made a better return in probably 24 months or less in rental income
I definitely didn’t make as much as I thought I would but I’m happy that I made a profit! If I were to redo it I would not have put that much money in the renovation. But I did this in 8 months so not bad. And it’s 12.7% return since I only put down 330K and got 42K back.

you way overpaid. i also come from reno families my father is a tradesman, my mother renovates her own houses could've been done way cheaper then what you paid.
the charlotte market has been crazy and almost every house is a bidding war which is why she paid what she paid.
Also, materials became so expensive. I don’t think I overpaid + I made a profit!
Was this the long awaited video? Sounds like you're basically saying everything is so expensive + hire professionals. It would be more helpful to show a more detailed breakdown on the costs and resources to get educated on home reno.
