    I’m about three years from having enough saved for a small (40-80 acre) property but I love browsing through listings and practicing thinking about these things. You really make a strong opinion about the “hunt-ability” of a property without ever even stepping foot on it. Thanks for all the education over the past few years!

    That video sure reminds me of my 22 acres in the UP of Michigan. You set it up for me back in 2006 or 2007. Great to see how your plans have remained consistent by adhering to the concepts you teach. Thanks Jeff.

    This small parcel layout was great. We have a 40 acre property that is similar to this 20 you designed and will be great to implement this strategy on it. The things I’ve came up in my head I now understand why my plan wouldn’t pan out so well with my placement of things.

    Would it be a good idea to manage 360 acre farm we have as 30 acre sections with a large sanctuary into middle? This is one of your best videos yet on a land layout! Simple but very effective. Thanks Jeff have a blessed day!

    I have a question. I have 33 acres in a rectangle as shown. It was a field that was abandoned 25-30 years ago. After it has grown up and is pretty thick with a few trees a 15 feet wide path was cut from center front to center back and from side to side. 4 different bucks on camera this year. My question is should I block the roads that cut and make trails or leave? I learned so much on your channel. Thanks a million!

    I was gona comment on this video when it dropped. But i forgot after watching it 80 times over. This video is gonna apply for me so well I think. Maybe not 100% but. It’s like the opposite and minus swamp area. Old non used ag field on the west side. Good neighbor on the north and east side with another 20 of hardwoods I can hunt. Road to the south along with our house. 10 yr old plus yellow jack timber cutting along with dead oak taken out on the 20 we own and the regrowth you can’t see fifty yards through. Property mixed with white black red oak, white pine, some poplar and yellow jack all over.

    good content again Jeff! How it works on our property! Big boys don't like presure. 1 1/2 - 2 1/2 year old bucks hang with the does and fawns better off rut.

    Great info! While on private land you can do such things on public you can't. I have seen your videos comparing the two. It would be nice if game commissions did at least a little work on the land besides timbering. But they don't. And as you've mentioned in Pa., they own huge tracts of land. The challenge is getting the deer onto bordering property instead of having them head miles deeper into the interiors of public land where no one hunts because its miles into it. 😀

    I have an 18 acre property I am trying to get set up. my issue is its only 135 yards wide. My access goes down the east and west sides. How close can I make my bedding areas to my access without spooking every deer as I walk by

    Question: could you put the does close to the bad neighbor? If he shoots a doe, no big deal and have more undisturbed depth of cover working down towards the road

      No, that would be bad because that means placing your food there, south of the does. That could ultimately force bucks onto his land on the other side of the does and destroy your depth of cover on the 20 acres...leaving no room for mature bucks anywhere.

    How would you connect travel if there was a 6 acre pond in the middle of the 20 acres? I bought your web class but the pond is what is throwing me for a loop.

    We benefit greatly from neighbors who don’t hunt. Those spots that NEVER see people are where some key bucks have lived 👍

    20 acres... "small property".... Lol, okay. I've been feeding my family on 3 acres for 4 years. That's a small property. 20 acres is a wet dream.

      3 acres is a big lawn. 20 acres is a small deer hunting parcel. Not everyone can feed their family in their lawn...but it only takes 1 tree in a great subdivision!
