  • Well, it's not like we weren't expecting this. The Labour Government have simply just picked up on the Conservative Policy Renters Reform Bill and have decided to make a couple of changes. A cheap way of introducing a new policy.
    Remember that this will need to go to parliament and then have Royal Ascent too so it will take a while to get this passed.
    Personally I feel that regulation is a good thing, after all we need to look after our Rental Properties and our Tenants, Tenants are customers at the end of the day.
    Let's see how things continue.

    I think its time to face facts. The government and organisations like shelter etc think that housing is everyone's responsibility and even if it means losing money or losing control of your asset landlords should accept that,why ? Also having to allow a customer to go into three months of arrears before you can deal with it, MP's wouldn't go without a salary for 3 months plus so why should landlords? I noticed the presenter didn't mention that section any reason why not? Inflation has diven up the cost of everything that's not landlords fault. There's not a housing crisis in this country there's a shortage of houses in nice areas for £50k, again not the fault of landlords. There are plenty of houses for sale up and down the country. You can buy a 2 bed in the North West for £70k, but no-one wants to move there again why? To sum it up in business if it gets to a stage that even by doing the right thing you cant make a profit you'll stop doing it. Every high street in the UK confirns this. If this law goes through in its current form it will reduce the supply of PRS stock as who'd invest in a business like this where you are actively encouraged to make a loss. Those selling property courses can still try to put a positive spin on things but bar one or two sections there's nothing good in this proposal. Oh and all mould is down to the landlord?? stop trying to dry clothes on cold radiators and open a window sometime.

      There is not a single piece of protection for landlords, in this rent reform bill / renters rights Bill. All Landlords are being seen as bad landlords no matter what. Are there no more rougue tenants left in the UK rental market? Where is the database of rouge tenants, listed in this bill?The reality is tenants huge vote bank is way attractive to all political parties than landlord's smaller number of votes.

    The section 21 ban will worsen the housing crisis by forcing landlords to only accept the highest paid, most squeaky clean tenants. Previous to this we have had a culture of trust to some extent- providing people meet and surpass a threshold, we are willing to give them the benefit of the doubt and let them get themselves a home and move on with their lives. Now that will be shattered; and those with the more privilege (better educated/connected> better jobs) and wealth will dominate the sector. It also raises issues in multi let hmos- what if one tenant is just not a nice person- a sex pest, or unhygienic, or too noisy for example? Unless these things are done to the extreme and reported on, there won't be section 8 facility to get rid of them, while the other 4 or 5 people have to suffer

    Thank you, Rick for your Update and opinion on the renter’s reform bill.
    You’re right about how the landlord register should function. It could turn bad and unusable. Landlords should be protected from slander as renters should be.

    The new ombudsman scheme would have to be funded, I assume that rents would naturally increase as estate agents would pay the ombudsman for cases logged.
    Just like the banks and financial ombudsman

    If the housing crisis is ever going to be sorted out for renters and for first time buyers then house prices and rents need to fall massively. No government is ever going to cause property prices to severely devalue and so good landlords will continue to just fine.

    The pet bit is ridiculous. 20% of people are allergic to cats and dogs. Landlords should be able to prohibit cats and dogs if they want to. Allowing dogs in flatted developments is anti-social for noise and hygiene reasons etc. Living in a flat beneath someone with a dog can be a nightmare, the dog running around and barking can create huge disruption to the life of the person in the flat below.

      ​@@TheRickgannon My primary concern is dogs, because they're big, loud and can bite people. Rabbits, hamsters, snakes I don't have a problem with. I'm very allergic to cats and dogs, if I stay somewhere where they've been I can't stop sneezing, my eyes go blood shot etc. I have to avoid pet friendly hotels for this reason.
      Also dogs can spread bedbugs and fleas in their fur. If someone takes their dog to a pet friendly hotel with bed bugs they could transfer them in their fur back to the rental property, then it is a nightmare to get rid of the bed bugs.
      France has become very pet friendly in recent years and has developed a big bed bug problem, it's no coincidence. The dogs will be spreading bed bugs from place to place in their fur.

      This is one of the red lines for me; a bigger issue than Section 21. I let a property with a high quality furnished interior and I do not believe any pet insurance is going to provide realistic cover for potential damage to soft furnishings and deep cleaning or total replacement of carpets.

    I've rented most of my life, Always paid my rent on time.
    Section 21 has been abused by some landlords in favour of opting for Airbnb.
    It's a shame that good landlords and tenants are penalised by the government.

    I’ve got no problem with things being regulated better, but there must be balance to the issue. The landlord must be protected against bad tenants & vice versa. I feel a quarterly inspection of all properties should be adhered to & any problems brought up within 14 days & satisfactorily dealt with by the time of the next inspection.
    I also feel once there’s a genuine reason for an eviction (and it has been proven); the eviction must take place ASAP & not left to be dragged out by the courts.

    I love the spacious big garden. Legislation is inclined to make landlords powerless and deter them from from investing in property. Landlording is being eyed up by the bigger investors. John Lewis has shown interest in property investments.

      My Tenants are indeed my customers - without them I have no business, so Yea indeed they are and I have to look after them

      ​@@TheRickgannonapologies rushing to reply. I was actually replying to the initial question re housing is a basic human right. Yes but who pays for this ? The main issue is shelter and lots of similar organisations feel that private landlords should house people for free and that somehow the fact we provide housing as a business seems lost on many. The government don't really want to build millions of social houses as they have no money to pay for them this is a fact. It's easier to force landlords to house people for free often for years rather than address the issue. As long as there's a sizable minority of people who feel housing should be free along with food we'll never solve the housing or indeed shoplifting problem
