I live in Putnam County. I’m an AC contractor. Some years ago I was installing a mobile home AC in Bradford County and the chief inspector insisted I pour a concrete pad to secure the unit to. I told him the pad I was using secured the unit with earth anchors,like the house used and his requirement didn’t make any sense. He promptly told me there was no common sense in government. I poured the pad and left shaking my head. Happy for you.

Good Palm Sunday morning! Chad from Doss Farms suggested I visit your site. No one says the local governments ever make laws that make sense. Congratulations on finding a way to build your dream house. You have a lovely piece of property. Looks to me like it is an old tree farm, with those pines all in rows. I will be 80 in July, 2024, lived in towns and cities most of my life, and find I am hooked on the homesteading channels. Now I live in a retirement community in the southmost city in Texas, Brownsville, and tend my postage stamp sized yard, and my three cats. This old lady is gonna subscribe, just to be able to watch your dreams come true.

What HAS changed is that the attached garage adds sq ft to the TAXABLE value of the dwelling. The land value for taxes doesn't change, and land taxes are a lower percentage. Dwelling taxes are a higher value, so the county has more incentive to make that aspect appreciate as much as possible. So, over 50 years, the county will generate a generous increase compared to the plan you wanted. The year after the certificate of occupancy, you will get your tax assessment notification and you will see how the value assessed on your property increases, specific to the dwelling assessment. It may be $2K more, it may be $3K more, or even up to $5K more. So, again, over 50 years the county makes a good sum of extra money compared to how you had it planned.

New Friends, Chad sent me over to say Howdy Do...hope the weather is wonderful for you and family...Maine got hit with about 4" of snow, then rain and then freezing sleet. Yup, at @9:30 on Sat night we lost power😢. But wait,😮 it stayed off all night and it was cold 28 degrees...
Woke up and needed coffee so broke out the camping single burner stove, boiled up some hot water and made Tasters Choice coffee, had some cooked tater tots in frig so we smashed them up, added some eggs and chopped onions, had some defrosted bacon so cooked that up first then did the Powers-Out Special OMG Omlet...that worked to warm us up as we sat in front of the roaring fire place...11:30 am The Power Came Back On, Amen😀...Ta-Ta For Now...Cheers from Maine🦞🥛🍪❤️

We used to live in Pensacola near Brunson Field and built a 2500 su house on 12 acres, lived there 15 years and then moved to Jacksonville and built a 3000 sq house on 2 1/4 acrea. we now live in Kansas on 6.5 acres in a 5000 sq house. we understand everytime we built they seemed to change the rules to build. In Kansas they haven;t talked to make any changes .

That's the way our current house is but we wanted to save some money! But yes, it will be nice to go from the car to the house although we don't plan on leaving the property much!
As a 42 year resident of Hillsborought County, Florida and retired USAF, I can guarantee you that your property taxes will be somewhat higher with an attached garage. Yes, you will appreciate having the attached garage, later. Good luck with the build.

we are building a house on 110 acres in Texas now. Sheet rock just went up. I am responding to the "Deb and I agreed on the layout". My wife designed the house and handed floor plan drawing on a big paper sheet (3 ft x 4 ft) to the designer. She chose wide 6' hallways, the mud room, wrap around porches, kitchen, and the layout of every room. I occasionally made suggestions but the only thing I insisted on was a 4 car drive through garage. The person with the best design sense should govern the design choices.
Like you the house is bigger than we need for the 2 of us ..3400 sq ft....but it looks fantastic and is our forever home.
We all deserve to realize our dream. Happy for you guys!

I understand your issue, the area I live in is one house per 50 acres. The only smaller lots were divided years ago by families that split up their own property. Only a few families lived in this area owning hundreds of acres. I personally like it because it stay very rural. I don’t want neighbors to be close. The neighbors we have are wonderful but we don’t see them. I hope you get your dream home. It’s looks rural enough for another home. Just keep praying and things will work out for you.

I suspect that the market value of your home and farm will be increased by having the garage attached. I wish you well and joy with your home build. We did that almost 24 years ago, and while it can be stressful, we had an excellent builder and anything that was done wrong was quickly corrected before construction was concluded. There are a lot of choices, from flooring to ceiling finish, to bathroom fixtures. One thing we did do in our master bath was we had a cultured marble shower which I think is 36x54. I love that shower, and a huge tub is much harder to maintain. I so happy your "dream home" is moving forward, and I think you will like the attached garage better anyway! Perhaps not, but that's your choice! May God continue to bless you and yours!

Good that you get to proceed by work around, BUT at much cost.
Do not know your taxes and annual community charges. Here in Australia the annual 'Rates' charged by the city/community council, responsible for providing garbage, roads, planning, other community services, is very much based on improved value of the property, so total home value is critical. State government also may charge a 'Land Tax' based on the total property value and usage.
Here the city/community/region only deals with general services, unlike US, here police, fire brigade, courts and such are state or some even federal, not community run.
It was an eye opening experience for us, we don't want others to be surprised like we were.

