In this video, we visited the area known as Valle de los Chillos in the southeast corner of the Quito Ecuador Metro Area. It's about 30 minutes (in good traffic) to downtown Quito and 45 minutes to the Quito International Airport.
We toured 4 properties in 2 different golf course communities, with prices to fit almost any home buying budget.
Club los Chillos is a large gated housing development with a 9-hole golf course, olympic swimming pool, clay tennis courts, bar & restaurant, large fenced park, and several other amenities.
Club los Cerros is an exclusive golf course community with houses lining the perimeter of the 18-hole professional golf course. It also has a nice restaurant in the club house.

@ivanrojas1085 thanks to Nayib Bukele, El Salvador is totally safe. I've traveled all over. Police are honest, and gangs are in jail. It seems Mexico has a corrupt police problem, as does USA

I just returned from spending Christmas in Colombia. We traveled by car from Bogota to Cartago Valle, Pareira, Manesalles, Armenia and Fusagasuga along with many small towns. I was shocked to see the mass of people everywhere, resulting in traffic jams in almost all of these locations. I would like to know if Ecuador is suffering from traffic jam, even in the smaller cities and suburbs like I was seeing in Colombia. Love your videos and especially the real estate and cost of living ones. Thanks for doing this.
I was house shopping in El Salvador last week, way overpriced... and I was house shopping in Miami today... same crazy prices... I found an "abandoned" house on a dead end street which meets much of my criteria... we'll see. Thank you for your effort
When I was motorcycling El Salvador in 2009, I was amazed to find little beach bungalows on the ocean for $35,000. Prices seemed amazing. Perhaps it has now been discovered.

Assuming that the prices are marked up 30-40% as the sellers/agents expect to negotiate and settle for much less. One of my wife’s cousins, who is a lawyer, (wife was born & grew up in Ecuador), bought a house in an urbanizacion a couple of years ago along via a la costa (Guayaquil) for around 30% less than the asking price.

It would be great if there was some place you could look at to find comparable sales... But I'm guessing there isn't such a thing in Ecuador...maybe JP or Amelia can comment. I don't think I've ever heard anyone talk about that...
Many people will sit on the property until they get what they are asking unless in a dire situation in Ecuador so people should not hold their breath.
WOW - for those prices, you couldn't buy anything similar in the Orlando Metro area. Homes there are going for MUCH more $$$ !

Wow. beautiful homes.. I like the progression from least to most expensive...
Those places are amazing! One thing that would help us compare different properties of different sizes and locations would be the cost per sq. ft. And then maybe at the end of the video, show a simple graphic with a summary recap of the properties. Think of it as the "tell us what you're going to show us, show us, and then remind us of what you just showed us" methodology of presenting the info.
RUclips is a bit different than a presentation to a captive audience. We have to worry about average view duration so we can’t add anything extra or repeat ourselves. We can add cost/square foot in the future, but that’s an easy calculation.

If you are considering relocating to Ecuador, rent for your first year. Do not jump into a home purchase. Most long-term Expats rent.
As a local, I agree. Renting is much cheaper too. A big house can be rented for $500-800, furnished

I live in Urb. Los Chillos around the corner from the golf course and on the same street as the equestrian centre. It's a wonderful diverse community. By the way, I do walk to the barrio for fruits and vegetables!

For anyone viewing these types of videos (not just this channel) primarily for the "inexpensive retirement" factor I'd recommend that you can look closer to home if you're U.S. based. Not everything is a high priced market. I know the Midwest has winter but the southerly areas not so much and frankly that first duplex for $170k can't compare with what can be purchased in Southern Illinois for instance. Yes, I know it's about more than house price (weather, other living expenses, taxes, etc.) but I see so many comments on videos that have a sound of despair to them when looking at these homes. On the higher end I can think of one house in Marion, Il in particular that recently sold for $225k that pretty much kills the artist house for $290k on this video, plus you'd have $65k left over (I can post a Zillow link if RUclips allows and anyone wants). Not hating on Ecuador but A) there are cheaper (nice) homes out there and B) you don't have to "leave home" if you don't want to in order to have an affordable retirement.

I like the artist's house, too. Does the "casita," in back have a bathroom? If so, i'd use it for a guest house. But i do try to stay away from HOAs and their fees.
You've warned us about being "gringoed," and I've also noticed that you always quote the "asking price," on homes.
Is there a rule of thumb, as to a good percentage for making a first offer?
Would that percentage be markedly different in places with fewer expats, such as Loja? (Even in the US, people haggle on houses).
I wouldn't want to get "gringoed," but also wouldn't want to insult anybody. It would also help to get an idea of actual cost, when looking at realtors' listings.

Truly wonderful homes. No doubt. Preferences are subjective. Honestly for me I couldn’t be comfortable in such a sterile pristine contrived environment. My taste runs toward traditional authentic but appreciate your work very much. TY

It would be interesting to know the total land space vs the home area. Im a garden space kind of guy. Where im from land lot are 5000sq ft in lower middle class areas 6000ish in mid and can be double plots or in some out of town areas 1 to 2 acres.

those last 2 on a world class golf course would be millions in the US. the 8000 sf with indoor pool would be probably over 5 million in the US not 750,000! when was the last time you looked at house prices? 1980?

Yes. Contemporary design is very popular in new construction.
Beautiful homes! Just wondering since I haven't heard nor seen online any specifics. When buying, what kind of offer does one make. For example in the US if I want a 200k house I look in that price range. Is it the same in Ecuador, or look at 300k and they may come down a lot? I hope this makes sense.

What is the property taxes like? house insurance, maintenance...is it like the US were you have to factor in the mortgage/property taxes/insurance/maintenance to see if this is an affordable option? Can you finance the mortgage in that country and what is their interest rate? US has gone up and climbing...

We are from Canada and have different challenges - healthcare is one of our biggest concerns because we would be giving up the free healthcare we have in Canada. On a separate note, we are thinking that Quito and Cuenca are too high in altitude and maybe too cool for us (my wife has breathing issues - long story), a beach house sounds wonderful but I'm not sure we can find a 3 bedroom beach house in the $200/250K range. Are there areas that are maybe 1000/2000' above sea level and not too far from the beach - say 30 mins that we could consider?

Can you buy a house in Ecuador if you live and work in the US? I plan to go back to Ecuador in seven to ten years but I have no idea about how to get a mortgage in Ecuador. Any ideas or leads?
You can’t get as mortgage as a foreigner. These are cash deals unless you’re Ecuadorian with a credit history in Ecuador.

What are property taxes like there?

It all looks nice. But were I to live in Ecuador, I don't think I would prioritize buying. Better to stick your money in an index fund. Ownership involves liabilities. It's just too easy to rent. And it allows maximum flexibility...should I get sick of my neighbors, my city, my country.

It would be great if you could do more affordable solutions. Even better review what we can get rentals for (more modest than these amazing houses). What can I get renting from $500-$700/m that would be super helpful to many.
You can get a medium size house for 3 to 4 people, probably furnished in my city, Cuenca. Rent is cheap here if you do not pay gringo prices
