  • It's only been a few weeks but we've made A LOT of progress on this Eichler renovation. Let me take you on a tour and get your ideas on a few things!

    On this fixer upper home tour, I'm going to show you home renovation ideas, especially how to do a home renovation on a budget. To do a house flip on a budget, you need to figure out a house renovation scope of work that will allow you to do a home remodel on a budget. When this project is done, we are going to show you the house flip before and after on the channel, and I think the home renovation before and after will blow your mind.
    We are working on this Eichler house flip, and I'm going to explain to you on this fixer upper house tour about my house flipping scope of work and budget home remodeling ideas. This fixer upper home tour will show you how a ranch home renovation should be done and the home remodel scope of work.
    An Eichler home flip requires a detailed house flipping scope of work because we need to stay true to the architectural style. This home remodel will help house flipping beginners learn the process on how to do a budget house flip and how to flip houses for beginners.

    LED strips tucked into the junction between the gorgeous ceiling beams and the ceiling will wash the beams and ceiling with light and provide a very even illumination. It's not an original Eichler feature, but it is so clean, so unobtrusive, and I feel, totally consistent with the Eichler aesthetic. When my mother decorated our modern panelled house in the early 1960s, she used semi-transparent "pale ash" stain (really very nearly white). It was light and bright, but you could still see the wood grain and original panel design. By using a semi-transparent stain, you'll save yourself a whole lot of sanding and prep work and still remain true to the Eichler style. I can't wait to see how this turns out!

      Appreciate the suggestion! Yes, it would bring in a lot of light and could really enhance the space. I'll keep this in mind as I continue with the renovations.

    Cool project! I vote for doing some more of the hanging lights like are already there in the kitchen area, and solid hard wood

    Terrazzo floors throughout would look nice and go with the time period of the house. Timeless look.

    Elisa! This is maybe the most exciting project you've done. So fascinating. My opinions on your questions:
    1. Could you add more windows? A lot of modern homes have high strips of windows along the ceiling. If you could add some of those, it might solve your problem and stay consistent with the modern vibe. You're not trying to be totally true to this style, but rather approximate it, I think. That and lamps would be good. Wood paneling is such a light sucking thing. It is a problem that is best solved by more windows if possible. The other idea I'd suggest is painting all the ceilings white and maybe then painting the beams a darker color for contrast.
    2. I vote for hardwood floors. Cork seems like a terrible idea, practically speaking. How do you even CLEAN cork? It seems like a bacterial/filth receptacle to me and would totally turn me off.
    3. Getting back to the vast expanses of wood paneling in that darkish honey color, would it be blasphemous to refinish it all to a lighter wood color that wouldn't just suck all the light out of the rooms? It would be spendy, but it might really "fix" your light problem without sacrificing the modern look and feel. I'm thinking that if it were my house, I'd refinish all the paneling to a very pale wood color that matched the hardwood floors and paint the ceilings white. I'd also use as much white as possible in the kitchen: counters, cabinets, backsplash. Then I'd stain the bathroom vanities the same color, if possible, for consistency.
    4. The vast and invitingly private backyard calls for all kinds of improvements that the new owners will add, such as a pool, outdoor fireplace, outdoor kitchen, pergola, etc. I think you're right to just lay down sod and fix the fence, repair the concrete. In the front, I'd use a larger rock and plants for that modern look. Maybe bring in a few "big" rocks for interest.
    5. When you stage it, use modern furniture if your stager can manage it. I think some oversized, bold paintings and persian rugs would really complete the look. Modern outdoor furniture would be nice, too.
    I love this house. I can't wait to see what it looks like when you are finished, and what you make from this flip. Thanks for the update!!

    For lighting, I think an indoor led cob spot light will look good the singular ones. For flooring maybe look into terrazzo flooring/ tiles!

