    Can I add to this Olga that there is approximately 5 to 7% buying taxes involved. Also currently, as I understand, if the apartment you intend buying have been owned by the previous owner for less than 3 years there is also a temporary war tax. Since Ukraine's lost faith in the banking system beware of who is paying what taxes, you or the seller. Finally also note it is better to do a money transfer to Ukraine as then you have a record of where the money has come from for your purchase. Cash is attractive to Ukraine's because they do not like paying taxes but problems can arise later if you decide to sell the apartment as you are not a Ukraine citizen. I am sure Olga will correct me on any of this but I have been looking to buy an apartment in Kharkiv two months ago and this is what I found from researching about foreigners purchasing an apartment.

    thank you for walking us through the process a little bit. looking at the prices you said "dollars" but i saw no dollar signs ($)... just a small "y" after the price... is "y" Ukrainian short hand for dollar? are dollars the currency for Ukrainian Real Estate? I wonder why? thanks again for your wonderful and informative videos.

      EDIT: deleted my incorrect post.
      Interesting I found that other governments while reviewing another country's economy use "price per square meter of apartment" as their metric for surveying housing markets. I had managed to confuse two separate things - great.

    • @Aeshna
      @Aeshna 8 лет назад

      actually: uah are not y.e... dollars are... just found this on Google: It is best to bring USD stated using an abbreviation y.e. in Cyrillic, pronounced oo yeah:-) One y.e. is one American dollar.

    • @davidnull5590
      @davidnull5590 8 лет назад

      Hopefully I'm completely wrong. It wouldn't be the first time. I had an internet reference that "y.e." was UAH. The internet can't be wrong, could it??
      ***Yup I was wrong. The first apartment seller confirmed this.***

      y.o. as price means USD. People mentioned prices in USD because it's more stable. But usually you pay them in UAH.
      But new apartments are always selling in UAH.

  • @Andrew-cu9lf
    @Andrew-cu9lf 8 лет назад

    A few questions please to clarify my confusion:1) You keep mentioning the price in dollars, but you don't mean US dollars, do you? Aren't you talking about гривня?2) Is it normal to buy an apartment? In the US we typically rent apartments.3) Is renting not done in Ukraine? If it is, what is the typical cost?

    • @Olga_Reznikova
      @Olga_Reznikova  8 лет назад +2

      Andrew Poverchuk yes, people mentioned prices of used apartments in USD, but in reality you mostly time pay in UAH.
      Most people buy apartment, not rent. In USA most people live in houses, but in Ukraine it's hard to find house in city, just in little town or in village. If you want to live in big city, its better to buy apartment.
      Why to buy instead of rent? According to Ukrainian mentality, you can't live without any property. You need to have some place.
      Renting apartment is not stable. You can rent it today, and tomorrow the owner will return to his apartment or decided to sell.... and you need to look for another apartment...
      And living all life just on moving and looking for apartment is crazy

  • @norsch
    @norsch 8 лет назад

    How much to rent? I have found a place in Lviv for 80 dollars per month and that includes laundry washing, hot water and all utilities. Are there cheaper places in Kiev?

    • @iritantNL
      @iritantNL 8 лет назад

      norsch 80 dollars per month all in you must be mistaken more likely this is per week

    • @davidnull5590
      @davidnull5590 8 лет назад

      You have to be careful; there are many websites and building owners who quote a "price per bed" in the apartment. I had never seen this before, to me it seems odd. Now I have to be careful renting a short-term place, it's just me, not six people to a room.

    • @norsch
      @norsch 8 лет назад

      Arlo, my mistake £80 gbp per month not dollars, this would be 102 dollars.

    • @davidnull5590
      @davidnull5590 8 лет назад

      To me any place for USD102 per month seems too good to be true. I thought I had found a run-down Soviet era place just outside of Kiev for USD330 per month. After talking to the owner the third time I understood it was USD330 * 3 beds in the apartment = USD990 per month for a short-term monthly rental. The apartment had one bedroom. It was probably my lack of language and cultural skills rather than the owner. I do expect to pay more because I am a tourist and my poor language skills. In the conversations with the owner to rent the apartment I had my friend who is a native Russian speaker also on the telephone.
      Would you keep us posted about your housing search? I would appreciate it. Thank you.

    • @norsch
      @norsch 8 лет назад

      I have checked with the owner, it is not as good as I at first thought, there are 18 rooms sharing 3 bathrooms and 3 kitchens,1 laundry room and 1 tv room. It will still be ok for me as I am planning to stay only for 1 month.

  • @davidnull5590

    Correction:
    " Many prices (such as airline tickets) are stated using an abbreviation y.e. in Cyrillic, pronounced oo yeah:-) One y.e. is one American dollar."
    Ukrainian Hryvnia (UAH) sign: ₴. In Fall 2016 1 Ukrainian Hryvnia equals 0.038 US Dollar. 20,000 UAH = 766. USD $

      hehehe I don't think that, if that was true I think Olia would have about 25 apartments in Kyiv, but if that's true, tomorrow I'm going to buy 1 or 2 apartments in Kyiv

    • @davidnull5590
      @davidnull5590 8 лет назад +2

      Edit: deleted my bad reference. In Kiev the 2015 Average Monthly Disposable Salary (Net After Tax) USD254, average Apartment Rent (1 bedroom) in City Center USD397 plus average basic utilities of around USD63 per month. The average Salary was around USD655 in 2013. Things got worse, Kiev is a difficult place for the many hardworking educated poor.

    • @amaromem1
      @amaromem1 8 лет назад

      Yes.. but prices are in sqm when you buy land, if you are buying an apartment it is obvious you will buy all sqm of it.. all we can do is hope Olia answer to us, but if price of apartment is about 766 USD you swear I am buying an apartment this year in Kyiv :)

      Thank you for video. Very interesting talks around. Best greetings! Actually, I just checked Internet web-pages (in Ukrainian the prices of apartments here in Kiev. For sure, prices dropped down for the last 2 years. For example = Secondary market (when apartment was already used), and it’s not in the center:
      2-rooms apartment(total 4, 47 м²/31 м²/8 м²), 5-th floor in 5-floorsbuilding, = 26,000 USD,
      1-room apartment (Total 30 м²/ room 17 м²/ kitchen 6 м²), 3-d floor in 5-floor-building = 23,000 USD,
      1-room apartment (total 30 м²/ room 17 м² / kitchen 7 м²,) 2-d floor in 5-floors building, 35,000 USD,
      2-rooms apartment ( Total 45 м²/ living 30 м²/ room 18 м²/ room 12 м² / kitchen 8 м²), 4-floor/in 5-floor building, = 36,000 - 44,000 USD,
      2-rooms apartment (Total 46 м²/ living 30 м²/ room 15 м²/ room 15 м²/ kitchen 7 м² = 45,000 USD,
      3-rooms apartment (total 56м2 ,living 42 м² /room 17 м² / room17 м² / room 11 м² , kitchen - 6 м², corridor - 5,3 м² / - Balcony - 2,0м² ) = 36,000 USD,
      Primary market (new buildings), it’s not in the center:Two-rooms apartment (80 м² / 34 м²/ 15 м²) = about 70,000 -90,000 USD. Good luck! :) Victor

      there is no connection between it. Temporary residence allow you to stay in Ukraine more than for 3 months.
