What i dont understand is why would land for agricultural or horticultural purposes be banned especially if it is for organic farming and employing local people. Infact its the things they have give permission for that should be banned like Tourism, industrial purposes or big hotels etc. cause they will not only put a strain on the resources on the place, cause crowding but will also pollute and destroy the place!! People who want to stay in UK by respecting nature and mountain life only should be allowed.

According to Section 118 oh Himachal Pradesh land transfer and tenancy Act , only the person who proves on the basis of authenticated documents through Patwari that he or she has been continuously residing in Himachal before 1972 can purchase 12 biswas of land only in Municipal area. One has to file an affidavit that no family member which includes mother,father,brother and sister have no land or house . Sub-Section DD-2 provides that if you fails to construct house within 2 years land will automatically vest with the Government. If constructed well in time then you can not sell it without permission . Even after permission property can only be sold to OriginaHimachali only. Further non himachali cannot purchase even a single inch of AGRICULTURE land whether you might have been residing over the 100 years until you are a Certified agriculturist . If any Original Himachali becomes landless then there is space for him after meticulous verification to make him agriculturist by giving government land as नौतोड़ भूमि

If the zoning rules and the housing society management rules allow it, you can use or rent your residential property for commercial activity. However, states have different sets of rules on conversion of residential property to commercial property

You can't buy land in chopta if you are an outsider because chopta is not under muncipality area , I am telling you because I am from chopta , in hilly areas you can only buy property which comes under municipality area so try in capitals like Srinagar , Dehradun ,hladwani or cities like that
