- Getting roof repair estimates to be equal in in quality, scope, size, and warranty is almost impossible. Roofers fix roofs how ever they see fit. There's no inspection process to verify they are not just ripping you off. The only thing a home owner can do is arm themselves with as much roofing knowledge as possible. If you have to hire a roofer to fix your tile roof and your repair will involve the skylight then you should watch this for imporant tip to know if the roofer is ripping you off or not.
Skylight repairs on a tile roof can vary from a simple caulking for a couple hundred bucks (or less hopefully) to just removing some tiles and the roofer try's to find a hole in the felt paper. Both of these are your typical roofer "Bandaid" repair and will NOT last.
If you want the tile roof repair done right and built to last the roofer must completely strip the roof down to the deck. Clean and renail the nail. Replace any delam or dry rot. Install ice and water shield, new felt where the old was removed, new flashing, and then reset the tile back to the original condition.
This is the only way it will last. There is no other method other than what is shown in this video that will save you money or get the roof repair to last longer. Period.

Na, I was at the top of the roof the whole time. The main reason I didn;t take shots of the front of the skylight is because I don;t stand with my back to the edge of the roof unless it is necessary.
We had a leak in our master bedroom closet too from a vent. The bad thing was you could not see the leak unless you actually walked in the closet and tuned around and looked up, it was so easy to miss and we did miss it until it started molding. The only way I knew I had a mold problem in there was the dogs ceramic water bowl I kept in the bed room was getting mold on the inside of the bowl no matter how many times the water was changed. Now I use the ceramic bowl with water method to test rooms I suspect might have a problem. If it wasn't for my dog and her water I might still be breathing that crap.
You should periodically check your ceilings with a flash light. That will help you spot minor wetting of the ceiling. Best to do it while it is raining. Most roof leaks can be spotted before the ceiling damage gets extensive.

Back and sides look like new flashing not the complete front.
The front is probaly not new. Neither is the wood around the framing or the skylgiht itself. Some things can be re-used and some should be replaced. The tile pan and saddle never come out clean and we replace them. The 110 bent metal in the front comes out clean and can go right back in. I wouldn't even recomend replacing that or the skylight itself if they are re-useable unless you want to charge customers for something that doesn't need ot be done.

Awesome I needed some vent boots replaced but nobody would take the work the work this late in the season so I did it myself. Had to do it twice to get it right🤦🏻♂️ but being up there I realized my roof is in worse shape than I thought. You do awesome work, do your guys in liberty lake make RUclips videos of work also?