    A few sconces in the living room would probably help provide extra light and appear style appropriate. If you’re keeping the existing pendants, matching those would create a cohesive aesthetic. If you want even more lighting in the kitchen, under and over cabinet lights would suffice.
    Instead of using cork throughout, incorporating a polished terrazzo tile and/or a polished slate would be style appropriate. These tiles would also be better at bouncing the light, brightening much of the rooms. If using the terrazzo or slate, rugs would be great to make the rooms feel a bit more comfortable

    Dont be afraid of wall lighting! It can do wonders for spaces and keeps things unique

    For the floors, depending on the cost, refinish the concrete floors by leveling, sanding, polishing, and epoxy them. Or, get porcelain concrete look tiles the largest you can get them and place that as flooring material just like you are doing in the bathrooms. I think that would look great and fall in line with the actual purpose and design of the house originally.

    I would try to get more of those pendants for lighting and maybe add more of those skylights.....just one will look odd. Wood flooring, look into bamboo. And a waterfall edge on that huge island will be gorgeous. And painting the ceilings white would add so much light.

    Hi Elisa!
    I would suggest to add real Terrazzo flooring, I think it goes perfect with the style of the home and has become a popular choice again
    For the lighting I would suggest either finding vintage ball pendants like the ones in the kitchen, a big mid century modern chandelier, or singular black cylinder track lighting
    Also I think a small Japanese style garden near the entrance would look really nice too!

    You can try adding more skylights especially in the living room and bedrooms. Floor to ceiling windows will also be a good alternative in those areas.

      I was thinking adding floor to ceiling windows in the bedrooms too but then you would need to pull a permit which adds weeks/months to a project.

      @@sktub569 Yes it definitely can! Here in Minnesota the permit process is a lot quicker. Having a good idea on how the city processes and knowing what they look for can definitely speed things up. And of course being on their good side ;)

    Its coming along nicely. I think for me, wood floors would be it. Cork flooring is not cleanable and ends up showing traffic patterns. Solar tubes would be nice to let in more light.

    My home looks like this too and has a lot of the original slate flooring. I'm going to do polished concrete / Cemcrete with a light neutral colour resin throughout the home instead.

    Terrazzo, polished concrete, white oak, bamboo, or epoxy floors. No cork or linoleum.
    Pendant lights to match the kitchen.
    Are you willing to do white oak throughout? My parent’s house is midcentury too. They have red oak hardwood floors and birch doors with that same orange finish as on your wood paneling.

    This home interior is quite dark, but staging it can brighten it a little more with proper ambience. I'm glad you're trying to remain true to the midcentury design. I know you can brighten it up a bit if you chose to paint the ceilings white, while keeping the walls the natural wood color. A play with contrasts can give the illusion of a brighter and larger space. Of course, also with the addition of actual color with fabrics.

    paint the planks on the ceilings, since the beams are already painted, and the treatment needs to carry through and match on the outside. Painted planks will reflect more light, and were frequently done with that style. Then you would only have to match/coordinate the woodtone from the refinished walls to the new floors, instead of needing to consider a woodtone on the ceiling as well. Since this is a renovation rather than a restoration, anything sensitive to the style will work.. I would add bullet lights on the walls throughout, and could match metal tone to new hardware, and can use coordinating/matching bullet lights on the outside as well. You can also add more bubble lights like the originals you are keeping.

    ❓never heard of cork flooring before, but when I googled, it doesn't sound like the best material. Someone wrote on Reddit that they installed cork flooring and all the cork wore off in the first year and had to be replaced.

    Pendant lights & spot lights were common overhead lighting used in mid-century homes. I've seen track lights in Eichler homes and they look ok. Whatever you choose, I would definitely go w/overhead lighting. Especially in a room that large. Cork flooring fades in the sun, isn't waterproof, and damages easily - especially if there are kids/pets. I would absolutely go w/hardwood.

    I think the paneling in the bedrooms make the rooms darker. I would just dry wall the bedrooms and passages. Strip the beams of the white paint.

    killed the original fire place for a sky light ...... Not a fan of the giant island eithier . Its a iconic floor plan for a reason . xoxo

      @@TransformRealEstate My cousin did it her very dark and gloomy stairwell and one solar tube absolutely floored the space with light. I could not believe the difference.

    You should remove all the wood paneling in the room and put drywall instead. Otherwise it’s too dark and outdated look
