  • This is a must watch video for any person looking to buy a new home. The most expensive repair you will most likely come across is a horrible roof.
If you want to avoid buying a money pit of a home that you will live to regret then you must start at the top. The roof.
If you want to know if the person who owns the home you are thinking about making an offer on has really been diligent about keeping up with the maintenance, then have the roof professionally inspected by a licensed roofing contractor. Do not leave this up to the home inspector who has a "general knowledge" on these subjects.
We got called out by the person who bought this home. They trusted the home inspector when he said get the roof checked out after you move in to make sure it is okay.
It was much worse than okay. The new owner inherited a real gem and it is going to cost thousands of dollars at least to just get him by for the next few years.
Plus, my inspection revealed a handyman like extension to the brand-new kitchen that in no way was permitted and will have to be redone.

My grandpa and you have similarities. An honest working man, did most of the roofs in the south part of my town 20+ years ago. He HATED people who did a shit job, especially the ones making thousands of dollars off uneducated people and claiming to be a PROFESSIONAL in the trade.

I wonder, whenever you inspect a roof, how many times is it a botched project by some F grade roofer?

Thankfully we don't really have this issue in NQ Australia because we all have tin roofs,