Awesome! I'm 70 and have been in a wheelchair several times. My recommendation is that the master shower floor entrance and the bathroom floor be barrier free so you can roll a wheelchair in the shower. Many motels do this too. It's called a "roll in ADA shower". The bathroom floor should also have an extra floor drain (if using round drains) and floor slopes towards the drains. Currently the rage is to have the shower stall drain be of the type linear/infinity/invisible/trench drain either along the wall or as a dividing line between the shower and the rest of the bathroom floor where a raised curb would normally go for plexiglass installation. Instead, the plexiglass would be anchored an inch off the floor for cleaning. I loved the trench drain. Terlit overflow? To the floor drain. Shower water? Same drain. Architect needs to specify concrete slab slope to make this work. Also, his and her sinks. Add a Kohler Dexter urinal for him, low enough for wheelchair access. It's about time they started putting these in residences! 😉 Your advanced years will thank you.

Honestly you'll probably be happier with an attached garage. In my own home I have a detached garage and a small home with big porches, and I love the way the house looks, but when I go to my friend's and he has a nice big garage to pull into, it's pretty nice.

Also important to keep in mind as you get older, carrying groceries is easier or even if you have a wheelchair it’s easier to have an attached garage.

I live in Niceville and I find it crazy how a developer can put homes so close together that you can share a cup of sugar with your neighbor by simply reaching from window to window, but they are making you go through so much red tape and spend more money just to build a second home on your nearly 20 acres of land. If anything, you are conserving land instead of ruining it with 60 homes or 10 condos. I'm glad you are finding a way to make your dream come true, but hate it's costing you so much money and generating more stress.

THANK YOU FOR SHARING!!! I purchased land in TN and I am hearing from other land owners that they are finding roadblocks to the point that they have listed their land to sell. I have not done the footwork myself but want to be informed before I start working on my dream homestead!! VERY SCARY as I placed my $$$$ on this land with retirement in mind & having my 3 kids families have a home on the property.

Hello Brad & Deb; The last time I watched Piney Grove was the Building and finished build of Brad's parents house. I can understand the mindset of Brad's Father concern of living in a mobile home. He did not want to live in a mobile home.
HOWEVER Brad and Deb you both have more of an inner strength than I do. From the stand point that you went to the county with your entire building layout with the county. It's not like you did it piece meal, one building at a time submitted in front of the county planning /zoning. PLUS I understand the factor of 10 acre parcels especially in Florida because I would not want a development (aka residential zoning) next to my 10 acre parcel in an agricultural area of properties. But the factor that you had laid out the entire parcel with ALL BUILDINGS and showed the County people would be my MAJOR argument. The argument would be I showed you my entire plan for the property but NOT ONCE did you ever say that can not be done.
The key factor would have been Brad's parents house would have been down sized if the 50% rule for another house to be built would have been told to you. Maybe 1000 SF or 1200 SF Again the county reps NEVER told you this little rule especially when you had the entire plan in front of them.
However that all being said It sounds like you both have it resolved. First house is 1600 sf the 2nd house 3200 sf. The one benefit of an attached garage is that rainy days will be nice taking groceries into the house from the attached garage.

Happy to see this outcome for you. If you are not 100% complete with the plans, you may consider a breezeway connecting a “detached” garage to the house.
This should satisfy the requirement for the garage to be attached and not an accessory structure.
It is very nice architecturally, especially for a farmhouse.

In Australia, we can do 'a change of boundary', where you can purchase land that is attached to your land without getting a very expensive development application, which may be declined. So glad you have a new plan. It's very hard when you plan and work towards your dream and those rules change. Looking forward to seeing you progress.
We bought some property (5.77 acres) in January 2024 in Florida. In Citrus County. The county has so many rules and permits for everything its ridiculous. We wanted to just go snow birding for winter months so we put a down payment on a 16x50 shed/house because county says you can't live in a RV on your property for more than 2 weeks unless your building with a permit.. Hired an architect for plans. Paid him extra to submit and do permits while we were back home in Missouri. We had to make a special trip back to Florida to sign 1 paper in front of County Permit Clerk (cost us $1300 for this trip) to be notarized in person for my husband to be the general contractor. He builds homes for a living now for 40 years but not licensed in Florida. County has been so nitpicky on every detail that we are still waiting on plans to be approved. 7 months later, nothing has yet to be built. Plus our property is ALL timber. They made us sign a form saying we wouldn't remove more than 8.3 trees per acre. SERIOUSLY! You can't do what you want, on your own land without the county butting in. Hope you guys are having better luck in your neck of Florida.

I'm so glad when I bought my building lot (Ontario Canada) we stipulated right in the purchase agreement that building permits were available. Love your lot in Florida. Best of luck with the build.

I realize places have different planning and zoning codes, here in Georgia you can build the garage or carport like you originally were and just attach it by a covered walkway and that serves as the same. I guess I'm confused why that wasn't an option. Here square footage is livable heated and cooled and typically never count the garage as that space. I'm glad you're able to find a resolution that works for you.Now Good Luck on the biggest challenge you'll face possibly in your marriage in a long time. Building a house is a fun but trying event. Challenge is a friendly word! We'll get through it but it's probably gonna get messy!
You could look at this later on as a blessing, if later on one of your children need a place to stay you could add a garage apartment and it won't be a third separate dwelling it would be an addition to your house.

Doss Farm viewer here. We live in the panhandle of Florida and there are so many regulations with building here. It has become a heavy regulated state and land prices have become astronomical due to the influx of people coming here to get away from the north. My heart and prayers go out for both of you.
